How This Attorney Went from Billing Hours to Owning Over A Million in Assets with Stephanie Cabral

Stephanie is a buy and hold investor of single family homes and duplexes in central Connecticut. She unknowingly discovered investing in 2012 when she bought and renovated a condemned duplex despite hefty student loans and a modest salary. Since she began intentionally investing in 2015, she's acquired 2 buy and hold properties each year, has done one flip, and one joint venture. All of her acquisitions require renovations and her projects have ranged from $15k-$160k in rehab.  Stephanie has used 203k financing, hard money, private money, a partnership, conventional and commercial loans, and the equity recapture method (known to many as the BRRRR strategy). She is a lawyer by trade that turned to real estate to improve her quality of life. She also joined Colliers International as a commercial real estate agent to facilitate this transition. Her slow and steady investing has paid off. (MINISODE) What I Learned from Converting a Commercial Building to a Triplex with Liz & Andresa

Welcome back to another MINIsode of the Real Estate InvestHER Show. These MINISODE episodes will be 10 minutes or less and be a real life story from Liz or Andresa! On this week’s episode, Andresa shares a story when bought a commercial building off market. This building was zoned commercial on the first floor and had two residential apartments above the storefront space. Due to the changes in the community, Andresa knew she would need to convert it to residential. As many have experienced, the zoning process can be a challenging and frustrating process, but she navigated the process and was finally able to convert the building to a triplex. Today’s minisode lessons include: Build a relationship with the community and seek to understand where they are coming from. Ask for what you want. You may not get it all but you need to ask for what you want -always! Get team members that know the process involved immediately. Our local attorney had done zoning changes several times so he was able to navigate to the process easily and our architect was aware of what the community might ask. Before purchasing the building, run the numbers for different scenarios. In this case, we ran the numbers as a residential triplex and a mixed-use building, in case the zoning was not approved. Beka Shea has a fascinating story. Before she became an entrepreneur with a large team flipping and wholesaling deals, Beka was in the Navy as a mechanical engineer. She had a great job but felt the travel was a lot with small kids. When her 3rd daughter was born in 2013, she decided to spend less time traveling and more time at home. This week, Liz shares a very emotional and tough situation that happened to her and her husband last year when $750,000 was stolen from them during a real estate transaction. This is probably the toughest thing that has happened to her and her husband in their 10 plus years of investing. From Bartending to House Lifting to Running Multiple Businesses with Pilialoha Yarusi

3 kids (including a 6 week old!), multiple growing businesses, working with her hubby, lifting homes, investing out of state….This powerhouse lady is doing it all! Pilialoha Yarusi is better known as Pili (Pee-Lee). Pili is originally from Hawaii and has also lived in California and New York before settling in New Jersey. After years working in the arts, managing restaurants, running bars and owning a berry farm … Four years ago Pili decided to dive into Real Estate. After getting her license in 2013 she has not stopped! Her passion is taking old, rundown, moldy, fire ravaged, termite eaten, over grown, under appreciated homes and turning them in to homes that deserve a good family. Too Busy? Too Broke? How You Can Afford Anything with Paula Pant

Can you really afford anything? Paula Pant quit her 9-to-5 job in 2008, long before she'd heard of financial independence. She just couldn't stand the cubicle life anymore. Her starting salary was $21,000 per year in 2005, and her highest salary was $31,000 per year in 2008. Despite her lower income, she managed to save $25,000 during her short career. She lived on these savings after she quit her 9-to-5 job, and spent two years backpacking across the world. When she returned to the U.S. in 2010, she started a self-employed career as a freelance writer. She and her partner scraped together enough money to buy a triplex as their first home. They lived in one unit, with roommates, and rented out the other two units. The rental income they received allowed them to live "for free," with no out-of-pocket housing costs. This was their first taste of passive income. Today they own 7 rental units. Last year, their rental properties grossed $125,000 and netted $43,000 in passive income, after expenses. They are financially independent through the income from their rentals. Paula's weekly podcast, Afford Anything, has been downloaded more than 3 million times. Her website, AffordAnything.com, gets 250,000 views a month and her email newsletter has more than 50,000 subscribers.
