Storage Wins
Alex Pardo
What if you could finally escape the grind, quit your job, and build real wealth?
Not by flipping more houses or managing tenants, but by owning a self-storage business that creates real freedom. Imagine waking up knowing you're in control: your business is running, your income is steady, and your time is finally yours. That's what Storage Wins is all about.
If you're tired of trading dollars for hours, being burnt out from chasing deals that create more work, and are ready for a step-by-step system to buy your first self-storage facility, even if you don't have tons of time, money, or years of experience...this podcast is for you.
Most real estate investors and employees feel stuck. Maybe you're grinding away at a nine-to-five that drains you or hustling in a single-family real estate business that leaves you stressed and overwhelmed. You dream of passive income and cash flow, but every solution you try just adds more chaos to your life. The truth is, you don't need to manage dozens of properties, fix broken toilets, or put up with nightmare tenants. There is a smarter, more scalable way.
The problem isn't that self-storage is out of reach. Most people are overwhelmed by conflicting advice, all the moving pieces, and the myth that you need a ton of money or years of experience to get started. You end up overthinking, burning out, or worst of all, doing nothing and watching your dreams slip away. Other people are making it work and you wonder, why not me? What am I missing?
The answer is clarity, a proven plan, and a supportive community.
Imagine this: You have a clear roadmap to buy your first self-storage facility in the next six to twelve months, even if you've never done a real estate deal before. You know what to look for, how to find off-market deals, raise capital, and structure acquisitions that build wealth. You're part of a group that values simplicity, automation, and systems that make business more profitable. You are making progress, building cash flow, and finally owning your time.
Hosted by Alex Pardo, real estate investor, coach, and former host of The Flip Empire Show, Storage Wins is your weekly guide to building a self-storage business that serves your life. Each episode brings you practical insights from Alex and top experts, as well as real stories from students and everyday investors. EP224: Haim Mamane Talks about Pivoting from Virtual Wholesaling to High-End Flips (and Gaining More Happiness & Fulfillment In The Process)
This is Haim Mamane's second appearance on the show and a lot has changed since then! Last we heard from Haim he was in Memphis running a team of seven people and closing roughly five to six deals a month. However, about a year or so ago, Haim realized that none of that made him happy and it was time for a shift in business model, perspectives, and even markets! Find out what he's up to today and how he's 'cut the fat' on everything that made him unhappy. Key Takeaways: Haim was always giving info out for free and helping others when Alex and he first connected. Who is Haim and what does he do? After growing the business and having a team of seven people, Haim realized he hated it. Haim decided to change his business model and go for low volume/high spread deals. That way he can make much more money with fewer deals and have a smaller team to manage. Haim didn't want to be a slave to his business. When did Haim decide to make this shift? What was the San Francisco market like as compared to Memphis? Haim shares a quick story of one of his first sellers in SF. Now, if it makes sense to rehab it, Haim will just rehab it. He wasn't doing that before in Memphis. Haim has done two rehabs this year and one wholesale. What does Haim's team look like today? Haim now focuses on the parts of the business that fulfill him and has 'cut the fat' on everything else. What kind of things has Haim been investing in to generate cash flow? Remember, pay yourself first. EP223: Do You Have a Daily Mantra That Puts You in the Right Frame of Mind?
Alex just got back from the Holiday Mastermind with Erik Stark. Not only did he learn a lot, but collectively the group made a nice contribution to the We Are Graces charity! Today's podcast is all about sharing the wealth — the knowledge — with others. Alex shares a perfect example as to why having a strong mantra can improve your mindset and increase your sales exponentially (really!). Don't be afraid to share it with your team and find ways to lift them up in their personal and business growth. Key Takeaways: Alex just got from the Bahamas. It was an amazing experience! Whenever you come across good information, share that with others! Have an abundance mindset. Pay attention to what people do, don't pay attention to what they say. There is no such thing as 'try.' That's a weak word people use. Have a daily mantra and get your team into that mindset too. Alex is working towards encouraging and uplifting his team every day. By the way, Alex has been working one-on-one with a few clients and has a new space open! Mentioned in This Episode: Feel free to connect with Alex about doing a JV! Ron Phillips has 17 years of real estate experience and is more than happy to share his wealth of knowledge with you today. Everything from hiring the right people, failed partnerships, and the steps he took to build a steady stream of cash flow is revealed in today's masterclass! Ron's been able to build a life of freedom where he can take more vacations and spend it with his loved ones. Key Takeaways: Ron just got back from vacation with his family. At the end of the day, money just gives us options. Having a clear life vision was a complete game changer for Ron and Alex. How did Ron get started in real estate? Ron shares how he closed his first real estate deal … with literally no money in his pocket. If you know sales and marketing, then you'll never starve. People today are so afraid of talking to other people. All they want to do is text and not pick up the phone or knock on the door. Don't be those people! What has Ron's experiences been like when it comes to business partnerships? No one can take away what you learn. You can lose all your stuff, but you don't lose experience. It took seven years to build Ron's first company, but through his experience, he was able to rebuild his company within a year. If you don't ask, then you're never going to get the benefit of other people's experience and knowledge. Don't let your pride get in the way of your growth. What does Ron's business look like today? What's Ron's hiring process look like? Ron would hire people who were PERFECT for the position, but it never would work out! Why? They weren't aligned in their values. People who don't align with your core values will eventually cost you money, time, and the glue that holds your team together. What were the steps that Ron took to build cash flow throughout his career? Ron's biggest mistake early on was not putting his money into cash flow assets. How was Ron financing his properties? What happens if 2008 happens again?! What advice would Ron give to his younger self? Mentioned in This Episode: Connect with Ron: RPCinvest.com/, and/or call at 801-990-5109. EP220: Phil Green Breaks Down How His Team Just Closed 21 Deals, and How You Can Dominate in a Crazy Competitive Market
Phil Green is a real estate investor based in San Diego. Last month, he closed 21 deals and he found a majority them through eviction lists provided by the courthouse. When you're in a hot market, you have to dig deeper and find lists that your competition is not willing to do the legwork on. It's harder work, but Phil is proof that it can be more rewarding! Key Takeaways: What's Phil doing when it comes to standing out from the crowd and getting high-quality leads? How can people find quality eviction leads? You have to dig deeper when you are in an extremely hot market. Spend the time to really develop and build relationships with people, especially at the courthouses. Giving them foods and drinks really does go a long way toward building a relationship! Picking up the phone and talking to your potential sellers also goes a long way! Why spend so much money on mailers just to ignore their calls? If you're new in the business, pick up the phone. Phil explains why. What are Phil's KPI's? How does Phil find homeowners' phone numbers? How can investors be more efficient when they cold call people? Phil currently has 25 team members on his team. How was he able to grow it to that size? Both Phil's and Alex's best hires came from referrals in their network. Phil has turned down extremely amazing salespeople because they didn't fit his company culture. Phil shares his vetting process when hiring new talent. Phil offers some final words of wisdom: Don't give up! Keep working hard. It's Alex's birthday! Today, Alex will be sharing a call from a couple of months ago where Erik Stark, Steve Cook, and himself talked about hosting a holiday mastermind in July (where 100% of the proceeds go to benefit the WeAreGraces.org Charity. Who are Alex and Erik? In July, it's Alex and Erik's goal to give back to charity, work with entrepreneurs, and travel. Erik and Alex have been friends since 2010 and even though they give back to the community yearly, Hurricane Irma really made them double their efforts. This year, how can Alex and Erik raise the bar and give back even more? Alex was a big inspiration as to why Erik decided to move from Michigan to Florida. Alex asked Steve for his support, but neither Alex or Erik had an idea of which charity to support. That's when Steve recommended the Lifeonaire charity of choice, which was building homes and schools for people in Guatemala. Steve explains why he is so passionate about the We Are Graces non-profit organization. Alex discusses the structure and the layout of the Holiday Mastermind. Alex highlights the importance of being vulnerable in the Mastermind and how it helps you become a better entrepreneur. Erik highlights the importance of why it's important that the attendees bring down their families to be part of this Mastermind. EP216: Randy Lawrence aka "The Real Estate Preacher" and Alex Pardo Go Deep on Tithing, Getting What You Want By Focusing on Others, & Multifamily Investing
Randy Lawrence is a serial entrepreneur with 24 years of experience as a real estate investor and business owner. Randy is a big believer in designing a life that you want. It's so easy to get distracted from shiny object syndrome and to check out what your friends in the industry are doing to achieve their level of success. You might even want to emulate their methods too. But, everybody's path is different, what works for them might not necessarily be the best fit for you. Have a vision for your life to achieve REAL personal success. Key Takeaways: Randy started his real estate career in multifamily and then built out a very successful single-family business. Randy shares a valuable lesson he learned in the very beginning of his career about always doing the right thing first. Randy's marketing results are great because he has set the intention to help people FIRST. Randy and Alex both strongly believe in the positive benefits of tithe and 'letting go' of that 10%. Why did Randy first get into multifamily instead of single-family property? How can someone get started in multifamily properties? There's more than one way to achieve success. Don't compromise on who you are. Ask yourself: What's the best fit for you? What are your goals? Everyone is different. What works for your friends/business acquaintances might not always work for you. Get clear on what it is that you ultimately want. You should be saying no more often than you should be saying yes. You're going to get hit with so many obstacles along your way. And if you're not determined, it's going to get harder and hard not to derail. How did Randy find this 84 multifamily unit and lock it up? Partnering with others and creating a team effort is key to getting into multifamily. You can't do it alone. Check out Randy's podcast and website! (Link in the show notes). "When we set the intention that we are going to try to help people, not just make as much money as we can, that really exploded things in a positive way." "You gotta be true to yourself in what you want to do and who you are." Ask Alex A Question: Have a question you want featured on an upcoming Flip Empire Show? EP215: Take Your Lead Gen to The Next Level - Part 2
Do not underestimate your network! If you're looking to find new deals, there are plenty of people out there who either know of a buyer, a seller, or a money lender. Just ask them! There are plenty of ways you can lock up deals under contract, but don't forget to be consistent with your efforts and take an 'octopus' approach to your marketing. Key Takeaways: It's crazy how quickly time flies! June is a great month to take time to reflect on your goals. What are some different ways to generate more leads? Direct-mail, bandit signs, outbound calling, door knocking, etc. They all work! What doesn't work is you. Don't forget to network with your people! Think about the title company you work with. Remember: Most people are either buyers, sellers, renters, borrowers, or they know one of the above. Create a spreadsheet of all the properties that don't sell at an online auction. Didn't end up getting the contract with a seller? Ask them when their contract ends and circle back with them around that time. You've gotta have an 'octopus' approach to your marketing.
