Are You Adding To Your Land Inventory Despite An Increase In Prices?

Joining Mark this week are:Teria HarrisMike ZainoTate LitchfieldScott BossmanErik PetersonListen in as they go around the table and talk about acquiring land while combating inflation and the approach they take to buy and sell land when there is a price increase. Also, the Land Geeks share some advice on how to tackle the market during an inflationary period and more.TIP OF THE WEEKTeria: My tip of the week is actually a tip that I gave during Bootcamp.  But a couple of my coaching students just over the last two weeks had been asking me about "are these Facebook pictures?", so you're marketing your properties on Facebook, and Facebook is a free platform, a great place to market and there are some new ones there. But how many pictures do I need to post, what if I ran out of pictures, how do I navigate the pictures? Two tips: one is to go out to google and maybe google your county, and find pictures of the area. When you're posting on Facebook you don't necessarily have to have pictures of the  actual property. I mean, that works but you can also post pictures of that area as long as you are clear in the body of your ad. So go out, be creative, find pictures of the area, and post. Just be honest from where you get the pictures from.Want To Listen More?Did you enjoy this episode? Victor Menasce is a real estate investor and developer, author, mentor, and engineering genius. His journey into the real estate industry came about out of his need for a change in routine after spending 25 years in the high-tech industry. He started his real estate journey locally in Canada before quickly moving into the US markets when he became aware of the prospects for additional investments and the opportunity to widen his network. Through many trials and errors, Victor has managed to establish himself as a highly sought-after real estate investor and developer with over 9 years’ worth of experience. Before becoming a force to reckon with in the real estate industry, Victor spent 25 years of his professional life filling the roles of Vice President of Engineering at Wavesat, which is a developer of chips for wireless networks, and Chief Technical Officer at Applied Micro Circuits Corporation, a Silicon Valley-based public company that creates processors for use in many consumer products like televisions and gaming devices. As a serial entrepreneur, he had the role of founder and Chief Operating Officer at Somerset Technologies. Also, he held several senior roles in marketing and engineering with Tundra Semiconductor before moving on to start his career at Bell Northern Research and Nortel where he designed microchips that were utilized in the manipulation of the telephone network.Today as Victor enjoys his life as a real estate ‘big shot’, he looks back at his engineering days with a smile on his face as he realizes that for approximately a decade, 54% of the phone calls in North America were routed by a microchip designed by him.Listen in as they discuss:Victor’s unorthodox journey into the real estate industry and his incredible ability to secure quality investors for any business venture. Building a responsible financial relationship.Charting an admirable business track record.Seeking out compelling opportunities.Creating perfect alignment between your goals for the money and your goals for a project.Forming mutually beneficial business collaborations to give your business the boost you need that cannot be gained on your own.Stepping outside of your comfort zone for the good of your businessBeing very specific with your investment goals.Assessing your environment and business associations to see if they are adding to your business or taking away from it.Understanding that there is a thin line between seeking opportunities from your network and solely using them for the good of your business. And, more!Business is a team sport. ~Victor MenasceTIP OF THE WEEKMark: My tip of the week is, learn more how to raise magnetic capital, go to victorjm.com; start raising capital, start becoming a farmer and get the step-by-step way to do that, and start building confidence in raising capital because in our niche or in anything Real Estate you are eventually going to need other people's money. How To Build An Effective Team For Your Business

Listen in as they go around the table and discuss the topic “How to Build a Team For Your Business.” They each highlight effective approaches you can take to build a great team if you are getting started in the land business. Tune in to hear more!TIP OF THE WEEKScott: Loom.com is one tip of the week, but there's another one that is also good for a tip of the week. You may have to be a MAC user for this, there's an app called Session (stayinsession.com). This is an app for time management, it's kind of a Pomodoro tool that enables you to segment your day. Let's say you have something on your priority list like county research and you need to sit down and spend or focus time on county research for 25 minutes today. When you go to your timer you can block out all the other apps on your computer: type in county research, set your timer for 25 minutes, and there you go, you can focus time. You can segment your day and at the end of the day, you can see where you spent your time. It does integrate with your calendars as well.Want To Listen More?Did you enjoy this episode? Stephen Somers is a mentor, serial entrepreneur, and co-founder of Marketplace SuperHeroes. Together they have generated multiple 7 figures in revenue through a strategic mind-set and consistency in executing their plan of action. Stephen enjoys a stunning level of success today, after pushing through many failed attempts at starting his entrepreneurship venture. His capabilities and potential were the directives that guided him after resigning from the corporate 9-to-5 world, and the fuel behind his bold move to live intentionally and start a passion project which blossomed into a 7-figure revenue-generating machine.  As a person who has experienced good times and bad in his new business, Stephen understands the fear that holds many people back from realizing their true potential and living life on their own terms. Giving Up Your 9-to-5 to Live the Good Life

Ali Boone is the creator of Hipster Investments, lifestyle entrepreneur, business consultant, and real estate investor. Like many of us, she thought getting good grades in school and landing a dream job was the way to go about living a good life. That is until she went through all these steps, then realized there is more to life. She left her corporate 9-to-5 job as an Aerospace Engineer—despite the "dream job" status that came with it—to follow her passion for being her own boss and truly designing her lifestyle.Ali’s real estate portfolio began with pre-construction investments in Nicaragua and then moved toward turnkey rental properties in several markets throughout the U.S. Seeing that this strategy was successful, she went on to create her company Hipster Investments, which focuses on turnkey rental properties and offers hands-on support for new investors and those going through the investing process.Ali is the author of over 190 articles for BiggerPockets. She has been featured in FOX Business, The Motley Fool, and Personal Real Estate Investor magazine. She has sold over 200 copies of her Turnkey Rental Properties 101 eBook, and was awarded Top 100 Real Estate Investing Blogs & Websites. Her articles focus on teaching the fundamentals of successful rental property, investor psychology, and strategies to aid new investors in starting a real estate portfolio. So check out keychat.online, right there on the page it says 'Start a New Chat' or 'Join a Chat'. You'll just enter the code that I sent and then it's a private chat between you and I, it's a good way to pass something. Check it out!Ali: I would love to share my first book to all of you. Are More Ads Better To Market A Property Or Does It Vary?

Joining Mark this week are:Erik PetersonTeria HarrisTate LitchfieldScott ToddListen in as they go around the table and discuss the number of ads to put up when marketing a property based on the marketing platform being used. They also discuss their top three marketing platforms of all time. TIP OF THE WEEKTeria: My tip of the week was going to be dud. My problem was getting spammy emails or just being on the list that I never subscribed to, so I was trying to find a good unsubscribe software that could go through and help me without having to unsubscribe individually with each one, and I found one. It worked well, for maybe 3 or 4 I was trying to unsubscribe, and after that, the fees started adding up for each time I want to unsubscribe. That was my dilemma, that was going to be my tip because the first was like, this is great, I don't have to worry about all of these emails and click, click, click; I can just unsubscribe with one button. But I don't want to pay a ton of money for it.Erik: It's been a while since I've gone through that process, but last time I did,  I believe I used a service called unroll.me. That allowed me to go through and unsubscribe from a bunch of stuff, I don't remember having to pay for it, I don't know if that has changed. But maybe it can help!Mark: Mine is, hey.com. They have a thing called a screener, if you have a subscription that you don't want you can screen them out and you'll never see them again. In fact, you can subscribe to a million things and you can see what it is, and then you can just scream them out. Super easy, super simple. It's $99 a year. I think it's well worth it.Want To Listen More?Did you enjoy this episode?
