328: Property Manager Neglect: Operational Risks to Your Business #3 with Josh Cantwell
A bad property manager isn’t just a bad investment. They have the power to threaten your deal, take it down, or even directly create negative cash flow. If they don’t do what you need them to, they can turn your investment on its head in record time–and do serious damage to your portfolio along the way. With that in mind, today’s installment of the Operational Risks series is all about property management failures. Based on my own experiences, as well as those of several people I know, I’m sharing the common mistakes investors make when it comes to property management. You’ll learn how to avoid bleeding money, how to turn bad situations into cash flow positives, and the critical differences between a bad property manager and a good one. Key Takeaways with Josh Cantwell Key questions to ask any property manager you’re interviewing. Why you should NEVER let your property manager do your capital improvements. Why property managers are generally terrible at marketing. How to determine if you’re spending too much on utilities, staffing, or other operational expenses. Why some property managers will rent to tenants below your guidelines–and how this can become a serious problem 4-6 months later. Want the Full Show Notes? 327: Stacking Assets & Filling Your Pipeline with Off-Market Deals with Ryan Corcoran
For many real estate investors, it starts with a single flip–but it’s what you do next that really matters. Today’s guest, Ryan Corcoran, definitely figured out what his next step was and he hasn’t looked back. Ryan is the founder and CEO of Specialized Property Group. That first flip became a springboard that helped him eventually purchase over $15 million worth of real estate, including over 200 units of multifamily apartments in the Northeast. On top of that, he’s helped other investors do over $10 million in deals. Ryan has a knack for finding incredible off-market deals through direct mail marketing–and he’s used this technique to purchase 100-unit buildings at a discount without brokers or realtors. In this conversation, Ryan and I discuss how that first flip led to an eight-figure portfolio–and everything he learned along the way. You’ll find out why his latest development fund is uniquely focused on build-to-rent properties, how he’s building a $25 million fund for his upcoming projects, and why great deals (and great investors) were crucial to his success. Key Takeaways with Ryan Corcoran How Ryan finds off-market deals of all sizes. Ryan’s build-to-rent strategy–and why he’s getting involved in new development. The importance of being creative when raising private money. How building confidence in your deals, especially in new developments, helps to create value to potential buyers. How overextending yourself and shiny object syndrome can prove to be huge setbacks as you build your portfolio. Want the Full Show Notes? 326: Auction.com Market Outlook: Buying Opportunities with a Backlog of Distressed Mortgages with Daren Blomquist
Home prices are no longer rising like they were, but the cost of debt is going up, and you might be seeing and feeling distress in the markets by the time of your next deal. So, with all signs pointing to a recession on the horizon, what should you do? To help me answer this question, I’m once again joined by Daren Blomquist, EVP at Auction.com. As their in-house economist, he helps clients–both buyers and sellers–understand where the market’s going. There was so much more than we wanted to cover in our most recent discussion and I knew I wanted to bring him back to make sure we covered everything. In this episode, Daren and I talk about why housing prices in 2023 are all but guaranteed to drop, why there are still a ton of great investment opportunities during economic downturns, and which markets are likely to be riskiest in the months and years to come. Key Takeaways with Daren Blomquist The dangers of investing for cash flow in a tumultuous economy–and how interest rates can ruin a flip overnight. How the end of the foreclosure moratorium is going to create a growing backlog of distressed mortgages, delinquent loans, and foreclosed properties. Why this housing downturn is highly unlikely to be as tumultuous as the Great Recession of 2009. What makes coastal areas so much more prone to cycles of boom-bust than the Midwest. Why flippers may still want to consider selling right now. Want the Full Show Notes? 325: Mike Woodfield on Getting in Front of the Growth in Gateway Markets
As the old saying goes, “The early bird catches the worm.” And if you’re a real estate investor focused on emerging and gateway markets, today’s guest will tell you that the best way to land those deals at the best price is to get in front of the growth. Mike Woodfield is a partner and COO of Obsidian Capital, focusing on value-add multifamily properties to achieve stability and long-term rental and value appreciation. His first business venture was as a partner at Solstys Environmental, where he helped grow the company from $340K in annual revenue to over $2.2M in just under 1.5 years. Currently, he oversees a portfolio with over $300M in assets under management, with more on the way. In our conversation, you’ll hear Mike’s thoughts on why the rental markets should still see incredible growth in the short term and why his company focused on the suburbs in the Austin, TX, area. He’ll also share strategies that he uses to get the inside scoop on where new development and growth opportunities can be found in almost any market. Key Takeaways with Mike Woodfield How Mike’s company was fortunate in timing the market in Austin TX. The importance of getting in front of the growth, especially in suburbs of emerging markets. Why Mike sees continued rental growth despite the issues with the housing market and new developments. Tips and strategies for finding where growth and development is coming up in any market. 323: CapEx Expenses and Going Over Budget: Operational Risks to Your Business #2
In the second installment of this series about the threats and risks to your business, I’ll be sharing six tips that will help keep your CapEx expenses in line and your value-add projects on schedule and, most importantly, within budget. These are the things that you need to have dialed in so that your property is performing the way that it should, that it continues to generate cash flow so that you can increase your operating income and your bottom line. With a looming recession and interest rates continuing to climb, it will likely be tougher to refi or sell your properties because of the cost of taking on debt and ongoing supply chain issues. Managing how you order and store materials are just one of the keys to success, and with these processes in place (and boots on the ground), these tips will surely help you stay on time and within budget. Key Takeaways with Josh Cantwell The challenges of completing value-add projects outside of your area during a recession with inflation and supply chain issues. The cost savings from ordering the materials yourself. How to properly store those materials on the work-site and how to create a process for checking out the material. Ways that you can save on costs when hiring contractors and why you should hire construction managers internally. The importance of secret shopping the units once per week and having boots on the ground to verify the work that is done. Want the Full Show Notes? 322: Auction.com Market Outlook: The Next Recession’s Impact on the Housing Market with Daren Blomquist
The housing market is undergoing a correction, demand is changing, and interest rates are continuing to rise. All of this leads us to ask one question: if we are at risk of a major recession, how can we protect ourselves and our investments to weather this downturn? To get a better picture of what’s going on in our economy, I’ve reached out to my good friend Daren Blomquist. Daren is the in-house economist for Auction.com, where he sifts through real estate data for key insights and trends to help businesses and consumers make better decisions. He sees what institutional investors are up to, what retail buyers are doing, and where foreclosures are happening–to name just a few things that he’s always keeping an eye on. In today’s conversation, Daren and I talk through our risk of recession and specifically how this affects the housing market. You’ll learn all about the macroeconomic patterns that set the stage for a recession (and how to clearly see them yourself), what has to happen for supply and demand to come back into alignment, and where housing is headed in the wake of 2020 and 2021’s skyrocketing property values. Key Takeaways with Daren Blomquist Why many economists are increasingly convinced that we will see a recession in 2023. How housing uniquely contributes to negative GDP. Why housing is a great indicator of a looming recession–and what made the Great Recession between 2007-09 so uniquely awful. Why housing prices are likely going to continue to appreciate in certain places and what’s going to keep demand for apartment rentals strong. Want the Full Show Notes? 321: Lack of a Business Plan: Operational Risks to Your Business #1
Creating a 7 or 8-figure portfolio in multifamily real estate isn't easy. If it was, everyone would be doing it. If you want to stabilize your assets, ensure constant cash flow, and not be at risk of losing properties, there are certain things you need to do to make your investment strategy pay off for years to come. Especially in today’s market with the cost of debt skyrocketing and interest rates pushing over 7%. In my new series titled, Operational Risks to Your Business, I want to share with you some of the hard lessons I’ve learned from my own business, as well as from my friends and clients. I’m going to talk about seven things you need to have under control to achieve your investing goals. In this first episode, we’re going to talk about business plans. You’ll learn about the three general business plans for multifamily properties, how to employ them, and why having a solid plan in place is critical to your long-term success. Key Takeaways with Josh Cantwell The difference between quick flip plays, refi and roll plays, and cash flow out the door plays. Why some business plans won’t help you make the right move at any given time. How to do your due diligence and make sure that your business plan is in line with what’s possible, what your partners want, and what you want. What can go wrong when you lack a business plan–and why a failure to plan, especially in tough economic times, almost always results in selling at a loss. Want the Full Show Notes? 320: Todd Dexheimer on the Massive Opportunities in Residential Assisted Living Real Estate
The reality is baby boomers are getting older, which means that demand for residential assisted living is highly likely to explode in the years to come. So what can you do to make this asset class part of your portfolio? To answer that question, I’m talking to Todd Dexheimer. Todd is the principal of Endurus Capital and VitaCare Living and the host of the Pillars of Wealth Creation Podcast. He’s been in the real estate game since 2008 and now owns 4,000 units of multifamily and senior housing. He’s also done over 150 flips, including a mobile home park and a ski resort. These days he’s focused on syndications in value-add multifamily and senior living in emerging markets. In this episode, we dig into why residential assisted living is a massive opportunity for real estate investors, why senior housing is an excellent addition to your portfolio, and how to structure these deals to ensure success. If you’re looking to explore this revenue stream, it’s not just a great conversation–it’s a must-listen. Key Takeaways with Todd Dexheimer How the fear of a recession seems to happen every year, and how that hasn’t stopped investors from buying real estate, and shouldn’t stop you either. How to pivot into residential assisted living (RAL)–and what Todd did to add 400 units of RAL to his portfolio. How supply and demand will make adding residential assisted living assets to your portfolio a worthwhile and profitable investment. The exercise that Todd uses to stay focused on the activities that actually move your business forward. Todd’s advice on how to structure your residential assisted living deals to optimize your profit Why using third-party property managers is still a lot of work, but makes the most sense for managing a RAL. What’s your superpower? What is it that you do extremely well that adds value in people’s lives or their business? And if you’re not sure, I hope this bonus episode of the elite entrepreneur series will inspire you to find out. Eight and nine-figure entrepreneurs like Kevin O’Leary, Justin Donald, Ryan Moran, and Jack Canfield, to name just a few, have a niche–and a superpower. They do one thing extraordinarily well, they build incredible businesses around that skill, and they have the energy and excitement to go do more of it. In this episode, I’m talking about why it’s so important to hone in on your greatest strength, how to create a team that enables you to perform at your best, and take your performance–financial and otherwise–to the next level. Key Takeaways with Josh Cantwell How to define your niche and how finding mine helped me discover my superpower. Why it’s so important to surround yourself with people who can fill in your skill gaps. Why great entrepreneurs are essentially running one business–not 35–and are really good at running that one company, no matter how big it is.
