Flipping 70 Houses a Year From 1500 Miles Away with Tony Javier

Tony Javier is capable of flipping over 70 houses every year from about 1500 miles away. For most agents, that’s a superpower. Tony is definitely one of the best in the business, but it wasn’t always like that for him. In 2001, Tony was waiting tables while figuring out what to do with his life. He almost wanted to be a full-fledged accountant and crunch numbers all day, which he says he’s relieved didn’t happen because he hates doing it now. It wasn’t until he got a hold of a system that taught him how to buy properties sans down payment that launched his career in the world of real estate. Fast forward to today, he now has a team of trusted partners who help him not just buy and sell properties but also serve as his eyes and ears.  In this episode, he discusses the highs and lows of his career as both an agent and company owner, how he runs his business, what makes his job easier, and his tips and strategies that will enable an average agent to work at a higher level.   “Find something that works and then once you make money off that then take some of that money and reinvest it into something else.” – Tony Javier   On Today’s Episode of Flip Talk:   Tony’s Tips for Getting into Real Estate Investing:   Reach Out to Tony Javier:   Rate, Review, Learn, and Share       Join us every Wednesday for a brand-new episode of the Flip Talk podcast. Facebook Ads, Buyers Lists, and What is a Template House? with Cassi DeHaas

Marketing, advertising, growing your buyer’s list, and determining just how much time and resources you should invest in a property rehabilitation project – these are all things that many of us think about on a weekly – even daily – basis. Have you ever wondered if you are investing too much time and resources into a flip? Perhaps you don’t need to take the house all the way down to the studs to get a beautiful remodeling project complete. My guest today is RJ Bates’ partner, Cassi DeHaas. Cassi handles most of RJ’s design and marketing at his real estate firm. Cassi has always had a passion for remodeling, building, and design. Today, she joins me to share her insight and knowledge on ways you can use Facebook Ads to generate more high-quality leads for your business. She explains which Facebook advertising campaigns work best for her as well as describes what a “blueprint property” is and how you should follow it to make the most out of a rehab project without going over budget.   “There’s more creative options out there than people realize.” – Cassi DeHaas   On today’s episode of Flip Talk: How to Make Facebook Ads Work for You: Cassi DeHaas’ Words of Wisdom: Connect with Cassi DeHaas: Rate, Review, Learn and Share    Join us every Wednesday for a brand-new episode of the Flip Talk podcast.  Flip Talk is your show to learn all about the ins, outs, and in-betweens of real estate investing and house flipping.  Email your questions to Topics [a] FlipTalk [dot] com.  Subscribe to the show and share your thoughts by leaving us a review on iTunes, Facebook, join our Facebook Group, or visit our website.

How to Generate Leads on the Phone

All the real estate marketing effort you do through networking, as well as free and low-cost marketing, leads you to the next step in your business -- generating leads. Without clients, your company will cease to exist. Calling people to generate leads is one of people’s biggest hang-ups. The question remains -- how far you are willing to go to take your business and career to another level? On today’s episode, Ryan joins me to share how to alleviate the pressure of getting leads. We talk about the common fears people have when talking to potential clients on the phone, why it’s okay to make mistakes, and a couple of key data points to remember when generating leads on the phone.   "It’s about the relationship, not the numbers.” – Ryan Scialabba   This Week on FlipTalk’s Rookie Play Book:   Key Takeaways:   Resources Mentioned: Rate, Review, Learn and Share   Thanks for tuning into the FlipTalk podcast! Getting Your Buy and Hold Fix with Jordan Stanley

Have you taken a real estate course? Did you pay out thousands of dollars for a few days’ worth of information?  Many people spent a phenomenal amount of money for the course only to find they were no better off after it ended than before they started it.  On today’s show,  I have Jordan Stanley Payne, and he is here to talk about how you can move forward as an investor and to give you a different perspective on guru courses. Jordan is the ‘anti-guru’ guru, and he is the person people reach out to who still have questions about the industry after having spent sometimes $50,000 on a weekend seminar. He is against breaking the bank to break into real estate investing, and he started his platforms to combat the scam artists, so that newcomers are encouraged, motivated, and guided on their way to prosperity.  He is a shrewd and knowledgeable businessman, so you’ll receive valuable takeaways, and concrete advice to help you on your road to financial success.    “The most creative person wins and if you can learn to think creatively on a deal whether it’s buy and hold, wholesale, or a fix and flip, you are going to be successful if you can learn to do that.” - Jordan Stanley Payne   On Today’s Episode of Flip Talk:   Jordan’s Advice to Real Estate Investors:   Mentioned on the show:   Connect with Jordan Stanley Payne:   Rate, Review, Learn, and Share      Join us every Wednesday for a brand-new episode of the Flip Talk podcast. Five weeks in and not only do you have a grasp of the basics and some advanced strategies, but you’ve also expanded your network and learned many ways you can market yourself and generate leads. You know some cool tricks, especially ones that involve software, but what if you’re short on cash to afford those? In that case, there’s one tried and tested marketing strategy that might just save you: door-knocking. Today, Don and Ryan discuss door-knocking, one of the oldest marketing tricks in the book, if not the first. They each share their reasons why door-knocking is effective, what it was like when they did it for the first time, and why they’re still doing it now. They also describe some of the misconceptions about door-knocking and give their tips on how to increase your success.   "The people who consistently market win day in and day out.” – Ryan Scialabba     This Week on FlipTalk’s Rookie Play Book:   Key Takeaways:   Connect with Don and Ryan         Rate, Review, Learn and Share   Thanks for tuning into the FlipTalk podcast! It's All About the Marketing

We are already in the fourth week, and this time it’s all about lead generation and marketing.
