298: Super Time Management Skills - Elite Entrepreneur Trait #3

Today, we’re jumping back into my series on the nine traits of elite entrepreneurs and eight-figure real estate investors–and we’re talking about what it means to truly manage your time. You might think that an elite entrepreneur has to work 80 to 100 hours a week because it looks like Gary V or Elon does it. However, I want you to know this: elite entrepreneurs do more with less. They have a normal work life (or less). They have financial freedom. In this episode, you’ll hear my tips around time management skills. Whether you’re building a real estate portfolio or just about any other business, you may just find them to be invaluable. Key Takeaways with Josh Cantwell How to post and prioritize everything that you need to do each week. Why it’s so important to remove yourself from anything that isn’t essential. The power of adding important tasks to your calendar. Why you need to give yourself hard deadlines. What happens when you commit to other people in your organization? How to give your brain a much-needed break. Why you should set aside days to focus on generating revenue. Want the Full Show Notes? 296: Take 100% Responsibility For Your Life: Elite Entrepreneur Trait #2

The second trait most elite entrepreneurs and eight-figure real estate investors have: they feel 100% responsible for everything that happens in their lives. Everyone I have ever met who owns elite businesses, with great relationships and amazing cash-flowing assets, takes 100% responsibility for their own life.  In the second episode in this series about the 9 defining traits of elite entrepreneurs, you’ll discover why they always know there’s always another deal or another business relationship around the corner. To them, new deals are an infinite and unlimited resource. I’ll also explain the flip side of that–the fact that no one is simply going to bail them out, come to their rescue, or just fix their problems, sight-unseen. You’ll learn how this philosophy gives you the power to design and build your own life on your terms, stop making excuses, and see the positivity and upside in everything.  Key Takeaways with Josh Cantwell Why people who have a W-2 or work for someone else are always financially limited. What it truly means to be 100% accountable not just to yourself and your family, but to everyone who relies on you to live a better life. How 100% responsibility gives you the freedom to build and live life on your terms. Elite entrepreneurs are always networking and building new relationships. How my pancreatic cancer diagnosis wasn’t going to stop me from accomplishing my goals and building my business. Never give up. Want the Full Show Notes? 295: Learning about Commercial Real Estate Syndications The Easy Way with Andrew Schutsky

So you’ve decided to take the plunge and become a real estate investor. Now it’s time to get into your first deals as a general partner. If you’re anything like me, you probably want to ramp up fast–but you might think you don’t yet have the network, the tools, or the capital to make it happen. My guest today is Andrew Schutsky, and he can show you that you’ve got everything you need to hit the ground running. Andrew is the founder of Redline Equity, LLC, and his firm specializes in acquisitions, improvement, and management of large apartment buildings. He started investing in real estate over 14 years ago and got started with a very cool house hack in 2007.  He’s a general partner and limited partner in over 1,100 units–and, most amazingly, he got into his first two deals as a general partner only five months into his career in multifamily syndication. In this conversation, Andrew lets us in on how he’s positioning his debt to address the challenges of rising and dropping interest rates, how he structures syndications (and what properties he loves most), and how he landed his first deals so quickly. Key Takeaways with Andrew Schutsky What makes a property stand out to Andrew right now–and why he’s interested in vintage properties that were last updated between the 1970s and 1990s. Why Andrew sees multifamily as a solid hedge against inflation. How maintaining great relationships with a personal touch sets their company apart from their competitors. How to transform your mindset as you jump from home ownership to offering on 100 or 200-unit properties. The key steps that allowed Andrew to take the leap from mastermind student to general partner on his first two deals in just five months. Want the Full Show Notes? 294: Invest for Cash Flow Now: Elite Entrepreneur Trait #1

What makes someone an elite entrepreneur or an eight-figure multifamily investor? It’s not because they’re making half a million dollars a year in passive income, earning millions a year in total income, and using real estate to minimize their tax burden. A few things that I’ve noticed over the years is that they’re fit, happy, healthy, surrounded by family and friends, and have their finances in order. They take care of themselves, have great relationships, and have fun–and they have nine key traits in common above everything else. In this series, I’m going to share with you all nine of these traits, beginning with this one: elite entrepreneurs invest for cash flow NOW. And in this episode, you’ll learn the philosophy behind this strategy, how to find deals with cash flow in mind, and why investing for cash flow always works. Key Takeaways with Josh Cantwell The difference between investing for cash flow now and flipping properties. Why elite entrepreneurs use other people’s private money–not bank debt–to fund their deals. How to make improvements on a new investment while keeping it cash flow positive. What you can do to get your cash flow to equal your day job’s income. The one thing I regret from my real estate investing journey. Want the Full Show Notes? 293: Chris Miles on How Cash Flow is the Spark to Better FIRE

Whether you're starting a cozy campfire or striving for a fulfilling FIRE (Financial Independence, Retire Early) retirement, you just need a little spark. And today's guest is here to tell you that if you really want to retire early, the spark you're looking for is cash flow and not a million-dollar portfolio invested in the stock market. Allow me to introduce you to the 'Cash Flow Expert,' Chris Miles, to explain how it's done. Chris is the founder of Money Ripples and an Anti-Financial Advisor. He's the host of The Chris Miles Money Show and has been featured on US News, CNN Money, and Entrepreneurs on Fire, just to name a few. Using his proven strategies, he's been able to retire twice before turning 45. Why? Because he understands cash-flowing assets and gets results. And he's helped his clients increase their cash flow by as much as $300 million in the last 12 years! In this episode, Chris and I are digging deep into how to put your money to work for you. You'll learn how he extracts maximum value out of every dollar, the key moves you can start making right now toward retiring early, and the critical mistakes that lead millionaires into poverty in retirement. You'll also hear a fantastic analogy of how 250k in real estate compares to a million dollars in the stock market that I know you'll love. Enjoy! Key Takeaways with Chris Miles Why Chris is anti-stock market and anti-mutual fund–and how following Dave Ramsey’s advice to the letter left his father with no real retirement fund. What Chris did to retire at 28–and what happened when he lost his McMansion and Mercedes at the height of the Great Recession. How to get out of the rat race, eliminate your debts, and free up your cash flow at any age. The difference between spending a million dollars–or $250,000–to earn $50,000. What it truly means to achieve financial independence. Want the Full Show Notes? Two years ago, at the height of the COVID pandemic, we had only begun to see how consumer spending habits would change. Two years later, people are still spending more time at home–and still trying to make the most of their spare bedrooms, offices, garages, and basements. 290: How the Housing Market Will Impact Class B Apartments

A lot of people want to buy houses–and a lot of them are saying, “Prices are overheated. Interest rates are going to go back down, and I’m going to wait it out.” Unfortunately, that’s not going to work. And the reason is because of supply and demand. In today’s episode, I walk you through the hard numbers to show why the housing market is all but guaranteed to stay hot for years to come, even if we experience a significant economic downturn. You’ll also learn why people who get boxed out of the housing market will be very interested in Class B suburban apartments–and how this is creating great opportunities for investors and operators. Key Takeaways with Josh Cantwell How simple supply and demand indicates that the housing market isn’t going to cool off any time soon. Why I expect that supply will continue to be less than demand, even if rates continue to go up, for years to come. The great opportunities that are being created for owners and operators of B class apartments in the suburbs. Want the Full Show Notes? 289: From $60M in Assets to Zero: A Comeback Story with Mike Morawski

What’s the one thing many people love more than a success story? A comeback story. And today’s guest has a great one. Today, I’m talking to Mike Morawski. Mike is a real estate investing veteran with over 30 years of experience. He’s the Founder and CEO of My Core Intentions, an author, a real estate trainer, a public speaker, and a personal coach who partners and joint ventures with his students. He’s controlled over $285 million in transactions and has learned many valuable lessons over the years. After a few years of incredible success and growth, everything changed in 2008 during the economic crisis. This left Mike in a defensive position. He started scrambling and let his guard down with some poor decisions. Ultimately, those decisions led to a 10-year federal prison sentence for wire and mail fraud charges. So how do you overcome such a terrible time in your life? With resilience and the proper mindset. In this conversation, you’ll hear how Mike scaled from one 11-unit deal to managing 4,000 units and $60M in assets in under 30 months and how he lost everything. He shares some great insights on how to shift your mindset, get over your limitations, and avoid making critical mistakes that can set you up for failure as an investor–and much more. This is a great, honest episode, and I’m excited for you to hear it! Key Takeaways with Mike Morawski How Mike turned an 11-unit deal into a 60 and then a 300-unit deal. Why it’s on you–and you alone–to change your mindset and get over your self-limiting beliefs. The mistakes Mike made to go from $60M in real estate to losing it all and going to prison. How to design your buying strategy. The common traps real estate investors fall into. How to underwrite and stress test your deals. How Mike grew way too fast, did too many deals, and lost everything–and how to avoid making the same mistakes he made. Want the Full Show Notes?
