Marshall holds a B.S. in Business Administration and a minor in Chinese from the University of North Carolina at Chapel Hill and an MBA from Duke University’s Fuqua School of Business.

Welcome to the Multi-FAMILY zone podcast, where business meets family. The hosts of the show, Julia and Gino Barbaro, have been married for over twenty years, and have six children. Julia homeschools the children, and recently became a marriage and life coach to help couples become better communicators and help enrich their lives. Formerly a private jet pilot for a world-renowned surgeon, Bill Ham left the Corporate Aviation life and started Phoenix Residential Group with a single duplex and a dream. Over more than a dozen years Bill grew that company to include more than 1500 units spread over the state of Georgia along with a thriving Property Management Company. Trying to anticipate the market cycle, he spent the next few years divesting many of those assets at the peak of the market making his investors substantial returns on their investment. During his entire career he has been a coach and a mentor to dozens of young, soon-to-be industry titans where, even today, he is an integral part of the Jake & Gino community where he excels as a coach. Bill has seen one recurring problem among new investors trying to break into multifamily, and he experienced it during his aviation career. In this episode, Bill tackles the problem of get-there-itis (The determination of a pilot to reach a destination even when conditions for flying are very dangerous), where new investors feel that they need to act quickly and show their significant other that they are achieving success, without taking proper precautions or being careless and rushing into potential opportunities to show that they are taking massive action. Bill discusses how to combat get-there-itis, and shares tips on how to communicate with your partner and share your vision with them. Welcome to the Movers and Shakers Podcast. This week’s guest is Eric Fitzgerald. Eric is a multifamily investor living and investing in Charlotte, North Carolina. His journey in real estate started in college, when two years into being a pre-med major, the reality set in that he would be in school until his late 20’s and Hundreds of Thousands of Dollars in debt. He switched his major to business and found the possibility of living a life by design through real estate by listening to podcasts, reading books, and diving into biggerpockets.com. Eric then worked in two property management jobs during college to learn the business from the ground up, one near Philadelphia and one on his college campus. After graduating with a degree in Business Management, he moved to Charlotte, NC and is full-time in multifamily working as an Investment Associate, having underwritten over $300 Million worth of apartment communities for Humboldt Partners, a multifamily investment partnership in Charlotte. He has partnered with Humboldt Partners on his first multifamily deal, and is looking to continue to grow his own portfolio through JV partnerships in the Charlotte market.

After turning the first home he purchased into a rental when moving cross country, Josh Roosen saw the power of cash owing assets. To further get his foot in the door he joined up with one of the nation’s largest real estate investing education companies, where he became passionate about helping others while furthering his own investing career. After realizing the power of multifamily he joined the Jake and Gino team to grow his portfolio in multifamily while expanding the Jake & Gino community. Currently Josh owns 328 units and is the Community Director at Jake & Gino. In this episode, Josh discusses his experience with going to college, the mistakes he made at school, taking five and a half years to graduate, as well as the benefits that he received while attending college. Julia and Gino Weigh in on the discussion and offer their advice on how they have navigated their two older children to attend college. The focus of the podcast is to offer benefits and negatives to attending college, and sharing the experience of the hosts and the guest, while offering solutions to saving on costs and getting the most out of the college experience. From his college experience, Josh has been able to grow the Jake & Gino education platform and implement what were the best elements of college, such as in person learning, accountability, and adding other elements, such as personal mentoring to the educational platform. RCRE - When Is The Best Time to Refinance?
Mike Taravella interviews Will Coleman about the best time to refinance Key Information: Community banks have various seasoning periods ranging from 1-3 years depending on the bank Agency banks generally like to have 1-2 year seasoning period When you refinance the banks like for you to have “skin in the game” Know your prepayment penalties (yield maintenance or step-down) Yield Maintenance is calculated by taking the net present balance of the loan and multiplying it by the difference in the interest rate on the loan and the correlating bond yield. Step down is calculated as taking a predetermined percentage and multiplying it by the loan balance. If it is a 5-year term generally your step down will be 5% year 1, 4% year 2, 3% year 3, 2% year 4, and 1% year 5. Patience, Persistence and Utilizing The Three Step Framework With Derrick Carpenter
