In 2009, He was able to save for an A-class rental in Seattle. After discovering the difference between 'Cashflow Investing' and 'appreciation investing (gambling/speculating)'... Lane moved his portfolio into 11 single family rentals in Birmingham, Atlanta, Indianapolis, and Pennsylvania. Today, Lane is laser focused on Class C & B Multi-Family Apartment investing because of this Nation's demand for affordable housing. "JUST GET IT!" Get your first property and get that cash flow! MUST READ: "I read "The Millionaire Investor by (Gary) Keller. This is really the only book you need." ON 1031 Exchanges: Lane took his first TWO rental properties and turned them into NINE highly cash flowing properties!!! Listen in for more information and what lessons he learned! ON TURN KEY RENTALS: Lane says you can either go to the provider and you'll get the best price but they are not always going to have your best interest at heart. OR you can go to marketers... but they will usually throw on their fee! If you want more information on vetting Turn Key operators you'll need to wait for his book to come out! THE NEXT STEP: "I hit my 10 property Fannie Mae limit... and out of the 10 properties at least 1 of them goes into foreclosure a year"... then there's the cap ex... "it's just not scaleable." "Multifamily is the trajectory that I am headed in! ... The US Government wants good, stable housing for the general public"... They are incentivizing investors with non-recourse debt from Frannie and Freddie. ON BUYING MULTIFAMILY: "Be patient and hit your criteria." And "key in on expense on the P&L - if there is less than 3K, I throw it out..." ACTIONABLE STEP: "START WITH SINGLE FAMILY... You need experience. You need the liquidity. You don't want to make your first mistake on a 2 million dollar property! Who the heck will work with you if you have no experience... It's all about adding VALUE." Time Versus Money: Jide Allufa and Marvin Espinal: Episode 60

Marvin Espinal was on his way to getting his doctorate in Physical Therapy before the REI bug hit him. Marvin started about 8 years ago renovating properties off the MLS in the DC and Maryland markets. After a visit to Ohio introduced him to a new, less expensive market… his business took off. When the MLS dried up, Marvin came back to his original market to focus. Jide and Marvin met at an REIA meeting that Marvin was speaking at. Jide on Investing on Yourself: “I trust You.” Jide spoke with his wife and she was ALL IN! She trusted him to succeed and take their lives and new business to the highest level. Marvin on SYSTEMS: “I’m only one person and I can’t renovate an entire property by myself… It’s alway been a concept of time or money. Whether I’m going to give up a tone of time to save some money or if I’m going to give up some money to have more time. At the end of the day YOU CAN’T BUY MORE TIME.” Jide on the HUSTLE: “You best believe I’m going to get it done!” When Jide decided to jump into the world of Real Estate he dropped 25K on a coaching program. It was one of the best decisions that he made. It forced him to LEARN, GROW and HUSTLE! ON PARTNERSHIPS: Jide is the happy, customer service orientated face of the company. “The people Person.” Marvin is the “stoic” numbers guy… detached when it comes to decision making. A perfect combination! Jide and Marvin focus is primarily on Wholesaling. They focus on time vs. money and the wholesale/wholetail model gives them the returns they seek in both arenas. Episode 59: Don Costa: Know Your Value

We are so honored to have Don on our show. His story is inspiring... FROM DON: I am a husband and a father, I am a real estate investor and for better or worse I am an entrepreneur. In 2012 I was broke and I don’t mean broke in the “I don’t have enough to do what I want” kind of way. I mean broke like I had to choose between groceries for the week or the electric bill. I would literally grocery shop with my calculator in hand so that I wouldn’t embarrass myself at checkout. More than once I pulled up to the gas station and bought one gallon of gas with quarters so that I could get my kids to the sitter. That year I mentally hit my lowest point, feeling defeated, scared, and in a deeper hole than most of you that are just starting out. I looked in the mirror and had that honest conversation with myself. “What is it I really want to be doing?” I knew I wanted to get back into real estate, but this time being more focused and running it like a proper business. I made the decision to build a true real estate investment company. So, how did I climb out of the hole and back into the light? I posted ads on Craigslist looking for joint venture partners and for agents that wanted to work with investors. Next, I started calling agents to let them know that I was a player looking for properties. I interviewed contractors, vendors, and spent some time at Home Depot learning product costs. What was the result? I met an investor through the Craigslist post and found an agent that had a property I could flip. I made connections with a few of the vendors that I still work with to this day. Lastly I gained team members who believed in me and helped in growing the business. All of this happened less than 30 days from the moment I made the choice to change my mindset and in a handful of months I had the first check. It was gone before I got it, of course, but regardless I was in business! As I look back one thing stands out – “as if”. From day one I acted “as if” I had money in the bank and I was already crushing it. I acted “as if” I had been doing it for years with all the confidence that came with it. From day one I acted “as if” I was building one of the largest and most reputable house flipping companies in my market. That mindset gave me the strength to overcome obstacles and the confidence to build the necessary relationships to succeed. I won’t even try to pretend it was easy, it was some of the hardest work I’ve done. But now I have the checks to prove it was worth it! Four and a half years after that day looking in the mirror I sit here simply amazed at what was accomplished. This company has become such a strong force in our market. DON's BIG WHY: I am an entrepreneur to the core and I love making deals. My why’s run deep and in a lot of ways they are complex. The foundation of who I am is built by my faith in God. It motivates me every day to be a better person. The beauty of life through the eyes of my children and the life that I want them to have is what drives me each and every moment of the day. Bottle all of it together and you have the perfect storm for massive action. I truly love what I do because real estate investing has given me the time and freedom to enjoy my children. It has given me the chance to live life on my terms and I honestly can’t imagine doing anything else. Real estate investing has truly changed my life for the better. ACTIONALBLE STEP: Network!
