A rooming house is a great investment to consider. Unlike, short term rentals, it requires much less work. It’s also easier to build a sense of community and have a little bit more consistency between people renting there. In this episode, Rachel Swanson shares her real estate experience, how she ventured into rooming houses, and how she tripled her income in 12 months. From planning, construction, qualifying tenants, complying with state regulations, and managing the property, you’ll be sure to pick up valuable nuggets that you could apply to your investing strategies. Rachel Swanson is a bestselling author turned real estate investor in 2021. She transitioned from writing books and coaching online full-time to working her real estate business, only part-time, tripling her previous income in only 12 months, all while balancing motherhood with Wannabe Triplets. Her goal is to bring her husband home from his 9-5 before his 40th birthday (2022) through the time-freedom they will have from passive income from real estate investing.   Quotes • “There's a lot that goes into working with the city for zoning and planning and ordinances, and that can totally wreck your business if you don't do your due diligence beforehand.” (6:23 - 6:33) • “There is a real need for those that are traveling nurses. Breaking into the commercial real estate market may be challenging to do on your own and hiring a commercial broker will help you get the best deals with minimum risks and maximum returns. In this minisode, Liz discusses what it takes to build a relationship that is beneficial both for you and your commercial broker. She lists things every owner-operator should avoid doing, including not being clear on your deal criteria and borrowing power, not giving feedback, wasting the broker’s time, and more. Always remember that the broker is vetting you as much as you are vetting them, so it’s important that you know what they want and show them that you are true to your word. Running a short-term rental has its own advantages and associated risks. It pays off to be prepared from the beginning and improve as you learn along the way. As the market for this is getting tighter, how do you stand out from the competition and find a guest that would keep coming back? Sarah Karakaian and Annette Grant talk about how you could find loyal guests by raising the bar on hospitality. People who commonly use short-term rentals are those who are on people either vacation or business trips, so they have a specific set of needs that you must address. They discuss everything you need to know from thinking about furnishings, utilizing technology for monitoring and property care, and setting up automation software hacks. As short-term rental investors and operators for 10 years and counting, Sarah and Annette founded Thanks For Visiting to bring their diverse knowledge to stagers and hosts ready to grow their businesses. Accountability partners are incredibly valuable because they allow you to achieve more than you would on your own. They help you stay on track and keep you motivated to reach your goals. But before you enter a partnership, how do you make sure that it’s the right fit?  In this episode, Liz and Andresa recommend ways to find the best accountability partner for you. When vetting an accountability partner, there should be a sense of compatibility. It’s also important to get clear on the expectations for the partnership and both parties should be willing to put in the effort in order for it to work. Think of your partner’s progress, too, and get to know them, so you can build trust and have fun in the process. By getting in touch with a public adjuster, you'll be able to protect your interests and receive the most compensation possible for your losses. In this episode, Gwynne Beatty of United Claims Specialists explains why public adjusters are your superpower when it comes to maximizing insurance settlements. She breaks down everything you need to know about filing claims, dealing with insurance companies, and finding the right public adjuster for you.  Gwynne is a public adjuster, and a property damage, insurance policy, statute, and claims expert. She seeks to educate the public about coverage and claims. She worked in Haiti for 11 years, most significantly as Director of Corporate Social Responsibility with a multi-national telecom. Her CSR work won the Award for Corporate Excellence from the State Department. She also headed a celebrity foundation and founded a human resources company. Previous to that, she was Director of Digital Entertainment at a prominent public relations firm in NYC, handling large tech clients that wanted to get into the music and film space.  Quotes • “The public adjuster works for the public.
