And grew her portfolio year after year. She began flipping during that time as well. WHY DID SHE LEAVE HER CORPORATE JOB AFTER 14 YEARS!: "It was the desire! It was the desire that I did not want to go back to a corporate job... I did not want that life anymore!" HOW DOES JULITA BALANCE FAMILY AND BUSINESS: "For me, personally, Family always came first. In our life, we determined that our kids were to be put first. Before any jobs any careers. But at the same time we had goals and dreams... so we really just started WITH A PLAN!!!" JULITA'S FAITH IN HERSELF: For a period of time Julita was a single mother of THREE CHILDREN. "I never felt like it was work. I enjoy it. It's a job. Its not a get rich over night scheme... It's not easy! There are days that you want to give up.There are days that you want to throw in the towel. And, Believe me... there were many days that I reached out to a friend or to my Mom... and say I think I just need to go back to cooperate America... but when the time passed and the little ugliness would pass then I would refocus and stay energized!" ON MANGING YOURSELF and YOUR BUSINESS: “Sometimes you just need to break away from it. Take a vacation. Go to the park. Get away from your desk. A lot of us (RE Investors)work from home. That was a hard transition for me…” Julita went from a steady 7A-5P job. She would come home and take care of dinner and take care of her children to… “nobody is telling me what to do, giving me a budget to work with, giving me KPI’s that I had to meet… I had to figure it out!” ON MENTORSHIP: Julita is currently apart of 7 Figure Flipping by Justin Williams. And when I was about to graduated from High School a few years later she told me she made about twenty grand in equity on it… it had gone up twenty grand. And I’m like I’M DOING THAT!” WHAT CATAPULTED ROD FROM MEDIOCRITY to SUCCESS: Rod got his Brokers license as soon as he turned 18. “I didn’t make any money my first year. Made ten grand… twelve or fifteen my second year. My third year though, I met a guy who taught me about MINDSET and ATTITUDE and I made in the hundred thousand range…” MENTORSHIP!!! Find a Mentor! Rod 10xed his profits BEFORE 10X was even a thing!!! All because of a MENTOR! “In 2006 my portfolio went up 17 million dollars while I slept.” And the 2008 came along. Rod had about 800 units and SFR properties spread through out three states and he got crushed. “I lost it all. I call these seminars. This was a 50 Million Dollar Seminar for me.” HUGE LESSON: “What was fascinating to me was that my multi families did just fine, it cash flowed throughout that crisis. My single families didn’t. THAT WAS THEN, THIS IS NOW… ON MINDSET: 80 percent of your success in anything is MINDSET or PSYCHOLOGY. This homeowner displacement has driven, and will continue to drive, households out of residential owner-occupied property to renter-occupied apartments. ECONOMIES OF SCALE GO BIG OR GO HOME!!! Economies of Scale start at a very high level. GO PRO. Large properties have access to professional property management firms on a different scale than smaller properties." PAUL'S GREAT LESSON: In my personal life I am all about swinging for the fences. I love to invest in my family. I love to invest in relationships. I talk really loudly to strangers. I really want to care about people. As far as investing is concerned: I don't want to swing for the fences anymore. I used to believe in the double or nothing thing... the problem with that is the law of risk is commonly believed: low risk - low return, high risk - high return. We want to believe that! The truth is it is LOW RISK - LOW RETURN, HIGH RISK - HIGH POTENTIAL RETURN... HIGH POTENTIAL LOSS..." PAUL'S BIG WHY: "I want to thwart human trafficking and I want to rescue its victims...
