RPP - Nikolai Ray
Nikolai Ray is the founder and CEO of the MREX, creating marketplaces for multifamily markets and secondaries market for real estate. Nikolai discusses with Rand Partners how people overemphasize cap rates in value-add deals. Key Information: Cap rate is the annualized return on investment if you purchased a property all cash The problem with focusing on cap rates with value add deals is that: Debt is used to purchase real estate (leverage) Cash flows aren’t stabilized, but cap rates are based on annualized cash flows Don’t look at averages of exit cap rate, look at ranges Connect with Nikolai: www.MREX.co Linkedin Facebook Invest with Rand Partners

She is a mom, wife, and the co-founder of Thrive: Make Money Matter, the #1 rated conference for entrepreneurs on earth. She is an expert in initiating, nurturing and maintaining relationships. Sanja loves to teach the 4 pillars of what creates a Thriving Woman: Beauty, Confidence, Wisdom and Community. She also loves sharing how she gets the attention of influencers you “can’t reach”, creating win-win scenarios to create true lasting relationships. We are often asked "What events would you recommend I attend?" Well this is one for the ladies that our team highly recommends you make a priority. If you're a husband/boyfriend, although this event wasn't created for you, you'll want to keep reading. It's no secret that women entrepreneurs/investors are BOOMING, but sadly there aren't a ton of communities and events specifically designed for women...until now. Sanja Hatter is a good friend of ours and we are so proud to share she has created the first ever Thrive Ladies' Academy. This event is the all new sister-hood that the female entrepreneur community needs. There are 100 women coming together to learn, network, and grow. The funniest part is Sanja chartered a yacht, this event is taking place on the water! Women, if this is the year you're ready to take yourself and your business to the next level, you'll want to be there. Gentlemen, if you want your significant other to show up with more confidence, support you more in your career/business, and have resources that will support her on her journey, you will want to get her on the boat. Gwyeth has a BS in Economics from James Madison University. After graduation Gwyeth worked at an old Rockefeller Company performing domestic and international cost of living analysis. He then transitioned to investing and worked as a proprietary equity trader for multiple New York based companies. At this time Gwyeth began to explore alternative investments to Wall Street. He turned his NYC apartment into an asset by renting it and moving to AZ to be with his future wife. There he found another passion; helping people with limb loss. He followed a path where he became a certified prosthetist and in 10 years has helped countless amputees achieve feats that few “able-bodied” people could even imagine. Gwyeth’s career in prosthetics didn’t stop his passion for investing and today his multi-family portfolio includes over 750 units.

MFZ - Spousal Stink Eye
Welcome to the Multi-FAMILY zone podcast, where business meets family. The hosts of the show, Julia and Gino Barbaro, have been married for over twenty years, and have six children. Julia homeschools the children, and recently became a marriage and life coach to help couples become better communicators and help enrich their lives. The couple is constantly asked about how they balance their entrepreneurial & real estate journey while raising their kids. The Multi-FAMILY zone was created to address these questions, along with a host of questions from the Jake & Gino community. In their first episode, they tackle the Spousal Stink Eye. The annoyed look a spouse receives when he or she picks up the phone during family time. We discuss how to confront and discuss the Stink Eye openly, and how to communicate with your spouse about whether or not you need to pick up the phone. The couple also discusses how to create boundaries, and how to share quality time together. These are some of the questions that we answered on the show: What systems do you have in place to make sure you communicate effectively and avoid “talking shop” during family time? How do you encourage appreciation of each other and avoid comparing the time and effort you each contribute? What boundaries do you have in place regarding your business life and family life? How do you navigate differences in priorities and expectations for how you run your business without making it personal? What have you done to avoid a spousal relationship that feels more like employer/employee or coworkers? Do you have suggestions on how we can open up the communication so that both spouses can be on the same page? What are some great inquisitive questions that we can ask to dig down to the root of their concerns? We would love to hear your story on how you avoid the Stink Eye! Email gino@jakeandgino.com or leave a comment down below with any questions on family and business, and he will be sure to answer it on a show.
