MFZ - Ryan & Jamie Smith
Welcome to the Multi-FAMILY zone podcast, where business meets family. The hosts of the show, Julia and Gino Barbaro, have been married for over twenty years, and have six children. Julia homeschools the children, and recently became a marriage and life coach to help couples become better communicators and help enrich their lives. The couple is constantly asked about how they balance their entrepreneurial and real estate journey while raising their kids. The Multi-FAMILY zone was created to address these questions, along with a host of questions from the Jake and Gino community. Ryan Smith serves as a Principal of Elevation Capital Group bringing more than 15 years of extensive business experience in market evaluation, property analysis, management systems, due diligence and finance. Ryan graduated from the University of Tampa with a Bachelor’s of Science in Computer Science. A highly recruited athlete, Ryan was drafted as a high school senior by the Baltimore Orioles, and again in college by the Anaheim Angels, but ultimately made the decision to pursue an entrepreneurial business career. Ryan & Jamie met when they were young children, and then reconnected when they were 20 years old at a Cheesecake Factory in Winter Park, Florida. They live in Orlando, Florida, and have 4 children ages 7, 5, 3 and 1. Ryan and Jamie discuss the challenges and the benefits of working together in their business while raising a family. They share how they work together and add their own unique skills to make the partnership even stronger. They show us how running a business is just like running a family. Our favorite part is that they have the same challenges as other families, but they don't make any excuses. Questions or comments? Email us at juliabarbaro@gmail.com

We can also look back at our relationship with our mothers and now realize what struggles they had, and see that they were doing the best job that they could at the time. One of the most important factors is to determine what you want, and become clear with why. Mothers are not championed as much as they should be, and we are here to tell you that we think they have the most important job in the world. Questions or comments? RCRE - Underwriting For The Future with Rob Beardsley
Mike Taravella and co host Will Coleman interview Rob Beardsley founder and principal at Lonestar Capital. Key Information: Rob identifies three major levers of underwriting he is looking at in order to better prepare his underwriting on future acquisitions. Those three levers are: Stabilization timeline - Having a realistic time frame of when you will make the improvements of the property, increase rents, and get your occupancy up. Don’t assume everything will be perfect in one year. Rob underwrites at 0% rent growth during the first 24 months of the stabilization timeline. Going in Vacancy Rate - Things are uncertain in the market right now, there is a possibility of an increase in vacancy and it is important to stress test this number to see how it impacts your model. Hold period - If you were underwriting at a 5 year hold period now stress test it to 7 years. Which will automatically impact your IRR. Rob and his team have not changed the level of return they are looking for on a deal. When underwriting make sure you understand how you are valuing the property upon sale and that you are not being over aggressive. Make sure you understand your cap ex budget. Rob recommends doubling whatever the lender will require in reserves. Expert Pro Tip: Build a ton of relationships and do lots of due diligence.
