Jim discloses the secret sauce of succeeding in retail and the most important factor in determining success of any new business. Extremely important to vet retail tenants as you are “married” to them for sometimes up to 30 years. How Jim is a self-proclaimed “retail nerd” and sits in retail centers and observes tenant behavior. Discusses the types of tenants he wants more of and less of in his centers Hard to scale in this sub-asset class. Purchase prices are typically below $50 million.
