Tenancy agreements on the back of a fag packet - Ep. 2300
Are Tenancy Agreements Still Being Written on the Back of a Packet?
In this candid interview, Leicester letting agent Nicol Nightingale calls out a major flaw in the UK rental sector, the complete lack of a standard, legally required tenancy agreement format. If you've ever had to deal with a handwritten or outdated agreement, you’ll know exactly what she’s talking about...
Nicol doesn’t hold back as she explains why it’s unacceptable for landlords to cobble together legally binding documents without any formal training or professional oversight. While estate agents are expected to meet professional standards, landlords are still free to use decades old templates pulled from the internet.
This isn’t just frustrating, it’s risky, for tenants and professionals alike. Nicol makes a strong case for why the government should mandate qualified individuals to draft tenancy agreements, and why this would actually protect everyone involved.
Listen now and let us know, do you agree with Nicol’s take? Leave a comment and join the conversation.

House Prices Statistics are Rubbish - Ep. 2299
Why National House Price Statistics Can Mislead Estate Agents (And What You Need to Know)
If you’ve ever felt frustrated by the broad house price statistics splashed across the national press, you’re not alone. Rupert Collingwood, a London estate agent and property market expert, explains why these headline figures often don’t reflect the reality on the ground, making it tricky for agents to have honest conversations with vendors about their local market.
In this episode, Rupert breaks down why focusing on national averages can be unhelpful and how asking prices rarely tell the full story of what’s actually selling. He also shares insights into why half of the properties on the market don’t sell and how this impacts pricing strategies. Most importantly, he talks about the delicate balance agents must strike between being honest with clients and maintaining trust.
If you want to improve your local knowledge and client conversations, this episode is essential viewing. Listen now, and don’t forget to share your thoughts in the comments!

Why aren't we building beautiful homes? Ep. 2295
Why Aren’t We Building Beautiful Homes in the UK? An Interview with Toby Leek, NAEA Propertymark President!
In this episode, Toby Leek, President of NAEA Propertymark, shares his thoughts on a pressing issue in the UK property market, the lack of beautiful, well designed homes. As someone with a deep passion for architecture, Toby explains why it’s not enough to simply build homes; they need to be attractive, practical, and in the right locations.
Toby argues that while the UK has ambitious housing targets, simply ticking boxes and hitting numbers won’t lead to lasting success. The homes we build today need to stand the test of time, both in design and in their ability to meet people’s needs. With a coordinated effort between architects, builders, and the government, Toby believes we can make the dream of beautiful homes a reality again.
Tune in for an insightful conversation that’s sure to make you rethink the way we approach housing in the UK. Don’t forget to share your thoughts in the comments below!

Using data to get more listings - Ep. 2294
📊 How Top Agents Use Data to Win Instructions: with David Adams
In a world where every agent claims to be “the best,” how do you actually prove it to a potential seller? In this sharp, no nonsense conversation, David Adams, MD of Cavendish Estate & Letting Agents and author of The Landlord’s Playbook, shares how he uses real performance data to earn trust and secure more instructions.
Rather than relying on vague claims or awards, David focuses on hard evidence: what percentage of asking price is achieved, how quickly sales go through, and how often they fall apart. With tools like 20EA Insights, he’s able to clearly demonstrate the value his agency brings, and crucially, he shows how to do it without falling foul of advertising rules.
If you're looking to sharpen your message, stand out in a crowded market, and give sellers a reason to choose you, this conversation is packed with practical insight. Listen now, and share how you're using data to drive success.
