41. Buyer Representation for Homebuyers with Patricia Long
Worried about how you’re going to earn your buyer commission after the Sitzer-Burnett lawsuit ruling? You definitely aren’t alone. But Patricia Long, broker and co-owner of Keller Williams Preferred Properties, is here to talk us through it.On one level, nothing has really changed. You should have already been requesting your client sign a buyers’ agreement that says they will pay you if the seller does not. You should have already been showcasing your value and going above-and-beyond for your clients. On another level, this could be devastating for first-time home buyers who can barely afford the down payment, but can’t afford to pay the buyer commission out of pocket. These buyers are often black. They will likely either be left behind, taken advantage of, or not catered to.So what can we do? Tune in to hear Patricia’s advice on engaging politically, fine-tuning your value proposition, and doubling down on relationship-building.Resources:Learn more at The Color of MoneyRead Millionaire Real Estate Agent Sign up for the free class on how to understand and demonstrate your value by the National Association of Real Estate Brokers.Become a real estate agent HEREConnect with Our HostsEmerick Peace:Instagram: @theemerickpeaceFacebook: facebook.com/emerickpeaceDaniel Dixon:Instagram: @dixonsolditFacebook: facebook.com/realdanieldixonLinkedIn: linkedin.com/in/dixonsolditYouTube: @dixongroupcompaniesJulia Lashay:Instagram: @iamjulialashayFacebook: facebook.com/growwithjuliaLinkedIn: linkedin.com/in/julialashay/YouTube: @JuliaLashayBo MenkitiInstagram: @themenkitigroupFacebook: facebook.com/obiora.menkitiLinkedIn: linkedin.com/in/bomenkiti/Produced by NOVA MediaThis podcast is for general informational purposes only. 35. Understanding Credit and Credit Worthiness
Credit is a game with its own rules– rules that don’t even make sense a lot of times– but it’s a game all of us Americans have to play if we want to be ok financially. In this episode, we dive into the basics of ‘the game’ and talk about why you really need to work with a professional when it comes to building your credit. We have a lot of “did you know” moments in this episode. Like: Did you know using more than 30% of your credit card limit is bad for your credit score? That’s right– getting your credit utilization rate right will do more for your score than paying off some collection accounts. We also get into the weeds a little bit, for real estate professionals. We cover how the FHFA has started to allow lenders to use FICA 10T and VantageScore models to evaluate borrowers. There is a lot to chew on in this episode. You’re going to have the urge to take some notes and then look up your nearest reputable credit professional. Enjoy!Original summarization of the episode.Resources:Learn more at The Color of MoneyRead: The State of Housing in Black America (SHIBA) Report 2023Become a real estate agent HEREConnect with Our HostsEmerick Peace:Instagram: @theemerickpeaceFacebook: facebook.com/emerickpeaceDaniel Dixon:Instagram: @dixonsolditFacebook: facebook.com/realdanieldixonLinkedIn: linkedin.com/in/dixonsolditYouTube: @dixongroupcompaniesJulia Lashay:Instagram: @iamjulialashayFacebook: facebook.com/growwithjuliaLinkedIn: linkedin.com/in/julialashay/YouTube: @JuliaLashayBo MenkitiInstagram: @themenkitigroupFacebook: facebook.com/obiora.menkitiLinkedIn: linkedin.com/in/bomenkiti/Produced by NOVA MediaThis podcast is for general informational purposes only. 34. Closing the Homeownership Gap with Tre Adams
Minneapolis has long had one of the largest home ownership gaps in the country. In the last five years, though, that gap has started to shrink. Black home ownership is slowly on the rise. Tre Adams of the Signature Group Real Estate team is part of the reason why. He comes to the job equipped– he’s ready to talk about credit scores, down payment assistance programs, and anything else that can help somebody get closer to their goal of owning a home. He surrounds himself with a team of people as passionate about closing the home ownership gap as he is: Loan officers, title professionals, etc.Just like the homeownership gap was intentionally created through racist laws and practices, we can do our part to intentionally close it.
