EP 88 Is your portfolio agile or fragile?
In the face of changing market conditions, how agile is your property portfolio?
In this episode of Investing Insights with Right Property Group, Phil Tarrant, Steve Waters and Victor Kumar unpack the latest news shaking up the market – including stamp duty reforms, the rising cost of living and the rental accommodation crisis – and give their insights on the consequential changes it will bring on property investing landscape.
The trio also explains that those who have buffered their portfolios for major fluxes are those who will rise above the pack, while discussing how impostor investors or those who constantly followed the herd and built fragile portfolios will inevitably become a statistic in these rougher market waters.
They discuss how investors can fine-tune their portfolios to become agile and lean, enumerate the questions investors should be asking themselves under current market conditions, and underline that any market downturn can be a golden opportunity if you’re armed with the right mindset and strategy.

For over 15 years, Steve Waters and Victor Kumar have experienced the ups, downs, the ins, and outs of many property cycles. As rates are once again on their way up, it could be easy to retreat without considering the potential opportunities that the current cycle offers.
In episode 86 of the Investing Insights Podcast, Steve and Victor discuss how some elements of the market have over-performed well and truly and that is not healthy. Contractions in the market may well happen. This is cyclical and people need to realise that this is just another season. As cycles change, new opportunities arise and these may be disguised as wrapped up in problems! It is a matter of understanding how to unwrap the layers to solve the problem. Over the next 12-18 months there will be several types of opportunities to look out for - be aware though that not all investors' circumstances are suited to what will be available and therefore will be best to sit out.
In this phase of the cycle, those who are prepared will come out shining in the end, and those who are not can easily be bitten by the changes - the good news is, it isn’t too late to do your groundwork and prepare. This includes knowing your costs to operate from your household expenses to your investments.
A key point that Steve and Victor mention in most episodes is the importance of addressing the fundamentals understanding that investing is all about the medium to long term.
There is no magic formula- if you are not prepared, DON'T do anything! The best tip of all is trying to time the market is a fool's game.

EP 82 By burying your head in the sand expect the consequences- be proactive instead. We share how.
In this episode, Steve Waters & Victor Kumar talk about “burying your head in the sand”, a behaviour of many people regardless of what the issue may be. Life gets hard, curveballs are thrown, you make a poor choice, etc. Pretending whatever isn't happening, aka burying your head in the sand, will not solve it, and usually makes the situation worse. Life will give you lemons and how you receive and respond to those lemons will impact you, in either a positive or negative way.
It is of greater benefit to be proactive rather than reactive. Easy to say when the media share it's all doom and gloom! However, sometimes these headlines can be misleading, so it is important before forming an opinion to read and digest the data carefully.
Truth be told, most people tend not to worry about tomorrow, instead, living for now and bury their heads in the sand about the future. Nobody knows what’s going to happen. However, the key is to be aware of the narrative and prepare accordingly.
So let's talk about the elephant in the room which is rising interest rates? Most new investors have yet to see an interest rate rise in the past 10 years, rather they are accustomed to rate reductions! Steve and Victor have been through a run of 7 months of rate increases in the past, so know only too well how to get prepared for the upcoming rise or indeed rises.
Realistically, we have a 2-3 month window to prepare. Being proactive means spending the next 4-6 weeks preparing to give yourself the box seat, that is, protect what you have and take up the opportunities as they arise. Note that if you fail to be proactive, you will be left behind.
Be involved in the monitoring and measuring and get clear on what you need to do. By doing the work well ahead of time, you will save yourself much grief. These include looking at how car leases/loans affect your serviceability, reviewing fixed rate expiry dates, and the impact on cash flow moving to variable P & I for example.
Victor and Steve regularly say, invest between the flags by being proactive and applying strategic and methodical steps to move forward. As an investor, do background checks yourself for what the future holds because you can’t always control the situation, but you can control your attitude towards it.
And there’s no better time to understand this than now.
Learn more about how you can gear up against any market challenges, and how you should position yourselves in the ever-changing market today.
