Eliminating the Noise to Grow HER Investments on HER Terms with Carissa Swanwick

There is so much NOISE in this real estate investing world. But to be truly be successful in this business you need to create goals that work for YOU and stay true to these goals no matter what happens. On this week’s episode, we have the pleasure of chatting with Carissa Swanwick from Cultivate RE. Her real estate investment philosophy “Invest in homes I can be proud of and tenants want to show off to their friends” guides her strategy and mindset. With Carissa’s life-long interest in architecture, design, and construction, she had the goal of someday owning investment properties and making them great homes…when she retired. She believed that spending her time on her passion was a goal for the future; not something that she could do now while building a corporate career and raising a family. In 2014, she decided that "someday" needed to become "today" and decided to make her dreams a reality. Carissa decided that waiting for someday to pursue her passion is no way to go through life and so she began to learn about real estate investing and buying properties. Carissa works full time and manages to also grow her investment portfolio that consists of both single family and small multifamily properties. Carissa also has a wonderful blog called “Cultivate RE” where she shares all of her wins, learnings, and investing tips with other real estate investors. On today’s episode, we cover some fantastic topics: How to create an investment strategy that works for YOU How to eliminate the noise and stay true to your GOALS #1 tip to buy properties “on market” Importance of being “prepared” to jump quickly on ANY deal Key questions to ask to attract the BEST tenants for any rental What REALLY matters in being successful in this business Book mentioned in the show: Thrive: The Third Metric to Redefining Success and Creating a Life of Well-Being, Wisdom, and Wonder by Arianna Huffington Carissa’s contact information: Check out her website: https://www.cultivate-re.com Email: carissa@cultivate-re.com Social Media: @Cultivate_re InvestHER Community Join us on our mission to support and empower as many women as we can to live a financially free and balanced life. It’s NOT Who You Know, It’s Who Knows YOU with Stephanie Pappas

We all hear how important “networking” is to grow your real estate investing business. However, most people are not effective AT ALL when it comes to networking. They really don’t know how to “work a room” and leave with solid opportunities to build long lasting relationships. They just collect as many business cards as they can and think they have been successful at networking. It is not everyday that we have the chance to chat with the Executive Director of one of the largest (and oldest) real estate networking groups in the country, DIG, which stands for Diversified Investor Group, which is based in Hatfield, PA and serves Philadelphia, PA and the surrounding counties. DIG is a nonprofit organization that’s been around since 1978. Stephanie Pappas is not only the Executive Director of DIG but also an active investor specializing in flipping homes and licensed realtor. How to Leverage Your Personality to Achieve Everything You Want with Liz & Andresa

One of our favorite best selling authors, Marianne Williamson, once said: “It takes courage...to endure the sharp pains of self discovery rather than choose to take the dull pain of unconsciousness that would last the rest of our lives.” Self awareness and self discovery are not always the easiest to explore about ourselves. However, if you want to be a successful real estate investor, it is imperative to continue to improve yourself by leveraging your strengths while identifying and managing your blindspots and what Liz likes to call “areas of opportunity.” While helping grow DeRosa’s portfolio, Liz had a career for many years where she worked with Fortune 500 companies to develop team and talent development programs. Liz has facilitated hundreds of workshops for universities, business conferences, and executive level trainings.  She had a deep expertise in one of the most well respected “personality tools” called the Predictive Index. On today’s minisode, Liz and Andresa talk about the importance of “knowing oneself” in order to leverage strengths and identify shortcomings and blindspots. Liz goes into a lot of detail about the different personality “types” so that the ladies listening can identify what behaviors are working for them and which behaviors are NOT working for them. We cover a lot when it comes to “personalities” such as: A deep dive into the most common personality traits so that you can determine YOUR strengths and areas of “opportunity” How to determine what type of communicator you are How to leverage your strengths to build a diverse team Learning where your confidence comes from and utilizing this on a daily basis Recommended Personality Assessments: The Predictive Index assessment Kolbe Index StrengthsFinder   InvestHER Community Join us on our mission to support and empower as many women as we can to live a financially free and balanced life.
