337: The Ins and Outs of Industrial Real Estate with Joel Friedland

Anyone that’s been following the podcast will know I’ve released many episodes on multifamily real estate. But today, we’re changing things up a bit and talking about the other darling asset of this COVID era, industrial real estate.  Joining me for this conversation is my friend and the founder of Brit properties, Joel Friedland. Joel became an industrial investor at age 31 and now holds hundreds of millions of dollars in industrial assets. He’s acquired 95 properties in the Chicago area since 1989, debt-free, and achieved 8% annual passive income with a targeted 14% IRR.  In this episode, you’ll learn about his all-cash, no-debt strategy and how to renew industrial buildings. You’ll also hear some sage advice from his tremendous career in the field.  He also takes the time to walk us through how an entrepreneur who got funding on Shark Tank became one of his main clients and how to map out investment strategies when great opportunities come your way. I know you’re going to love this interview. Enjoy!  Key Takeaways with Joel Friedland How Joel landed Shark Tank alumni Jonathan Miller as a client. How Joel structures industrial deals for limited partners and passive investors. What Joel does to create win-win situations for his investors and his tenants. What to look for as you consider buying your first industrial building. Joel’s four key takeaways for anyone looking to invest in industrial real estate. Why Joel thinks so many real estate entrepreneurs are compulsive gamblers–and why it’s so important not to get in over your head. Want the Full Show Notes? 334: How Solopreneurs Can Take Control of Their Retirement with Sean Mullaney

If you are (or were) a W-2 worker, your company probably gave you the option to enroll in a retirement account. Ideally, they matched it, managed it, and made it easy for you to sign up and make contributions. If you’re an entrepreneur, saving for retirement isn’t quite as simple. Which means you’ve got to take control of your own retirement–but this creates additional opportunities to save on taxes and put away more money for the future. That’s why I’m excited to introduce you to Sean Mullaney. Sean is the president of Mullaney Financial & Tax, a fee–only fiduciary that offers advice-only financial planning. He’s also the author of The Solo 401(k): The Solopreneur’s Retirement Account, a guide that allows self-employed entrepreneurs to reduce taxes and strategically save for retirement. In our conversation, we dig into how real estate can play a role in your retirement portfolio, the advantages of the solo 401(k), and how to take advantage of the wide array of tools at your disposal that you might not even be aware of. Disclaimer: The discussion is intended to be for general educational purposes and is not tax, legal, or investment advice for any individual. Josh and the Accelerated Real Estate Investor podcast do not endorse Sean Mullaney, Mullaney Financial & Tax, Inc. and their services.  The Forever Passive Income Live Virtual Event The FPI Live Virtual Event is coming up on January 24-26, 2023 where I’ll be sharing the step-by-step blueprint on how we raised tens of millions in capital and acquired over 4,300 units. Buy your FPI tickets today by visiting ForeverPassiveIncome.com Key Takeaways with Sean Mullaney What makes a solo 401(k) such a great investment tool for people with substantial self-employment income. How to make double contributions to a solo 401(k) as both employee and employer. Why most solopreneurs need to work with a solid financial professional to maximize their retirement opportunities. Why investing in your own deals from your retirement accounts is all but guaranteed to dilute your returns. The critical difference between a fiduciary and someone who sells financial products based on commission. Want the Full Show Notes? 332: Regional Manager Overwhelm: Operational Risks to Your Business #4 with Josh Cantwell

In the 4th installment of this series, I wanted to talk about how critically important regional managers are in your business. These folks are your decision makers and ultimately responsible for charting a course for improvements and optimizations, making sure that things are getting done. They should be in constant communication with you and your partners about literally everything. Your property managers, leasing agents, and maintenance techs are the people who keep the lights on in your buildings–and they all report to a regional manager. They wear a lot of hats and are often overseeing hundreds or thousands of units, and when they underperform, it hurts your bottom line. So today, I’m going to talk about why great regional managers are a key part of your business–and the red flags to look out for when working with one. You’ll learn how badly things can go wrong when working with regional managers, as well as an easy and very effective way to eliminate this threat from your operations once and for all. One last thing: I’ll be hosting a 3 Day Live Virtual Event from January 23-26, 2023. This event is free for members of our Mastermind Group but tickets can be purchased by non-members as well. Book your spot today by visiting: ForeverPassiveIncome.com Key Takeaways with Josh Cantwell Why great regional managers are experienced, hard headed, and not simply yes men or women. If you’ve been following the podcast over the past year or so, you might remember when we bought the property called 54 Niles. This is a 54-unit building that used to be part of an assisted living facility. I’m very excited to say that we recently sold the property for a profit of over $1.1 million! So today, I’m going to break down how we did it. You’ll learn how we acquired the property off-market, the critical improvements that we made, how we got it to 100% occupancy, and walked away with over a million in profit.  If you’re a new real estate investor or looking to add commercial multifamily to your portfolio, this is a perfect case study on the right way to get your feet wet and turn a profit along the way. Key Takeaways with Josh Cantwell How we acquired 54 Niles off-market, spent about $120,000 on improvements, and achieved 100% occupancy. What we did to get a great offer on the property despite rising interest rates. The eight different profit centers in multifamily properties–and the specific ways we profited from 54 Niles. Why multifamily properties stay cash flow positive even as you rehab and improve them. Why cash flowing and flipping multifamily properties is such a great way to enter this space–especially if you have prior experience with single family. Want the Full Show Notes?
