When you’re life is turned upside down, how will you find your ground? In this episode, Chandra Lacy tells us how she rose up from a challenging situation and created a new path for herself as a real estate investor. She found a gap in the market and structured a business model that took her from 0 to 90 rental doors. Together with Liz and Andresa, they discuss the importance of finding partnerships, building networks, and having the courage to chase your goals. It started in 2018 when Chandra Lacy noticed a dramatic decrease in inventory. This meant it was harder to find homes for her clients, and she decided to take things into her own hands. Chandra created an inventory and immediately began to work with investors to assist in renovating properties to create beautiful "like-new" homes. This was the start of her flipping business and, with the profits she makes from this, she buys rentals. Through this system, Chandra was able to take her business to the next level. She has also acquired 3 mobile home parks, 60 storage units, and one warehouse with 19 mobile units and 63 RV parking rentals.  As a single mom and a domestic violence survivor, Chandra is passionate about teaching other women how to achieve financial freedom. $100,000 for a lot of people is not that much. But for others, it’s all they have. Regardless of how much it is for you, there are always better ways to spend any amount of money. In this minisode, Liz and Andresa give their take on the question “What would I do with a $100,000?” They emphasize that there is a process behind making any decision and that you cannot just rely on gut instinct or intuition. Rather, you need to have a plan. There are also no guarantees in investing. Losing money is always a possibility and it’s important to have conversations with the people involved to manage any potential risks. Listen to the conversation and come up with your own answer, too! Quotes • “The key there, is if you start to evaluate, do you have a lot of time that might make sense if you want to be more active in this business? You want to go look for the property, you want to manage the project, etcetera. Not just the investment, but the return." (5:45-5:54)  • "Treat your local investments as if it is out of state. Don't want to create another job for yourself? So who do you need on your team? What process can you put in place? It doesn't matter if it is local or out of state. The process and systems are the same with the goal that you are not in it." (7:17-7:42) • “We try not to do everything ourselves. We can't have buildings in other states now and do everything ourselves. But had we gotten that lesson maybe a little sooner, maybe we would have expanded a little sooner.” (8:11-8:18) • “If you want to invest, think about what happens if you lose it all? Can you live with it? Can you continue building it?” (9:46-9:55) • “What's the best-case scenario? And we always want to encourage you to talk like that. Don't just talk about the worst-case scenario, that's not the fun part. Investing is a risk. That’s the reality. Some found quick success but for others, it’s not been a flowery path. In this episode, Liz and Andresa share an honest conversation with Ginny Adkins. She’s a real estate entrepreneur who had gone through ups and downs at the start of her career. From losing everything, even a friend along the way, she has built herself and her business back up by learning from her mistakes and leaning on her network. Listen in and be inspired by her story! Like Andresa always says, when it comes to the finishes, who makes that decision?
