What got Ed interested in real estate investing? What are Ed's BEST lead sources? What is Ed's primary business model? Ed Zulyevic grew up in rural Oregon in a little town called Junction City. After high school, he attended trade college and became a helicopter mechanic in 1992, traveling around the world working. Ed married in 1995 and purchased his first house. This got him started in real estate and he did owner-occupied rehabs for years and eventually acquired a few rentals at the same time. During the mid-years, real estate just stalled out with the loan limitations, he had a goal of 10 rentals and had 5 currently. Real estate became his focus once again post-divorce in 2013. He revisited a Carlton Sheets course he had bought and had tucked in the attic from the '90s. Ed continued to seek more information, learned new strategies, and started to implement that knowledge to the sport of acquisition. He always kept thinking about the last rental house he had purchased that he had bought with owner financing. That deal actually set the direction for where Ed is today and fostered his quest for knowledge of owner financing. Currently, Ed and his partner are getting licensed as agents/brokers and have an aggressive marketing plan to expand in the retail and commercial real estate space. What you will learn Listen as Ed describes his current business model. Learn as Ed shares his best sources for leads. Get Ed's advice for new investors who are just getting started in real estate. EP 051: Real Investor Series with Casey Constantine
Can flipping properties provide good returns? Is being a motivated buyer and buying more than 8 properties at once a good idea? Is flipping properties as easy as some TV shows will make it seem? You may have heard the name, Casey Constantine. Some of you who have been around in real estate for a while may have known him as Casey Konstantin Serin, the would-be real estate mogul dubbed "Worlds Most Hated Blogger." Casey bought his first home at age 19, with a zero-down FHA loan back in 2002. The next year he sold it making a 35k profit. Needless to say, he was elated at the large return. Shortly after that sale, he began taking seminars learning everything he could about real estate investing. Getting financing for real estate was extremely easy in those days and he had great credit. In just 8 short months, he had purchased 8 homes in several different states, no money down! Things were going smoothly. He had already flipped 2 of the 8 homes and money was rolling in. Then, the market began to crash in late 2006. The nightmare had begun. He was over-leveraged with 2 million dollars in debt and no money to pay his bills. In this episode of The Sub2Deals Show podcast, listen as I talk with Casey about his life since the market crash in 2008, what he is doing today, why he has never lost his love for real estate, and the lessons he learned from doing almost everything he could do wrong buying houses. What you will learn How buying properties with no equity at the highest part of the cycle led to Casey's ultimate downfall. Why you MUST buy low when your plan is to flip a property. How to sell properties through seller financing. Casey's advice for new investors who are just getting started in real estate.
