For starters, you can go to real estate meetups to source buyers. Knowing what your buyers want helps determine where to target your marketing.
Title companies are good lead sources.
Keep some properties for passive income.
Work for somebody to learn how the business works.
Don’t be afraid to make mistakes in cold calling. Practice, apply, and repetition. Eventually, you’ll learn and be good with it. To speed up the process, invest in sales training.
To learn more, surround yourself with people who are doing deals.
Cold calling is the foundation of this business, learn and master it.

Jason Lewis is a marketing master. He co-founded the Investor Machine which is one of the nations leading marketing services for real estate investors specializing in industry-leading lists and mailing services. He has been in the business since 2012. His first 5 years were spent working at a flipping company which went from 12 to over 150 flips a year in his tenure there as right-hand man to the company owner. From there he started his own flip/wholesale operation at the end of 2017. In his first full year, the company assignment fees plus net flip profits totaled for 1 million. Year 2 was over 2 million and year 3 over 4 million. Creation Utah is pacing to do between 3 and 4 million this year and is run on less than 5 hours a week of Jason’s involvement.
The idea of Investor Machine started and grew slowly from 2018-2020. In 2020 the company officially launched its model as it is today and has over 115 members throughout the United States averaging excellent returns and with their time freed up to focus on what they do best. Creation Utah is also an Investor Machine client and so far 67% of Creation Utah’s revenue has come from being Investor Machine members.
Jason is married to Amanda Lewis and they have 5 kids. When 4 and 5 were born the oldest was 5 years old. They live in Ogden Utah and enjoy giving back, spending time with family, and all things water sports

The predictive index is good but not the end-all. People can adapt and do whatever they need to do. The desire to achieve your goal and win overcomes personality.
For starters, you could find someone who does well in your market and apply for an apprenticeship. Lots of upside with practically no downside
The only way to have a stable real estate business is to have multiple strong marketing channels.
Track what percentage of ARVs you are selling for. These are significant lead indicators.
How well you perform in direct mail reflects how good you are in the sales process.
Invest in personal development.
Visionary – comes up with ideas and dreams.
Integrator – takes action to make ideas and dreams into reality
Visionary-Integrator – does calculated steps to fulfill his ideas and dreams into reality
Find a marketing channel and get good at it. Master one skill at a time.
Set goals, form habits, and get good at hiring.
First impressions are supercritical, hire and train the right lead managers.
Do not hire a cold caller at first. Do the cold calling by yourself instead. Understand, polish, and master the calling process.
12. Know what you’re looking for, network, and make it a team effort in hiring.
13. Get out of analysis paralysis. Get a minimum viable product, take action, improve, be authentic, and pursue excellence in all you do

Takeaways
1. Once you can consistently generate leads, then you’re in business. Otherwise, you’re a hobbyist.
2. Learning to pre-qualify leads will save you a ton of time on people who aren’t really going to sell.
3. Debt-service covered ratio is big. Banks want you to rent a property for about 1.2X what your costs are.
4. Path of Progress: You want your rental properties to be where the up-and-coming areas are so that your property will increase in value as the area improves.
5. Track your profits to see whether wholesaling or flipping is better.
6. Do your repairs/rehab on the property before you rent it out so you don’t have to do more expensive repairs later.
7. Take breakable things out of the house to reduce your repair calls (e.g., instead of a built-in microwave have a countertop model that the renter has to replace if they break).
8. When to form your own property management company? After you own 27-30 rental properties; that’s when it makes financial sense.

He went to college and got his MBA in Marketing. After college he got a job working for a local Cat Construction Equipment dealer and got married to his amazing wife shortly after that. He enjoyed his job and was making very good money but the challenge and potential impact were not enough for him. He always had an entrepreneurial itch and was looking to scratch it! He started to invest in real estate on the side with a buddy, Lucas. The goal was to create something special but they did not know exactly what… yet!
