Growing Wealth Through Business Acquisition with Codie Sanchez
Welcome back everybody to the AJ Osborne Podcast! I’m your host, AJ Osborne!
It’s my honor and my pleasure to introduce you to the one and only Codie Sanchez. Codie has a background in finance and also worked as a journalist who covered some of the darkest and heaviest subject matter you could as a journalist - human trafficking. It was after this that she chose to pursue a career in finance. Reason being, she recognized that the placement of capital was what actually brought about change and impact to address world issues. As she says here in this podcast, the power of the pen is mighty, but the power of capital is mighty-er.
Codie got interested in buying businesses soon after by realizing the huge need and desire there is in the market place for business owners looking to offload their companies. Through this, we talk about everything from buying and selling businesses, to debt and how to use it to your advantage, the value of doing hard things, mindset, and a ton more.

From the North Side of Chicago to Owning 1,000 Doors with Van Sturgeon
Welcome back everybody to the AJ Osborne Podcast, I’m your host, AJ Osborne!
It’s my pleasure to introduce you to Van Sturgeon. Van was born and raised in the Northside of Chicago helping his parents own and operate an apartment building. The economy was bad, vacancies were high, and the family had to perform all the repairs and maintenance on their own to limit cost and to make ends meet. This built the foundation for what was to come.
Van later built a company renovating real estate. This gave Van an inside look and connection to real estate investors who were buying and flipping homes while using his company as their go-to renovator. It didn’t take long for Van to recognize and realize the potential there was in real estate investing, whether that be buying, renovating and holding, or buying and flipping. He’s built an impressive portfolio and now has over 1k doors across the U.S. and Canada.
Today Van shares the truth about “finding deals”, the fundamentals of value, and his advice for anyone looking to start investing in real estate.
This episode is packed with tons of great information for anyone in the real estate world currently or those that are looking to break into real estate investing. Be sure to take notes, soak it up, and put to work the concepts Van shares with us today.
Thanks everybody,
AJ

How to Build Yourself, Your Relationships, and Your Business with Jay Malloy
Welcome back everybody to the AJ Osborne Podcast! This is your host, AJ Osborne!
I’m super excited today to have the pleasure to introduce you all to the one and only Jay Malloy. Jay is a real estate investor and built his foundations of real estate investing through wholesaling. We touch a bit on what exactly Jay does, but more importantly, we talk about the HOW.
So often we talk about strategy (especially me!). We build out our step by step pathway to follow, we build our strategy, we think tactically, all to achieve our desired end result. One thing a lot of us fail to truly evaluate and plan for in our preparation, and what we often fail to work on consistently, is OURSELVES. More specifically, our mindsets and our influences and atmospheres.
Today’s podcast is an incredibly in depth look into some of the ways that Jay has built success around great and genuine relationships. He shares some simple tools and resources that he’s used in his own life to help build systems for maintaining and building great relationships with the people he’s chosen to surround himself with. We also went on to talk about this idea of your tribe finding you. Which if you’re doing things right, they will.
Listen in, learn how to truly reach and accomplish your real potential. Take note and put into practice some of these awesome ideas.
Thanks everybody!

The Truth Behind Skyrocketing Lumber Prices with Brian Mullally
Welcome back everybody to the AJ Osborne Podcast! I’m your host, AJ Osborne!
So… if you’ve been online or to your local hardware or lumber store, you might have noticed something - the price of lumber (and materials in general) has skyrocketed. Honestly, saying the cost of lumber has “skyrocketed” even seems like an understatement.
This is why I’m having my great friend and our head of acquisitions here at Cedar Creek Wealth, Brain Mullally on the podcast today to talk everything lumber.
You see, before Brian joined my team, he wandered the mountainside in a flannel shirt, carrying a large ax, looking to strike it big in the lumber industry. Well… that might be a stretch lol. Brian worked in the lumber industry for years and continues to keep up the relationships he built over the years in the lumber industry. That said, he not only knows a thing or two about lumber and what’s currently going on, but he’s also got a backstage pass to the mills, the suppliers, and everyone in between to get the scoop on these crazy events we’re seeing unfold with lumber prices.
Brian shares his years of experience and helps to shed light on why lumber costs have increased so much over the past year or so. We also dive into various economic factors as to why this increase is happening, and how this increased pricing is affecting other industries across the country.
There’s a lot to unpack in this episode, so I’ll let you get right to it. Enjoy, spread the word, and maybe invest in a few 2x4’s…
Thanks everybody,
AJ

How to Go From Single Family to Commercial Real Estate Investing with Brittany Arnason
Welcome back everybody to the AJ Osborne Podcast! I’m your host, AJ Osborne!
I’m extra excited about today’s episode because we get to hang out with one of my favorite real estate friends… the one and only Brittany Arnason! You might know her as investorgirlbritt on social media. She’s become wildly popular on social media with sharing her experiences from BRRR’ing single-family homes. Fun fact - she actually used to sleep in the houses as she was renovating them! Talk about dedication!
If you’ve followed me and this podcast for any amount of time, you might have heard mention my philosophy of scaling both vertically AND horizontally. Brittany is in this pivotal space now moving towards scaling horizontally.
What does that mean?
Brittany is now shifting her focus on commercial real estate investing, specifically (my favorite asset class lol)... SELF STORAGE!
This is an amazing time to have Brittany on the podcast as she’s actively making this transition that so many investors ultimately want to make - the shift into commercial real estate. Whether be more zeros, more management, limited experience, or fear of the unknown, it often proves difficult for so many of us to make these leaps from one type of investing to another.
Listen in and hear how she started her real estate investing journey, where she’s at now, what’s going through her mind, what her plans are, and what she’s actively doing now to accomplish HUGE goals in the next few months. Speaking of goals, we talk a lot in today’s episode about the process of setting and achieving goals, and ways that you can help shorten the timeframes for you to achieve your ultimate goals.
Tune in, take notes, and learn how Brittany is making the move from single-family homes to commercial real estate investing!
Thanks everybody,
AJ

How to Align Your Goals, Your Money, and Your Life with Jim Crider
Welcome back everybody to the AJ Osborne Podcast! I’m your host AJ Osborne!
One of the biggest stresses that most of us feel consistently throughout our lives is MONEY. Money problems can crush dreams, marriages, physical and mental health, and our lives as we know them. Money is a big deal to a lot of us, but how do we get to that place where money isn’t a problem, but more so an asset, a lever, and a tool for us to achieve everything we’ve dreamed of?
This is why I’m excited to have Jim Crider on the podcast today to help shed some light money and what we can do to set ourselves up for success.
Jim had originally been working in sales… he couldn’t stand it, didn’t think he was good at it, and ultimately decided he had to move on. This led him to be unemployed for about an 8 month period of time, which brought to light his own financial situation and stresses that he himself began to feel about money. These thoughts and stresses sparked his interest and set him on the path to financial planning.
Today we walk through some frameworks that will help you identify what your goals are, aligning your actions with those goals, and step by step how you can start working towards and start living the life you truly want to live.
This episode is full of value for anyone looking to get to a place where money, time, life, is completely aligned (which is the vast majority of us!). Take notes, soak it up, and start!
Thanks, everybody,
AJ
