Episode 168: Raw Land Investing: Avoiding Tenants, Toilets and Termites, with Scott Bossman

When Scott Bossman stumbled into the world of land investing, he had no experience in real estate or business. He was working 40-50 hours a week as a physical therapist, but looking for a way to spend more time with his family. In his search for passive income options, he ran across one of Mark Podolsky’s podcasts and was hooked on the idea of raw land flipping as the ideal passive income model, since it avoids “the 3 T’s” of traditional real estate investing (tenants, toilets, and termites). Under Mark’s guidance at TheLandGeek.com, Scott learned how to seek out viable prospects for raw land deals, make the right offers, close deals (often for pennies on the dollar), then sell those same parcels to interested buyers. Scott and his wife, Erin, have been investing in raw land for 4 years. Scott was able to replace his income as a Physical Therapist in just 2 years, and he quit his job in 3 years. He now works as a PT just 1-2 afternoons a week, and he enjoys the luxury of working at home in his land business. Scott and Erin’s business has enabled them to spend more time with their 4 sons and to experience a degree of financial security that they would never have dreamed possible. Scott is now a member of the Land Geek team, and he is passionate about sharing what he’s learned to inspire others to pursue their dreams of financial freedom through raw land investing. What you’ll learn about in this episode: How Scott got started with real estate by listening to Mark Podolsky’s podcast, and how he rapidly found success How Scott made the decision to go into full time land investing after just three years after his first deal Why Scott got over his apprehension and made the leap to full time investing, and how this has had a positive impact on his home life with his wife and four kids How Scott uses direct mail to find investment land and can turn smaller, low value land deals into big profits How Scott and his team have built a list of leads by contacting counties for lists of tax delinquent properties before they go to tax auction How developing strong relationships and being consistent have created great investment opportunities for Scott, and how the number of deals he does has continued to grow What mistakes Scott has made over the course of his career, and how he has learned from those mistakes How Scott uses systems and automation to minimize his effort while maximizing the number of deals he can do, and how Virtual Assistants have become a big part of his business Why going full time with his investing career has freed Scott up to spend more time with his family Why raw land investing can create an incredible passive income stream with low effort and fewer headaches than other real estate niches Resources: Smart Real Estate Coach podcast episode 17 with Mark Podolksy: https://smartrealestatecoachpodcast.com/podcasts/mark-podolsky/ Website: www.smartrealestatecoach.com/landgeek Website: https://www.thelandgeek.com/ LinkedIn: www.linkedin.com/in/scott-bossman-969631110/ Scott Bossman’s Recommended Reading List: Cashflow Quadrant by Robert T. Episode 166: Predictably Outsource Your Lead Generation, with Gary Boomershine

Gary Boomershine founded RealEstateInvestor.com in 2005 out of the need to scale and grow his own real estate investing and home buying business. With a family legacy in the real estate niche and a long successful career in enterprise and emerging technology markets, Gary saw the vision for RealEstateInvestor.com. He noticed the glaring opportunity to leverage people, processes, and technology to gain a leg up in a changing and competitive marketplace. As he worked to develop and use the initial product and service, he saw his real estate business flourish by allowing him to work smarter – not harder and focusing on the one thing that makes money – talking to sellers and making offers. That’s when RealEstateInvestor.com began offering its flagship product, REIvault, to the savvy investor market. REIvault caters to top producing agents, investors, and smaller hedge funds who are looking for a competitive advantage in their local markets. Under the leadership of Gary Boomershine, this service has launched a “technology revolution” within the real estate niche; offering an alternative to the MLS by bringing pre-screened motivated sellers and buyers face to face at the right time. Gary currently resides in Northern California with his wife and two daughters where he continues to manage a global team for RealEstateInvestor.com. He is actively involved in real estate investing and private lending. In his free time, he enjoys fly fishing, skiing, hiking, mountain biking, and traveling with family. What you’ll learn about in this episode: How Gary initially got involved in real estate investing, and how he made the leap to full-time investor in several different niches Why Gary believes that real estate investing is about leveraging other people’s time, money and resources How Gary’s three keys to success are having a good coach, participating in masterminds, and following the principles in Gino Wickman’s book Traction How to find and use the best coaches who are already succeeding in the business niche you want to pursue Why one of the big mistakes Gary sees investors making is losing out on big money because they’re too focused trying to save pennies How Gary and his team do more marketing than anyone else in real estate, with more than 36 million pieces of direct mail and more than a million outbound cold calls How Gary and his team offer a done-for-you service so you don’t have to do it all yourself or hire a VA Why implementing and increasing your volume of lead contacts are the keys to finding success in real estate How Gary’s “5-10-3” rule keeps him on track and focused every day, and how he learned the importance of leveraging other people Why Gary’s biggest advice for new investors would be to find one strategy and coach and stick with them, and to conquer your fear Resources: Website: https://reivault.com/ Website: www.SmartRealEstateCoach.com/reivault Huddle Podcast: https://realestateinvestor.com/huddle-podcasts/ Giveaway: https://reivault.com/LeadCalculator/ LinkedIn: www.linkedin.com/in/garyboomershine/ Gary Boomershine’s Recommended Reading List: Traction by Gino Wickman: https://amzn.to/2YBZgap Three Feet from Gold by Sharon L.
