What Am I Missing by Not Flipping?

I have a confession to make, I have never personally flipped a home. And to be clear, what I mean by that is that I have never bought a property just to renovate it and put it back on the market. I have built homes to sell them retail - and I have renovated and also built homes to put on the rental market. So what am I missing by not flipping? In this episode you’ll hear from James Dainard who has flipped over 3,500 properties since 2005. He's also held some of those properties as rentals, as he currently owns  over 1,000 rental doors in the Pacific Northwest. James is a Managing Partner at the Heaton Dainard Real Estate brokerage and is featured on BiggerPockets as a co-host for their On the Market podcast. He also has a new book called “House Flipping Framework” which can teach you more about his house flipping strategy.  Another book you should have on your audio shelf is our new audiobook: “Scaling Smart: How to Design a Self-Managing Business.” My husband Rich and I co-wrote the book based on our 20 years of experience growing our company RealWealth. How to Go Beyond the 10-Loan Limit

If you’ve already bought your first investment property, you may recall the initial fear you had about managing it. And that was just one property. But many investors find out it’s not that tricky, and quickly scale up once they’ve completed their first deal. It can become addicting to feel the success of multiple deals that help you create financial independence. We’re reposting an amazing and inspiring interview from someone who has done just that! Elaine Stageberg met her Fannie/Freddie 10-loan limit but figured out how to get financing for many more properties. She now owns more than 200 single-family rentals with her husband Nick, and other properties as joint ventures or within privately equity funds. Find out how she did it in this interview! And when you’re done hearing about Elaine's success, check out our new audio book “Scaling Smart: How to Design a Self-Managing Business.” We share several success stories, including Elaine's, that can help you grow your own business. My husband Rich and I co-authored the book based on our more than 20 years of experience building our real estate investing company RealWealth. Elaine is a psychiatrist, a mother of four, and the owner of a private equity firm. She reached financial freedom at age 30, and currently manages a portfolio of over one-thousand doors worth more than $300 million. She lives in Rochester, Minnesota, with her husband and four young children. Please remember to subscribe to this podcast and leave a review! Thanks for listening!
