283: David vs Goliath: Closing a $16.3M Deal
When someone wants to sell a property, they often go through 'the process.' They get professional photos, put together an offering memorandum, have prospective buyers tour the property, and take a call for offers. In this episode, I’m going to break down how we closed the deal on a property called Stuart House, and beat a Goliath in the real estate industry. The owners had many offers and eventually narrowed it down to our team and one from a much larger buyer with a billion-dollar portfolio and over 55 complexes. Ultimately, they chose to sell to us for $16.3 million. What was the deciding factor? The seller liked our portfolio, our track record, and our value-add plans for the property, which made all the difference. I'm excited to share how this deal went down with you today. 281: Building a Real Estate Portfolio in Your Own Backyard with Tyler Brummett
When COVID hit, many businesses realized that they had to change their strategy, and we were definitely one of them. So, we decided to shift our focus to concentrate on the Cleveland area, where we could control construction, property management, and much more from our own backyard. With our key players located in the Cleveland area, it just made sense. Throughout this transition, one of our key players was Tyler Brummett. Tyler is our Chief Operating Officer at Freeland Ventures and head of our acquisitions and asset management team. We’ve been business partners for about two years, during which time we’ve acquired over 2,000 new units. So today, I figured I’d bring Tyler on the show to walk us through how we procured our latest acquisition called Stewart House. We’ll break down how we were able to take a property from 80% vacant to 99% occupied and the difference between a vanilla apartment complex and one that attracts great tenants willing to pay a premium. 279: The Difference Between Loan and Deal Sponsorships with Josh Cantwell
Last week, I was in Houston to check out the 552-unit and 104-unit buildings that I own with some JV partners. I also attended a mastermind with intermediate to advanced residential investors who are new to multifamily, but have extensive experience flipping and wholesale homes and oversee 200-500 units. One thing that I noticed, as they grow their businesses and start to do larger deals, many of these guys are now trying to sponsor loans–and their questions inspired today’s episode.
