348: Bronson Hill on Using Inflation To Your Advantage and Buying More Assets
We've all been dealing with high inflation for some time now, which will likely continue for the next 6-12 months. But that doesn't mean opportunities don't exist for real estate investors to take advantage of if you know what to look for. Today's guest, Bronson Hill, understands this better than most people. He's the author of How To Use Inflation to Your Advantage, a free ebook you can download at BronsonEquity.com. He's also built a portfolio with over $200M of multifamily assets, including ATMs, gas, and car washes–to name just a few. In our conversation, Bronson and I dig into how investors can take advantage of today's inflationary environment, how to buy assets that pay you to take out debt and what you can do to master the art of talking to investors. He'll also walk you through some of the deals he's done, the franchises he's built and sold, and why the most successful salespeople you've ever met seem to spend so little time talking about business! Key Takeaways with Bronson Hill Specific questions to ask any new private investor. How to position yourself as an expert and a leader in a group of private investors. What Bronson learned from raising his first $10M–and how he ended up recruiting over $30M in private capital. Why Bronson exited the world of medical device sales to pursue a career as a full-time entrepreneur. Reasons why investing in single family real estate is much more difficult to scale. 347: The Perfect Starter Deal for New Multifamily Investors
If you’ve done a few residential deals, but you’ve never bought an apartment complex or maybe you’re fairly new to multifamily investing, today’s episode is for you. Today, I’m going to walk you through how big the perfect multifamily deal should be, what it should cost you, where you’ll find it, and the things you’re going to do to create unique value while you own it. You’ll learn about some of the deals I’ve done in the past that meet these criteria, what makes these deals so good for investors looking to take the leap into multifamily, and why this approach to investing is so much more secure than rehab flips or wholesaling. Key Takeaways with Josh Cantwell The three components that create a perfect first multifamily deal. Why I prefer to buy distressed properties–and so should you. How we spent a total of $2.9M on a multifamily complex and walked away with $1.1M in profit only 18 months later. The eight profit centers for multifamily real estate. Why the best deals cash flow as you make improvements. Want the Full Show Notes? 346: Harry Dent on How Investors Can Capitalize on Political and Financial Upheaval
In my early twenties, my brother handed me a copy of one of Harry Dent’s books, and I was an instant fan. In The Great Boom Ahead, he stood virtually alone in forecasting the economic growth of the 1990s, and in The Demographic Cliff, he foreshadowed the deflation that was about to hit. Fast forward to today, and I couldn’t be more excited to talk to Harry about his new book, Zero Hour: Turn the Greatest Political and Financial Upheaval in Modern History to Your Advantage. His latest work outlines why we’re on the verge of massive social, economic, and political upheaval and the steps everyone can take to protect themselves. In our conversation today, we dig into his powerful methodology for accurately predicting boom and bust cycles, how living off of stimulus simply fuels inflation and delays the inevitable, and why high-end residential and commercial real estate are likely to get hit hardest. He also shares some great tips and how to prepare your portfolio for the coming crash and the potentially incredible buying opportunities on the other side. Key Takeaways with Harry Dent Why Harry thinks that our current bubble has peaked for stocks–and why he’s expecting to see certain stocks drop by as much as 86%. Why certain real estate markets will likely drop by at least 25-30% in the years to come. The advantages of owning apartments and investing for cash flow–and why now’s the time to sell your assets that don’t cash flow. How the Fed’s decisions during the Great Recession and the COVID crisis propped up an economy that should’ve stayed sideways. Why 2025 could be our next big economic boom. Want the Full Show Notes? In January of 2023, we held our first live event in 5 years. To everyone that joined us, thank you so much. I hope you got a ton of value from it. With that in mind, I want to share the biggest takeaways from this event: the power of brand syndications. In this episode, you’ll learn why it works so well, and the steps you can take right now to start building a powerful brand. And if you want to learn more and visit our next in-person event, simply visit ForeverPassiveIncome.com to get your ticket! 344: Auction.com Market Outlook: How Today’s Economy Impacts Tomorrow’s Real Estate Markets with Daren Blomquist
A few years ago, the outlook on the stock and real estate markets were on a straight path upwards. As we all know, a lot has happened since then. The Federal Reserve is continuing to raise interest rates, everyone is wondering if we’re in a recession, and the investing strategies that worked in 2019 aren’t necessarily guaranteed to deliver the returns you want in 2023. So, with all that in mind, I’m thrilled to be chatting with Daren Blomquist, VP Market Economics at Auction.com. I love having these conversations with Daren to get his valuable insights on not just about the state of our economy, but how things are looking in the worlds of distressed and defaulted assets. In this conversation, we get into the economic indicators that make the case for and against a recession, how they will affect the real estate market in the years to come, and how you can use Auction.com to take advantage of his incredible knowledge. As always, Daren came prepared with a great set of slides to accompany this conversation. If you’re listening to the podcast, you’re going to hear a lot of great stuff, but I’d highly recommend you visit our YouTube channel to watch this episode to get the full picture–literally. Key Takeaways with Daren Blomquist The key indicators that show we’re not in a recession right now–but very well could be in 8 months. How the foreclosure moratorium has affected default rates and housing supply. Why this spring selling season is likely to be more conservative. Why credit card debt is up again–and how this may be a ripple effect from COVID stimulus. What makes apartment rentals such a recession-proof investment when compared to flips or wholesaling. 343: Seasonality: Operational Risks to Your Business #6
The South attracts snowbirds–and hurricanes. The Southwest is a nice place to live for most of the year–but you’ve got to be prepared for 100+-degree days. The Midwest is wonderful, but the snowy season, especially here in Cleveland, can be brutal. So, why am I talking about inclement weather today? The quick answer is because storms or brutally hot (and cold!) weather makes it much, much harder to lease units, even nice ones. This episode of our Operational Risks series is all about seasonality. You’ll learn how to avoid having to lease an apartment around the Christmas holidays, how to keep your tenants in to stop your properties from hitting the market at the wrong time, and some tips to handle your leases and prevent this threat from hurting your bottom line. Key Takeaways with Josh Cantwell Why some apartments can feel all but impossible to lease at certain times of the year. Why I always prefer to handle moving, unit turns, and construction in the spring, summer, and fall. The factors that make December move-outs so difficult to deal with. How to structure your leases to make seasonality work in your favor. Want the Full Show Notes? 342: Pressured to Sell or Refi at the Wrong Time: Operational Risks to Your Business #5
Over the last year, the Fed has taken interest rates from zero to 4.75. Treasury yields are at 3.5. Transaction volume is down, buying power is down, and sellers who financed their deals with shorter-term bridge loans are caught between a rock and a hard place. If you’re one of those sellers, you might end up needing to sell or refinance when you don’t really want to–and this can have devastating effects on the value of your portfolio and your returns. So, with that in mind, today’s episode is all about how to prevent this operational threat to your business from torpedoing your profits. You’ll learn how to use long-term debt to protect yourself from skyrocketing interest rates when you structure your deals, prevent your properties from ending up in purgatory, and continue to grow as your competition scrambles to get their costs under control. Key Takeaways with Josh Cantwell How rising interest rates can negatively impact your cash flow, your expenses, and your selling power. Why there are so many properties hitting the market right now in an attempt to cut their losses. How to lock in long-term debt to stabilize your cash flow in times of economic uncertainty. 341: The Candid Truth to Building a $1.2B Real Estate Portfolio with Lane Kawaoka
Today's guest has a few words of caution for anyone who thinks they can just read a book and listen to a few podcasts to prepare for life as a real estate investor. Truth be told, this might be the most candid conversation I’ve had on this show. Lane Kawaoka is a real estate syndicator, family office advisor, coach, and mentor. He currently owns over 8,000 units and over $1.2B in AUM and has raised over $135 million with 650 investors. He's also the host of the Simple Passive Cashflow podcast. In our conversation, we talked about how the current interest rate environment is likely to impact how investors find new deals and why multifamily real estate is still the preferred asset class right now, despite a looming recession. I really loved Lane's transparency and honesty about the advice that is out there on YouTube and in the podcast world. Anyone who has done it will tell you that it takes a lot of hard work and even a little luck to build a successful real estate business. And that's the big takeaway here today. 340: Jamie Bateman on Creating Forever Passive Income with Mortgage Note Investing
We’re all looking for ways to broaden our investments in a down market. We’d all like to keep profits trending upward despite a pending recession, so what are the options if adding new properties or more fix-and-flips opportunities are harder to find? Allow me to introduce you to the Founder of Labrador Lending, Jamie Bateman. Jamie became an active real estate investor in 2010 and specializes in buying and selling mortgage notes. In fact, he created a portfolio of forever passive income by acquiring over 75 mortgage notes with an excess balance of $5 million across 20 states. He’s also the host of the From Adversity to Abundance Podcast, and I had an absolute blast being on his show a little while ago. In our conversation, Jamie walks us through how he broke into this unique field, creates structures to share his profits (and risks) with passive investors, and what makes his strategy so different and allows him to scale and de-risk his portfolio. If you’re curious about mortgage note investing, this episode is for you. And if you’d like to learn more from Jamie, simply head over to LabradorLending.com/ebook to get a free copy of his e-book, The Power of Mortgage Note Investing! Key Takeaways with Jamie Bateman What a mortgage note is and how to invest in them for yield. Why investing in defaulted notes for value-add yield is a lot like doing a fix-and-flip. How Jamie finds mortgage notes. What makes investing in mortgage notes different from multifamily syndications. How Jamie uses partial and hypothecated notes to scale and de-risk his investments. 339: How to Weather the Storm of Rising Insurance Costs with Calvin Roberts
Between record inflation and extreme weather, insurance isn’t just a sellers’ market–it’s a captive industry. So, what can you do to alleviate some of the financial pain, secure your assets and potentially even profit from insurance? To answer those questions, I’m thrilled to be chatting with Calvin Roberts. He’s an executive at Falcon Insurance Agency of Michigan with a unique focus in real estate risk management. The reality is, we’re currently in one of the toughest insurance markets in history. In fact, the insurance costs were almost double what I budgeted for one of the buildings I purchased in 2022, with no sign of things cooling down in the near future. If you want to know how to properly budget your insurance spend, de-risk your investments, and even turn a profit selling insurance to your residents, you’re going to love this episode. Enjoy! Key Takeaways with Calvin Roberts How COVID, inflation, and catastrophic loss events have all driven up insurance costs (and how to rework your deal budgets to address this). Insurance programs you can take advantage of to reduce risk and save money as you grow your investment portfolio. Why you might want to create a captive agency to insure your own losses while selling insurance to your tenants–and how this can become a revenue stream if done correctly. What to look out for if you need to insure a short-term rental. How to use contractual risk transfer agreements to decrease your liability. Want the Full Show Notes?
