EP 15: The Most Prolific Deal Maker in America with Peter Fortunato
A lot of folks like to claim that they are a great deal maker when it comes to doing Real Estate deals, especially Creative Finance deals. Most folks barely hold a candle to the blazing flame of Peter Fortunato's deal making skills yet he would never give himself this title. His skills have been honed many ways. He not only has been investing since 1965, but he has also attended a seminar a month since then. Even in his late 70s, he still is actively doing many deals a year and still attending/giving seminars. You simply must tune in to hear not only his stories but his philosophy around Real Estate. Many folks love to latch on to his deal structures to try to grasp them but what has been the greatest impact on Courtney has been the way he approaches Real Estate and how he approaches the people within the deals.
What an honor this was! Peter Fortunato is Courtney's main mentor and the greatest influence on her investing career. To interview him in his home was a great delight and something she deeply cherished.
Courtney and Pete cover many topics in their conversations but some you'll want to pay attention to are:
-how he transitioned his income from being a real estate agent to rent income and income from interest (notes)
-a fun secret was revealed: Pete shares what he majored in in college
-he shared the dreamer, starter, estate builder, and ender stages and his thoughts on what folks should do within each phase
-how he gets repeat and referral business and has never sent a postcard in his career
-the secret to how he finds everything he needs in his business
-he breaks down his Benefit House and what it means
-he gives case studies of various deals including one that has impacted him in the most(honestly, there's so much that we can't cover it all here!)
-among other important conversation pieces
Courtney believes it is imperative that every investor learns from Pete at least once in their life. You can connect further with him at PeterFortunato.com. His classes are very practical and I believe that both new investors and very advanced investors can take away many lessons from attending them. His next class is in December where each year he teaches a class full of case studies that focuses on the paperwork and how it impacts deals. Find more information on his Paper Course on December 7-8th, 2024 and to connect with him further, visit his website at https://www.peterfortunato.com/.

EP 11: Building Wealth One House at a Time with John Schaub
We live in an investing age where every guru is telling you to own 1,000 properties and to scale, scale, scale. And boy oh boy has that caused some issues for various folks. Yet that's the bill we are all being sold as the only option. John Schaub has an approach to Real Estate that is frankly contrarian to this Get-Rich-Quick way of thinking yet he has been wildly successful building wealth and a legacy for his family.
John is one of Courtney's top 5 mentors/influences and in this episode you will get introduced to his powerful philosophy around Real Estate investing. He wrote her all-time favorite Real Estate book ("Building Wealth One House at a Time", 3rd Edition) that she has gifted to many, many folks over the years and frequently suggests investors of all skillsets to pickup and read. Many well known investors have been influenced by John like Robert Allen ("No Money Down" author) and Coach Chad Carson (Bigger Pockets author of "The Small and Mighty Real Estate Investor").
Courtney and John cover many topics in their conversations but some you'll want to pay attention to are:
-some lessons he has learned as an investor since the 1970s
-his views on owning a lot of properties/doors
-his views on single family versus multi-family
-what inspired him to write his powerful book, Building Wealth One House at a Time
-the impact his very first investment has made even though it was at retail price
-some lessons he has learned as an investor since the 1970s
-among other important conversation pieces
John Schaub has prospered during three recessions, four tax law changes and interest rates ranging from 6-16% in his 35 years as a real estate investor. His 2016 best selling book Building Wealth One House at a Time, 2nd edition, assisted more than 100,000 real estate enthusiasts on their way to successful investing. His 2007 book, Building Wealth in a Changing Real Estate Market, is available online and in bookstores. He is an accomplished boat captain (power and sail), fisherman, skier (snow and water) and an instrument-rated pilot. John loves to travel, especially with his wife Valerie and their young adult children.
To connect further with John, visit his website at JohnSchaub.com. Courtney promotes very few educators in the Real Estate space but any class John puts on is worth considering, all of his books are worth the read, any online training he has on his site is worth listening to, and the class John Schaub and Pete Fortunato put on every April in Tampa is one that Courtney attends yearly and frequently brings a group to. It is one of her must attends that she suggests.
We hope you enjoyed the conversation and got something out of it to help you on your journey.
