The process of buying a house has become even more challenging especially now that mortgage rates are rising up. Banks, credit unions, and other traditional lenders are happy to take on your application, but how do you know that you are getting the best deal? In this episode, Mariyan Bahadarakhann joins Liz and Andresa to discuss how you could negotiate for lower rates based on your buying objectives, what the best financing options are for you based on your credit score, and how to prepare before making a mortgage application. Mariyan Bahadarakhann was born in Cambodia and moved to America when she was two. She was raised by her mom along with six siblings. As an immigrant, life was not easy growing up and so she swore she’d do whatever it takes to have a better life. Today, she is a successful real estate broker and mortgage consultant passionate about helping her clients attain financial freedom by finding the right mortgage program that fits their needs. Hiring a general contractor requires a great deal of consideration, let alone partnering with one. How do we make sure that we’re choosing the right people and getting the best value? In this minisode, Andresa lists her criteria when partnering with general contractors. She talks about her own experience on how she successfully partnered up with a GC to complete a construction project. Listen in and learn why it’s better to establish a relationship first before setting up a partnership and understand the importance of openness and well-defined roles. If you want to be taken seriously as an investor, then you need to have a track record. Your track record is your resume, and it showcases your skills and establishes your credibility. Having a track record document that highlights your successes is important especially when you are looking for private money lenders. It tells them what results you have already been able to achieve in the past and what kind of return on investment you are likely to deliver in the future. Let’s face it: it’s hard to talk about money. We are so conditioned to think that bringing it up, even to family and friends, is tacky and rude that we’d rather not talk about it at all. However, what we need to realize now is that money is power!
