One of the questions that gets asked most frequently in the real estate community is, “How do I find a mentor?” However, this might not be the right question to ask. On today’s minisode, co-host Andresa Guidelli will pose a different question to listeners: Are you ready for a mentor? By asking yourself this question instead, you will ensure that you are clear on what kind of mentor you are looking for, what goals you need help attaining, and what you can bring to the table in the mentor-mentee relationship. Turning a Side Hustle into a Full-Time Investing & Design Business

On today’s episode, we talk with Kara Beckmann, real estate investor and designer on how she grew both her investing and design business from nothing. How This Lender Vets Short Term Rentals with Wendy Sweet

Big money can be made in short-term rentals, but the properties don’t have to be where you typically think of as a vacation home. Sometimes small-town short-term rentals are the sweet spot you need to succeed. On today’s episode, we talk with Wendy Sweet on her short-term rental strategy and how you can find and fund a rental in today’s competitive market. Short-term rentals like those you see on AirBnB or VRBO should be ran differently than a standard long-term rental. We discuss with Wendy how she invests and operate her rentals in small towns, how she analyzes potential deals and runs comps, the differences between a fix and flip and a long-term rental compared to a short-term rental, and the must have amenities and features you should prioritize at your property. Wendy also shares how to position yourself for success when it comes to qualifies for a short-term rental loan. Wendy Sweet has been lending money to investors since 2001 as both a conventional lender and Hard Money lender. In 2008, she along with countless others tossed conventional lending to the trash pile. How This Flipper Started in Real Estate Right Out of High School with Dominique Gunderson

You don’t have to know everything before getting started in real estate. On today’s episode, we talk with Dominique Gunderson on how she started investing straight out of high school and has since done over 55 flips and wholesale deals. Your age or experience shouldn’t keep you from diving in. We discuss with Dominique how she got paid to gain valuable real estate experience and education instead of taking on student loan debt and going to college, who she overcame the judgements other would put on her because of her young age, how she got started with little money, and why she transitioned from wholesaling to flipping. Dominique also shares with her how she decided New Orleans was a great market for her to begin her flipping business. Dominique Gunderson is a 23-year-old investor who lives in Los Angeles. Ever since she was a young teenager, she knew that she wanted to invest in real estate, so as soon as she graduated high school at 17, she got started and has been hooked ever since! Dominique began investing in the Los Angeles market and got a lot of experience and deals under her belt by wholesaling. A few years later she was ready to branch off and start an investing business fully on her own. She currently invests in the New Orleans market while still living in Los Angeles.
