Burnout does not happen overnight. Investing at a young age may seem challenging, but it is rewarding in the long run. By starting early, you earn compounding returns and build wealth over time.  Zoe Cramer and Sasha Torchigina are two young investors who found success in real estate. They join us today to discuss how they got into investing without having a ton of capital, how they connected with sellers and utilized seller financing, and how they are making a profit with student housing. They also talk about the value of leveraging each others’ skills as partners and being persistent in pursuing their goals. Best friends since second grade, Zoe and Sasha took different career paths after college but both ended up in real estate in their own way. Now, in their mid-twenties, they have become business partners in their various real estate endeavors. Their partnership journey began a couple of years ago when they purchased their first student rental property together. They focus primarily on seller-financed buy-and-holds. They started out with student rentals, but have slowly progressed into bigger and more hands-off purchases, like multifamilies and mobile home parks. They also flip houses on occasion to acquire capital quicker to use for down payments on new buy and hold purchases.  Quotes • “There's a lot of programs that are out there for first-time home buyers. Prior to forming The CenterCap Group, LLC, Deborah was Co-Head of M&A and a Senior Managing Director with CB Richard Ellis Investors (CB Richard Ellis's $40 billion AUM investment management business). She joined CBREI in July 2007 to co-head the build-out of the firm's M&A efforts and led the firm’s negotiation and acquisition of a majority interest in Wood Partners (one of the largest multifamily developers in the United States) in 2008. From 1998-2007, she worked on mergers and acquisitions with Lehman Brothers, Wachovia Securities, and Morgan Stanley. She has been involved in more than $100 billion of mergers, acquisitions, and restructuring transactions. Before investing time and money to find a mentor, take a step back and think: first of all, do you even need one?   In this minisode, Liz and Andresa discuss their different experiences with mentorship, the mistakes they made, and the lessons they learned. There is no "right" or "wrong" when it comes to having a mentor. What matters is what you do with that relationship and how you leverage it to improve your business. Here’s a guide to help you figure out what works for you: Questions to ask yourself Where do I want to be in 5 years and how fast do I want to achieve those goals? What type of support do I need? Is it one on one or group? Why this mentor is a good fit? Did he/she is where I want to be? Do they walk the walk? How much do I need to invest? (Don't look at it as a cost) Is this person resourceful? Who can I talk to that will share about their experience with this person? Will they hold me accountable? From construction to setting up a team to navigating local rules and regulations, she details her own experience in building and growing her successful business. She also takes us back to when she first started as an entrepreneur and how she leveraged her 401(k) to get out of her W-2 and step into her journey of financial independence. Karen is an EXP ICON real estate agent and private investor specializing in short-term rentals.  She has been investing in and operating short-term rental accommodations since 2015 and her cash-flowing portfolio includes smoky mountain cabins, glamping resorts, and Emerald Coast condominiums.
