317: The Business of Running Your Business is the People: Elite Entrepreneur Trait #9

If there’s one thing that successful businesses and entrepreneurs have in common, it’s great people. It’s almost impossible to achieve exponential growth, deliver excellent products/services and develop culture without a team that is engaged and loves what they do. You can have amazing systems in place, great technology, and a powerful framework to build from. But without people to do the work, your successes will be short lived.  So today, I want to talk about building culture. You’ll learn how to make people feel valued on a daily basis, why customers will never love your company if your employees don’t, and how to create an open, honest environment that attracts and retains great talent. Key Takeaways with Josh Cantwell The importance of respect, which is a 2-way street, up and down the corporate ladder. The one thing you need to have in your business so that employees love working for you. Why it’s so important to have a solid review process with clearly defined performance goals and objectives. 315: Real Estate: The Hedge Against Inflation and Recessions with J Scott

Every recession isn’t created equally. And believe it or not, recessions happen more often than we remember. Of course, we all remember what happened in 2008 and the crash in 2001. But what were the factors that led up to those events? If we do land in another recession, it will most certainly be for different reasons. My guest today is J Scott, and I absolutely loved this interview. I didn’t know where the conversation would go, but I was happy to go deep while discussing economics, inflation, and real estate strategies. It’s a very timely episode, and I hope you’ll get a ton of value out of it. Since leaving Microsoft over 14 years ago, J Scott has become a very successful investor, entrepreneur, advisor, and author. He’s the co-host of The BiggerPockets Business Podcast, and he’s flipped over 400 homes and has held over $150 million in properties, primarily focusing on the Houston market. His newest book, The Numbers Book on Real Estate, explores multifamily property, evaluation, underwriting, debt, cap rates, and how to do due diligence on deals. If you need to know more about his qualifications, consider this: he literally wrote The Book on Flipping Houses, which has also sold over 300,000 copies. In this episode, we’ll dig into how to make sense of deals and use this information in today’s economy. You’ll learn why housing so rarely takes a major hit during an economic downturn, how to build safe and effective deals during a recession, and why J wishes he kept all the properties he flipped. Key Takeaways with J Scott How the housing market is fundamentally shifting right now–and why the US economy actually experiences a recession on an average of every 5 years. The importance of creative deal structures. What the Fed’s doing right now to try to prevent a full-blown recession–and how this affects your money. How J got ahead by treating his real estate investments like a business. Why experienced investors often leave money on the table when they flip and why he wishes he kept those properties. 314: Robert Wiedemer on The Next Financial Crisis: The Real Danger of Fake Money

We’ve been talking about the economic consequences of the COVID crisis a lot these days, and with good reason. Some of the smartest people I know think our markets are on the verge of falling off a financial cliff. And today’s guest is no different and he has a solid track record of predicting financial downturns to back it up. Robert Wiedemer is the New York Times bestselling author of Aftershock, as well as America’s Bubble Economy, in which he accurately predicted the 2008 financial crisis and its gruesome aftermath. He’s also a money manager at Ark Financial Management and the portfolio manager of the Bull Bear Performance Fund, where he uses innovative, proprietary trading to outperform the S&P 500. Today’s conversation is a dive into his newest book, Fake Money, Real Danger. We get into how our government’s plan to print and borrow tons of money has put our markets in an extraordinarily dangerous situation–and what you can do right now to protect yourself and grow your wealth. Key Takeaways with Robert Wiedemer Why the government’s decision to print huge sums of money has all but guaranteed a major financial event in our future. The problems created by nonstop inflation–and what happens to our money markets when interest rates balloon out of control. How a bond market entirely run by the Fed has the potential to trigger a full blown economic meltdown–and what makes this very different from the financial crisis of 2008. Why Robert still thinks real estate and the markets have potential to do well in these times–and what not to invest in. Economic red flags to look out for in the short and long-term. 313: Service Trumps Price: Elite Entrepreneur Trait #8

Over the course of my 25 years in business, building my nine-figure portfolio, and growing my net worth, I’ve learned that the companies I loved creating the most were the ones that charged the most. But most importantly, elite entrepreneurs know that service trumps price.  When you deliver incredible service, you can charge an incredible price. The service we provide, the communication, transparency, and how we make ourselves available, all that stuff gives our clients confidence and peace of mind, which allows us to charge more. In today’s episode, you’ll learn how the Apples and Ubers of the world set themselves apart from the pack. Why the best companies treat clients better than their competition, and why so many people are happy to pay a premium for world-class products and services. Key Takeaways with Josh Cantwell Why one of my apartment complexes is attracting tenants from across the street despite being $400 a month more expensive. How to use personal communication to keep investors happy. Why I’m always willing to give out my phone number–and the surprising number of calls or texts I actually get in any given week. How employee engagement, empowerment and recognition is the foundation of an excellent customer experience. Want the Full Show Notes? 312: Jerry Robinson on How to Make Smarter Investment Decisions in Unprecedented Times

You can’t deny it: we’re living in unprecedented times. Our post-COVID economy has seen rampant inflation in the wake of the sheer volume of money printed in 2020. You’ve probably felt it at the grocery store, the gas pump, your investments, and just about everywhere else. Joining me to discuss this very hot topic is my friend Jerry Robinson. Jerry is an economist, entrepreneur, investor, and best-selling author. He’s the host of Follow the Money Radio, where he tells the fierce truths about global trends while sharing investment strategies and income ideas across many categories, including real estate. Above all else, he’s just someone I love to chat with when times get tough. In this conversation, Jerry and I work to answer the “why” behind the state of our current economy–and help you craft an investment strategy to match. You’ll learn why so many new real estate investors are likely to take a big hit after two years of massive gains and how the most experienced investors can position themselves to take advantage of opportunities as we approach the end of maximum pessimism. Key Takeaways with Jerry Robinson Why unprecedented economic intervention means unprecedented consequences. What the economic lag factor is and how it impacts you now. How we have to operate for the first time ever with a worldwide fiat currency. Why it’s great to invest when things are going from “bad” to “less bad.” The opportunities that will exist as we near the end of maximum pessimism. Why the Fed is having trouble pushing interest rates to even 4%–and how this affects all your investments. Want the Full Show Notes? In the 7th installment of the Elite Entrepreneur series, I want to talk about taking your business to the next level and how to scale using the one to many concept. And that success comes with the opportunity to serve thousands, tens of thousands, or even hundreds of thousands of people at once–which leads to growing their net worth, portfolios, and their business.  Even if you’re not a household name, you can still use this same tactic to entertain, educate and grow your email list in record time. In today’s episode, you’ll learn how to use short form video to cultivate authority to build a massive audience, create value and generate that 8 or 9-figure business that you’ve been working towards.  Key Takeaways with Josh Cantwell How elite entrepreneurs scale their business through public speaking, email, and social media. Why the amount of time you have to make an impact on social media is getting shorter and shorter every year. Tips and tricks for creating content, getting traffic on your website and retargeting strategies to get the most out of those connections. Anything is possible with the proper mindset and work ethic. And it’s no surprise that in just 3½ years, today’s guest went from purchasing a handful of properties to managing over 1,900 units at a value of $180 million. I’m thrilled to welcome Pili Yarusi back to the podcast and share her journey with you. Pili is the Co-Founder and Investor Education and Relations Director for Yarusi Holdings.  The last time we spoke, we talked about how she and her husband, Jason, had just refinanced one of their newest acquisitions–a property called Norbrook Arms. Soon after, they sold it–and achieved a 23% internal rate of return for their investors–which set them on a path that has seen them achieve huge growth in record time. In this conversation, Pili walks me through how she and Jason did it. You’ll find out how they scaled their very first deals to where they are today, what sets great operators/syndicators apart from the newbies, and how they’ve created a seven-figure multifamily coaching program.  Key Takeaways with Pili Yarusi How early successes with Norbrook Arms helped Pili and Jason kickstart their hockey stick growth. What Pili and Jason did as asset managers to take responsibility for and contribute to their communities. How Pili and Jason pivoted their business in 2020 to rein in their expenses while taking their performance to the next level. How talking to investors changes after you experience substantial growth–and why it’s time to start talking to people about raising capital. Why now is the time for crypto investors to diversify their holdings. Want the Full Show Notes? 309: Absolute Clarity of the End Result (ACER): Elite Entrepreneur Trait #6

In the 6th installment of the Elite Entrepreneur Series, we’re talking about how elite entrepreneurs have absolute clarity of the end result they are trying to accomplish (or ACER for short). Every time I’ve spoken with a seven or eight-figure entrepreneur, I notice they are very goal oriented and have an end result they’re trying to achieve. They may need to adapt or change their strategy from time to time, but they know what they want–and they live their life in alignment with that goal. In today’s episode, I will walk you through an exercise that inspired me during my battle with pancreatic cancer. You’ll learn how to get a better understanding of everything you’d want to happen over the next decade in seven categories of your life–and become absolutely clear as to what you want to achieve in the years to come. Key Takeaways with Josh Cantwell What’s changed in my life over the last ten years–and how much can change in yours as well. Seven aspects or categories of your life to keep top of mind. A thought exercise you can use to get a clear sense of where your life and values are at right now. How to dream up the life you want to live–and start accomplishing it right now.
