EP 035: Real Investor Series with Aroldo Villareal

Have you always wanted to get into real estate? But you’re not sure if it is for you? Or you’re just really struggling to get that first deal closed?   In this episode, I speak to Real Investor Aroldo Villareal. Aroldo was a school teacher and a trumpeter in a Mariachi band (anyone can be a real estate investor!). He started his real estate career in 2014 when he decided to go for a course on investing. Once he bought his first property using the knowledge from the course he has never looked back. He is now a full-time investor and continues to refine his business model. Currently, he primarily acquires properties subject to and sells them with owner-financing. Aroldo’s story shows why, no matter what, it’s important to get that first deal done and dusted so you can move on to bigger better things!   Aroldo shares his strategy for generating leads and approaching sellers in pre-foreclosure. In this episode, I speak to Real Investor Cortney Jones. Cortney stumbled into real estate by accident 20 years ago. After a series of events, she realized she could make more income from real estate than being a trainer for Fortune 500 companies. Cortney started off doing the business with her mum and focusing on rehabs (which they did themselves!). Then as her business grew she got her husband involved too. Today, she focuses on subject tos with lease options and does a wholesale deals once in a while. Over the years, Cortney has adjusted the pace of her business to fit her lifestyle and goes hunting for properties only during the months her daughter is at school. EP 030: How to Cold Call Property Sellers

You dial a number. The phone starts ringing. But wait, what are you going to say when the seller on the other end of the line picks up? What should you say when cold calling a seller? What signs should you be looking out for? Cold calling is important to my subject to deals business. Why? I get almost 25% of my business from cold calling. There’s not much to it besides finding numbers, picking up the phone, and making those calls. Or is there? Well, there is. You’ve got to know why you are calling the seller. What questions do you need to ask?  What signs do you need to listen for to know if the seller is ready to work with you and if you should be doing a deal with them. So, I walk you through a typical conversation that I would have during a cold call with a property seller. I’ll also share where I get the number of sellers from, how many calls I make, and some tricks on how to start closing the deal while you’re on the phone.  What you will learn How to make a successful cold call to a property seller. Steve has been in the real estate business for 18 years and has been investing full-time for 5 years.
