MINISODE Must-Follow Tips to Keep Your Project On Time

No matter what exit strategy you are currently focusing on, time will affect your profit. In today’s minisode, host Andresa Guidelli shares six strategies for managing your schedule so your projects get finished on time.  When you have a property under contract, it is crucial that you have access to the project at all times, from the date of contract to the date of closing. This will allow you to bring in architects, general contractors and anyone else who may need to survey the property to give you necessary estimates. It is also helpful to have a scope of work and finishes list readily available to you while you are showing GCs around the property. There’s no need to reinvent the wheel with each new listing; instead, create master documents that you can adjust accordingly to save you time and money. One of the worst things you can do while completing a project is waste time, whether it be others’ or your own. In order to stay on task, Andresa suggests scheduling as much as you can in advance (such as your demos!) and agreeing on set due dates with your GCs. What She Has Learned From Operating Over 2000 Multifamily Units with Arleen Garza

“We look at markets that have good job growth, good population growth and that are landlord-friendly. Those three things are key,” says Arleen Garza, Principal at Real Estate Equity Partners. When it comes to building a team, most people jump straight into finding the people they want to work with. However, according to hosts Liz Faircloth and Andresa Guidelli, there are actually several steps that you should take BEFORE beginning your search.  Whether you are looking to hire a partner or an intern, you need to begin the process by looking within yourself. Traveling the US in Your RV with April Crossley

“If you want to know how much you’re working in your business, leave your business,” says April Crossley, Owner of Crossley Properties, LLC. April flips and wholesales between 20 and 30 houses a year, owns a portfolio of small multifamily rental properties in Berks County, PA and is a private lender, who invests as an LP and a GP on large multifamily projects across the US. In an attempt to achieve more freedom within her many roles and responsibilities, April recently took her own advice and began traveling across the US full-time in her RV with her husband and dog. Many entrepreneurs may be apprehensive about taking this kind of leap, especially given the demands of their business. However, April explains that it’s crucial to work out the areas in your business where you can delegate to others, especially when it comes to tasks that don’t bring you joy. April didn’t jump in head first; instead, she tested the waters by snowbirding for several years. Once she had identified the areas of her business where she could outsource work to others, who could get it done more efficiently and effectively, only then did she finally take the plunge into traveling full-time.
