EP 50: An Attorney Speaks Out: Arizona Attorney General Sues Real Estate Operators and Title Companies
On March 12th, 2025, the Arizona Attorney General's office released a press release announcing their lawsuit against a set of Real Estate Operators, namely Cameron Jones, some accomplices, including multiple Title Companies in the Phoenix, AZ area. This video addresses that and lessons that can be learned from the situation as a whole for all investors. To anyone marketing to distressed sellers - especially those facing foreclosure, to anyone trying to stop foreclosures, to anyone doing creative deals like Subject To, this is a must watch to hear the detailed complaints that the Attorney General presents. Note this statement from the press release, “If you are victimizing homeowners, we will stop you and recover what you stole,” said Attorney General Mayes. “If your business is helping these scammers, we will file suit against you seeking triple the amount you earned from the scam. The days of ripping off distressed Arizona homeowners are over—if you keep doing it, I will see you in court.”I'll be paying attention to what happens as a result of this lawsuit. It's VERY interesting that the AG has named Title Companies along with this Complaint. That is a big game changer here! Cases like this can cause ripple effects in other states. Of course, bad faith actors should always face their day in court but at the same time, could others use this to build out laws that hurt good-faith factors? That's a question to consider here. NOTICE: A lawsuit does not equal that someone is guilty of the complaints but at the same time, for the Attorney General to have sought out and investigated an investor to such lengths means something. Keep in mind, as we discuss in this episode, that the Attorney AG may have biases in some regards to certain activities. As Jeff puts it, "there is an agenda." Keep that in mind. Also, this is a Civil Case, not a Criminal Case. I don't like focusing on what can be considered as "bad faith actors" in our industry but I see this as an important opportunity to learn. As you may know, my motto is "HOW you do Real Estate MATTERS." In the same way that you can learn from when a deal goes wrong or when a deal goes well, you can also learn from when something goes wrong with an investor's strategy. That's the goal here.
