About Steffany:
Steffany is a Principal with Monte Carlo Real Estate Investments, LLC
She began her commercial real estate investing career in her spare time by taking on a mentorship program with an experienced retail real estate investor who gave her an extremely valuable early education in the world of commercial real estate. It was through this mentorship that Steffany began to make offers on both retail and office properties and began her journey as a fully-fledged real estate investor.
Through her exposure to multiple real estate asset classes via her mentor, and due to the volatility and “bubble-like” state which many real estate investors have noticed in a number of major markets, Steffany began to explore other asset classes in which she could invest. Steffany first heard about the self-storage asset class while listening to a podcast, and decided to take a closer look. During her initial investigation, Steffany found that this asset class suited her desire for long-term passive income without high levels of maintenance or management, allowing her to gain both freedom of time and freedom of money in the future. Even more importantly, self-storage could also provide an asset class which is, for all intents and purposes, “recession-resistant”.
To give back to the community, Steffany hosts the “Commercial Real Estate Investing from A-Z” podcast. The show focuses on investing in retail, office, industrial, and self-storage properties.

Gabe Petersen is the founder of Great Northwest Home Buyers and Kaizen Properties, and most importantly, the host of The Real Estate Investing Club.
Gabe started out his career as a management consultant for Fortune 500 companies, completely oblivious to real estate as a path.
After 7 years of working the cubicle life, he had enough. He stumbled into real estate after buying a broken down triplex in Tacoma, WA and as they say, they rest is history.
After selling that first duplex, Gabe had the REI bug. He continued to flip and wholesale homes in the greater Washington area, until eventually he found his niche in Self Storage and Mobile Home Parks.
After purchasing his first two mobile home parks in Washington state, Gabe founded Kaizen Properties, and now operates nationally buying and repositioning self storage and mobile home parks across the US.
With extensive experience across many different asset classes and strategies, Gabe eventually decided to start what you know today as The Real Estate Investing Club podcast and YouTube show.

How Will A Recession Affect the Industrial Real Estate Market?
While it's impossible to accurately predict the future, I approached this question from a few different angles:
First, I asked the three smartest economists that exact question. Dr. Peter Linneman, KC Conway and Todd Hirsch all share some great insights into what they expect in the near future.
Second, I reviewed industrial lease rates and vacancy rates of Chicago's industrial market going all the way back to 1996 (most notably including the Great Recession in 2008/2009).
Last, I provide my own thoughts as both a broker and an investor. I've observed a lot over my 18+ year career and share how I feel about the current market and what I have planned going forward.
There's an infinite amount of scenarios that could unfold but despite my apocalyptic thumbnail, ultimately I don't think there's going to be significant downside coming to the market. There will be downward pressure related to increasing interest rates, but personally I believe it will be a temporary aberration over the long haul.
