MFZ - Why You Need To Be A Strong Father

Welcome to the Multi-FAMILY zone podcast, where business meets family. The hosts of the show, Julia and Gino Barbaro, have been married for over twenty years, and have six children.    Julia homeschools the children, and recently became a marriage and life coach to help couples become better communicators and help enrich their lives.  The couple is constantly asked about how they balance their entrepreneurial and real estate journey while raising their kids. It is your duty to show them that you are the leader, you are the authority figure in their life and it is up to you to protect your daughter against all the evils in this world.   Your job is to protect them, raise their level of expectation for their life, show your true love and admiration for them, and sometimes, just be there for them when they are going through a rough time. RCRE - Following the Data with Robert Durham and Jordan Brooks

Mike Taravella and co host Will Coleman interview Robert Durham and Jordan Brooks with ALN Apartment Data.    Key Information: ALN provides data to apartment owners throughout the country.  DFW: About 82% of tenants paid rent in April compared to 90% in March. Occupancy still looks strong, Jordan is not seeing a drop in Occupancy for Dallas so far.  Atlanta: Rents have increased about 0.2% in 2020 compared to about a 2% increase in 2019. Jordan is not seeing a large jump in concessions as of yet. Demand is looking good in Atlanta.   Orlando: Rents in Orlando have been flat for a while with rents growing less than 1% per year for the last couple of years. Robert believes there will be some investment opportunities in Orlando due to the negative impact COVID-19 will have.  Phoenix: Rent growth in the first quarter was 2%. Rent concessions are being less prevalent. They are also seeing a strong occupancy of approx. 92%.  Nashville: They have seen a negative absorption in the first quarter of this year. Stabilized class A has seen a 2% drop in occupancy. Nashville is a very active market with a strong supply being added. Mike Taravella and co host Will Coleman interview Joe Fairless Co Founder and Partner of Ashcroft Capital.    Key Information: When Joe first started he learned valuable lessons, for example your investments need to be well capitalized. You shouldn’t rely on the cash flow of the property for your capital expenditures. He was also not as focused on the quality of areas he invested in.  He now focuses on deals that meet his medium income and crime requirements.  As Joe’s business has grown he has brought on new team members on the acquisition and underwriting side.  On the asset management side Joe has gone from working on the property himself to hiring a team that is still very hands on for the properties they are managing.  Hiring is key when it comes to creating your company culture. Joe mentions that he asks himself “knowing what I know now would I hire this person” after they have worked for the company for a few months. After graduation, Hendra has worked in Pre-IPO startups, Fortune 50, and Big 4 corporations while Mercy worked in the hospitality industry and successfully operated multiple restaurants.              After investing in Single Family on the side to save for their son's college fund, they realized that it's not scalable fast enough. Julia & Gino discuss the difference between a fixed mindset, one that casts blame and judgment, versus a growth mindset, one that is focused on growth, hard work, and seeking solutions.   Gino shares his story of selling the restaurant, and how fortunate he was to exit before the pandemic hit. He has empathy for all the small business owners who are clamoring to reopen the economy, fearful that they will lose everything that they have worked so hard for. On the other hand, he also empathizes for all of those who have fear for the virus and want to continue to lock down the economy.   In life, those with a growth mindset will lead a more fulfilling life, and will continue to challenge themselves and step out of their comfort zone.   Solutions will only be created by utilizing the growth mindset!   Questions or comments?
