RCRE - Getting Creative with Bill Ham

Mike Taravella and co host Will Coleman interview Bill Ham, Chief Operating Officer at Broadwell Property Group.   Key Information: Bill has been focusing on newer assets (primarily 1985 and newer) Not focusing on major capital expenditures that don’t have any ROIs (Plumbing) Bill is also focusing on long-term holds Bill anticipates a 15-20% reduction in multifamily valuations Collections in April have been consistent with the previous month but is anticipating a slowdown in May The reserves required for financing is very costly equity and ruin cash returns Bill focuses on 2 creative financing options: seller financing and master leases Seller Financing requires zero or minimal existing debt, market rate interest, interest-only term, 15-20% down, 18-24 month terms. Instead of using down payment, leverage capital expenditures in an escrow. MFZ - What is an Empowering Question

Welcome to the Multi-FAMILY zone podcast, where business meets family. The Multi-FAMILY zone was created to address these questions, along with a host of questions from the Jake and Gino community.    In this episode, Julia & Gino discuss what an empowering question is, how to ask an empowering question, and the benefits of incorporating these types of questions into your daily life. An empowering question is a thought provoking, open ended, challenging question that allows a person to look for answers and new opportunities. Tony Robbins is famous for saying “Successful people ask better questions and as a result, they get better answers.” The trinity of building rapport with someone is to employ: Empathy Listening Empowering Questions   Coaches employ empowering questions to motivate and raise the consciousness of their clients. The object is to raise the client’s level of energy and then have the client face their problems from a position of higher energy and passion. The client will begin to realize options available to him that he didn’t notice when he was viewing them from a level of fear. Here is a list of empowering questions for you to use: What do you love most about yourself? What do you do really well? What would you like to learn to do really, really well? What can you do today to begin? What gets you truly excited about life? When was the last time you did something for the very first time? What are your top 5 values? Are you (honestly!) living those values every day? What would you do differently if you knew nobody would judge you? What will your success look like? What has the fear of failure stopped you from doing? What one step could you take today to begin overcoming that fear? Do you have healthy boundaries or do you let people take advantage of you? What motivates you to do your very best? What one thing have you not done that you really want to do? What are you waiting for? Who do you need to forgive? What self-limiting belief have you been clinging to? How would your life be better if you banished this belief? Right now, at this very moment, what do you want most? What are you going to do about it? What is the biggest obstacle that stands in the way of your happiness? To enrich your relationships, become an active listener. Do not sit there waiting for your turn to speak. Actively listen to your partner and then respond. 20% of your action should be speaking, while 80% should be listening to your partner. RCRE - Lending Environment Update with Mitchell Stogner

Mike Taravella and co host Will Coleman interview Mitchell Stogner, a Vice President at Arbor Realty Trust    Key Information: Make sure your broker has a network of heavy hitting lenders.  It’s not business as usual but Freddie and Fannie are still originating. The need for lending is still there.  Due to the impact of COVID-19 lenders are pulling back on leverage. While it is all subject to the deal and the sponsor a 5% reduction in leverage is generally what is being seen across the board.  Principle and Interest reserves are changing daily however right now any deal after March 25th is requiring a minimum of 6 months Principle, Interest, and Taxes and Insurance in reserves. Mitch is seeing approx. 90% of these deals only requiring Principle and Interest reserves.  Majority of borrowers right now are negotiation extensions with their contracts. Lenders right now are underwriting more in depth and reducing leverage, however Mitch is still producing and deals are still getting done.  Expert Pro Tip: Focus on the people that are going to bat for you and are willing to work with you to get these deals done. MNS - Mike Konstantas

Welcome to the Movers and Shakers podcast. Our guest this week is Mike Konstantas. He currently lives in Bayside, New York with his beautiful wife, Kelly, his 2 daughters and 3rd daughter on the way. After graduating with a Construction Management / Engineering Technologies degree, he continued to work with his father, in the family custom woodworking business, which his father started over 40 years ago. He continues to manage and operate the business that has worked on some of the largest restaurants in New York City.   Mike started investing in real estate back in 2005 with the purchase of an out of state condo and has continued to build a rental portfolio while making the decision in late 2018 to move into multifamily real estate. Mike closed on his first MF property with his partners in January 2020 and closed on his 2nd MF property in March 2020 bringing his total portfolio to 95 units (plus 479 units as an LP).   He is the Co-Founder of 168 Capital Group, alongside his wife, where their vision is to be able to provide clean, safe and affordable housing to their residents while building a sense of community from within.
