One Man’s Real Estate Mission to End Veteran Homelessness

For many people, investing in real estate is a means to an end. You put money into real estate to earn your way toward financial freedom. But the big benefit is to have more time to do the things that really matter to you. Many investors like to spend more time with their families, but it could be anything that you’re passionate about. In this episode, you’ll hear from a veteran who’s passionate about helping other veterans.   Eric Upchurch is an Army Special Operations veteran with a passion for educating the military community on how to create long-term wealth through real estate investing. While serving our nation, he completed five combat deployments, managed a 27-man squad, and earned a Master’s Degree in Aeronautical Science.   Eric has also invested in thousands of multifamily, storage, mobile home park and student housing units as a General Partner over the last decade. And he currently serves as Co-Founder of Active Duty Passive Income (ADPI) and as Chair of the National Fundraising for the non-profit Veterans Community Project.   Among his other accomplishments: He’s a certified High Performance Coach, co-author of the book “Military House Hacking”, and a frequent guest on real estate podcasts with more than 100 appearances since 2019. His mission is to “educate, empower and to help people grow” with a specific goal to donate $1 million annual, and to end veteran homelessness in this decade.   At RealWealth, we also educate and empower people from all walks of life on the life-changing benefits of real estate investing. Navigating the Commercial Real Estate Crisis, with John Chang of Marcus & Millichap

There's been a lot of debate about the state of the economy and so many questions about where we're headed next. Are we going to see banks tumbling because of commercial loans that can’t be refinanced? Are we headed into a recession because of high interest rates? What's going to happen with the housing market as demand keeps pushing home prices unaffordably higher? Are they ever going to come down?    In this episode, you’ll be getting answers to all those questions and many more from one of my all-time favorite guests, John Chang of Marcus & Millichap. I've been lucky enough to be on his side of the table during debates at the Best Ever Conference, which is coming up, by the way. If you haven't bought a ticket, do it. I'm not being paid to say this. I just love that conference and I will be there. John Chang will also be speaking there and you won't want to miss it. But he's also here with me on the Real Wealth Show.   So here's a little bit about John. He serves as the National Director of Research Services for Marcus and Millichap. He’s become a leading source of market analysis, insight and forecasting, and is responsible for the production of his company’s vast array of commercial real estate publications. They cover all major commercial property types including hotels, industrial, manufactured housing, multifamily, office, medical office, retail multi-tenant, retail single-tenant, self-storage and senior housing.   Join RealWealth for more information and insight about the single-family rental business, and be sure to subscribe to this podcast for some of the best expert interviews on the internet!   Thanks for listening! How the Corporate Transparency Act Could Create a Paperwork Nightmare for Small Business Owners

The Corporate Transparency Act is suddenly in the spotlight as a paperwork nightmare that just got shot down in court, but only for a specific group of individuals. Millions more will still be required to comply with the legislation, and the Federal Government has said it will appeal the ruling that protects members of that one group, so the fight is not over.   The Corporate Transparency Act is meant to control financial crimes like money laundering and the financing of terrorism, but it will also impact some five million above-board companies and individuals, such as real estate investors with LLC’s or other kinds of entities AND the CPA’s or attorneys who handle their affairs. And violating the Act could add up to tens of thousands of dollars in fines and jail time. There are also strict deadlines to comply.   In this episode, you’ll hear from syndication attorney Mauricio Rauld. He’s the founder and chairman of Premier Law Group and the host of The Real Estate Syndicator LIVE Show on YouTube. He’s one of the top syndication attorneys in the US helping real estate syndicators raise hundreds of millions of dollars for investors pursuing their financial freedom. And he will explain in detail how these new regulations could affect you!   Please remember to join RealWealth to learn what you need to know about real estate investing including the use of LLC’s as a popular asset protection strategy. And don’t forget to subscribe to this podcast to keep yourself informed from some of the most respected real estate experts in the country. Reduce Your Risk in Real Estate Deals: Secrets from a Master Negotiator

Real estate deals are often put together with options, such as the option to buy if certain conditions are met. But exactly what are they? And how can they work in your favor to lower your risk in a real estate transaction? That’s what you’ll find out in this interview! In this episode, my long-time partner and master negotiator, Fred Bates, will answer those questions. Fred and I have done 14 syndications together building homes all over the country. We’ve had projects in  Florida, Montana, Nevada, California, and Oregon. And right now, we have another project in Oregon with a much lower risk to the investor thanks to the use of an option. You’ll hear how Fred negotiated that deal and why he’s calling it his best deal ever! The Oregon project is an exciting deal which is open to accredited  investors until sometime next month. It provides a 12.5% preferred return with distributions expected to begin by the end of this year. Investors will also get 25% of the profits. You can find out more about our Ridgewater project in Klamath Falls, Oregon at growdevelopments.com. I’ll also be doing a webinar on this project February 29th, which you can join live or watch as a replay. Also, please remember to subscribe to this podcast and leave a review! Thanks for listening! Kathy Fettke: Meet My Real Estate Investing Mentor, Gary Massari

Welcome to a very special episode of The Real Wealth Show. Today, we dive into a personal story about how I got into real estate and the real estate professional who opened so many doors for me and became my mentor. It’s a story about how we came together as co-hosts of a wealth building radio show many years ago, how both of us turned challenges into opportunities, and how he helped me during a very difficult time in my life, although he claims that he also learned a lot from me!   This special guest is real estate investor, home builder, mortgage broker, mentor, coach trainer, and best-selling author Gary Massari. He got his start a long time ago at Falender Properties. Gary would find the land and then work with his company subdividing and selling the lots to builders. He’s currently the CEO of REI Homes & ADU’s out of Danville, California which specializes in the construction of energy efficient smart homes and ADUs. And he’s the CEO of REI Fortunes which teaches people how to create debt free wealth.   Back in the early days as my radio show co-host, he also taught financial wealth principles to our more than 25,000 weekly listeners, including me. I was a stay-at-home mom at the time who was suddenly launched into the role of breadwinner and needed to figure out a way to support two young daughters and a husband going through a medical crisis. I’m eternally grateful for all that Gary taught me. But as you’ll hear in this interview, Gary also claims to have learned alot from me since, over time, we ended up doing things very differently in the real estate world, and we’ve both been successful.   I hope you enjoy listening to this episode about how our real estate experiences not only gave us financial stability and freedom, but how they also shaped our lives in ways that aren’t measured by money. This episode is a must-listen for anyone who wants to learn how to navigate the complexities of real estate investment with resilience, warmth, and wisdom.   Please join RealWealth if you’d like to create your own path to financial freedom with real estate. We’d love to have you on board! It’s free to join and will give you the resources and connections you need to build a rental portfolio.   As always, I encourage you to be a podcast subscriber if you haven’t already done so.   If you’d like to get in touch with Gary, you can follow him on social media or check out his websites: REI Homes & ADUs: https://reihomesandadu.com/about-us/ REI Fortunes: https://www.fortunebuilders.com/single-deal?id=6080 LinkedIn: https://www.linkedin.com/in/garymassari/ Facebook: https://www.facebook.com/garymassarireicoach/ X (formerly known as Twitter): https://twitter.com/garymassari?lang=en YouTube: https://www.youtube.com/channel/UCkfevg1wNp4BGJoxE-TH1WA/about   Thanks for listening, Kathy Fettke
