EP382: Terry Royce Shares His Journey from Being Self-Employed and Overworked, to Becoming a Lifestyle Entrepreneur (whose Team Closed 100 Deals Last Year)

Terry Royce got his start in real estate in 2008. He has closed over 500 deals and just last year he closed 100 deals alone with his team. It took some time to get there. He was the typical entrepreneur that worked 60-80 hours a week and just was too stubborn to learn from his mistakes. It finally took his business partner to put on the breaks and hire team members out so that they could stop wearing all the hats. That's when it clicked for Terry and he was determined to take it one step further and be able to freely travel while making an income! Key Takeaways: What does Terry's business look like today? Over the last few years, Terry and his team have done around 90 to 110 deals. 70 to 80% of that wholesale. Terry was stubborn during the first few years and felt like he had to wear all the hats at once, and that wasn't scalable. What were some of the early lessons that Terry learned? Terry would work 60 to 80 hours a week and was tired of missing all the important life events. When you start to have a system in place, you start to realize what you've been missing out on all these years. Don't just do an 80/20 analysis on yourself, but ask your team members to do the same. Don't be so naive to think you're the only one who can do something! Your employees are never going to have the same standards as you, the business owner, but the goal is to help teach them to see what you see. Can't get your team to be accountable? Hire people that hold themselves accountable. What does it really take to manage a team? You can't treat everyone the same and put everyone in the same box. What motivates your people? Embrace your challenges. Don't hide them. What do you want? A lot of what you want might seem simple, but it's important to verbalize this and actually figure out how to do it. Give yourself space to really, really dig into what you really want. Don't be influenced by outside perspectives. That's not what you want! The inner work is hard to do, but when you do it, it will help set you free Remember, you cannot BS your way through the inner work! EP381: Is Your Acquisitions Manager Failing? Here's Some Actionable Content to Get Them on Track (& Closing More Deals)

Alex had a one-on-one coaching session with one of his ASCEND mastermind members who is having challenges with a new hire (and he has a gut feeling that it's not going to work out). Sometimes you need to listen to that gut feeling but it's also just as important to make sure you set your team up for success. Alex shares some of his takeaways from that call in this week's Q&A podcast episode. Key Takeaways: When it comes to appointments to contracts conversion, Alex likes to see 30% conversions. It can be so easy to make excuses for your staff members. Do you hold your team members accountable? You have to put people in a position to succeed. Is your acquisition person not succeeding? Start Going on appointments with them. Devote time to training your new hires daily. Make sure they have the tools they need to succeed. This new hire didn't want a commission structure! That's a red flag in a sales role. EP380: Mindset Jedi, Pat Precourt, Shares Wisdom You Absolutely Must Hear!

Pat Precourt is a real estate investor, MMA gym owner, and business and personal development coach. He is passionate about helping entrepreneurs grow and conquer everything that is holding them back. Do you have self-doubt about your abilities? Do you keep going back to bad habits? This is the podcast you must, must listen to! Key Takeaways: Success is 80 to 90 percent mindset; the 20 to 10 percentage is just the mechanics and you can learn that anywhere! You have all the knowledge you need to succeed! You have to enjoy the journey, not the final goal. Don't copy what's popular out there. Be yourself, be unique. Nobody can beat that. Are you currently going through a phase of self-doubt? Emotions lie to us, whether they're good or bad. Remember: You know enough to get enough results right now. You just need to optimize it! What does the word 'commitment' mean to you, personally? Define it. When people work on bettering themselves, what are some of the most common pitfalls that they fall into that make them not succeed? We are naturally built not to change. How can you create new and better habits? Remember, you want to change the behavior, not 'get the tasks' done. The moment you become aware, habits become easier to form. What does it really mean to make money? Life isn't going to be enjoyable 100 percent of the time. Whenever you have a challenge, be grateful! Change the word 'failure' to discover. Discovery is infinite. Failure is an ending. What's one piece of advice Patrick would give his younger self? EP379: Process Goals Versus Results Goals (& Focusing on the Journey)

Alex is hitting a big milestone in his age this year. The big 40! This year, he is ultra-focused on making it the best year yet. He is working towards becoming a better person and is focused on enjoying the journey more than the end result. You have a much bigger and better positive effect on your community when you focus on who you are and what you can become. Key Takeaways: Alex is turning 40 this year and is determined to make it his best year yet. Alex is so focused on who he is becoming this year and isn't too hung up on the end result. Make sure all of your goals are SMART. Specific. Measurable. Achievable. Relevant, Time-bound. Instead of focusing on the number of deals closed, focus on how many people you should reach out to, instead. You can have a much more positive ripple effect by focusing on becoming a better person. Once you get that luxury car you've worked so hard for, it wears off after a month or so. When you're going through tough challenges, take a step back and ask yourself what you're meant to learn from this experience. Alex realizes he could be so much better health-wise in his life, but he's been playing it average. This year he has a goal to get down to 10% body fat. EP378: Rob Nickell on "Hiring Battle Scars", and How To Set Yourself (& Your Team Members) Up for Success

Rob Nickell is the Founder of Rocket Station, an outsourcing firm that helps you find the right VA for your business and structure. So many companies hire VAs or staff without even a job description! This is just setting a capable employee up for failure. You have to spend time creating SOPs so that everyone involved knows how to do their job and stay accountable. Key Takeaways: When Alex thinks about hiring VAs, Rob is the first person that comes to mind. Rob and his team are trying over 80 people a month. There are so many hats you have to wear when you're a business owner, but some things require you to have certain skills, and those might not be your biggest strengths. Everyone Rob knows who is successful in real estate uses a VA in some form to do the day-to-day tasks. Every entrepreneur has had some battle scars when it comes to hiring competent people. You can't hire someone if you don't have documented SOPs or even a detailed job description. Before you hire, get your ducks in a row first. Document your process first. Second, create a detailed job description. You only have to create these documents one time! The key to keeping sane is through outsourcing! VAs can do about 80% of your day-to-day. So learn (in this episode) what you need to be focused on… VAs can really do very high, high-level stuff. Rob shares some examples of what his clients are doing. Interested in Rob's services? They are ready to assist in documenting your processes… Mentioned in This Episode: If you'd like to chat with Steve & Alex about how you can make more, work less, and live life on vacation, click here to watch a short video about ASCEND (and apply). EP377: Here's How YOU CAN Get Others to Pay for your Lifestyle (AND Add Massive Value To Their Lives!)

Alex is ready for the new year and hopes you are too! Do you have an item, destination or experience that you really want but it's too expensive to get? Sometimes, you can find and create creative ways to experience those bucket-list items for free if you think a little bit out of the box and add value to others. Key Takeaways: Don't drop off on your goals and resolutions by February! Skys the limit. You can create whatever life you want. Do you want something? Ask yourself how can you get someone else to pay for it! Ask the right questions, and you'll brain will give you the right answers. Alex shares an example of how he was able to help investors, help the community, and travel for free. You can have the strategy, but until you get the vision, story, and mindset right, the strategy won't matter. Ask yourself: How you can add value and get what you want at the same time? If fear comes up, replace your negative emotion with a positive one. You can't be grateful and fearful at the same time. Don't ever make important decisions from a negative emotional state. Your heart already has the answers. Whatever you want to accomplish, you can do it! EP376: How Do You Make More While Working Less (and Live Life on Vacation?) #LLOV

Alex and Steve Cavanaugh talk about how you can work less while making more. Steve believes you can Live Life on Vacation #LLOV. The concept is counter-cultural and counter-intuitive. We are taught every day that we have to hustle at all hours of the night in order to be successful, but there is another way! Join Alex and Steve on this mastermind call and listen to them answer questions from the live audience at the very end! You'll also discover how Steve was able to use real estate to get himself a FREE TESLA! Key Takeaways: Getting bigger isn't necessarily better. Steve got paid to drive around a Tesla. How'd he do it? Don't you wish you had a supercomputer or an amazing tool? Think more like an artist. Artists take the cheapest tools available and make something great by using it. You are the artist of your own life. You want to build your life first and then write it down. Create boundaries for yourself when you work. Build the life now and work around that. Steve breaks down the 80/20 analysis process. The key is focus! Work like a dog during your allocated time. What should you delegate first? What does it mean to really 'get big' in your business? When you want to get big, you really only have two choices… You can get big by getting big or you can get big by staying small. How do you interact and be intentional with your followers? When you say yes to something, you are automatically saying no to something else. The difference between income and wealth is explained in this episode… Steve is very conscious of how he builds his wealth, and he shares how in this show. How can Steve use real estate to drive a brand new Tesla for free? True success is about being at the beach without your laptop (not with it)! How do you really live life on vacation? #LLOV Permission to relax is better than the relaxation itself. Steve does a quick recap of what he's talked about today! Create that vision, test that vision, and execute the vision. Take the risk and design your life on your terms. You cannot do anything great if you don't push your limits. EP375: $37K Pop on a Lead that is 4 Years Old? A Story about Persistence, and Using Empathy to Solve a Seller's Problem

Alex is days away from closing a big deal but it's taken four years to get this far. The lead was even marked 'dead' at one point but was revived through an automatic text campaign. The seller went MIA for weeks and when he finally resurfaced, he had a very strange objection for not going forward. Alex decided to try a different approach and use tactical empathy to really understand what's going on with this seller and because of this, they were able to move forward with the deal. Key Takeaways: Alex is expected to make a 37K net profit on an upcoming deal. This was a lead that was in his system for over four years! The lead has gone through quite a journey. They lost communication with him around Thanksgiving. They couldn't find him! He went MIA for two weeks! The buyer was patiently waiting and the situation was getting stressful. However, Alex realized he was looking at this problem the wrong way. Finally, in mid-December, they made contact with the seller again. The seller was so determined to get the keys back from the tenants, who had already left the property. They were going to change the locks anyway, so why was he so focused on this? Time to take a break and put yourself in this guy's shoes. How can I personally help you? Go above and beyond. Don't just accept the surface level objections. Employ tactical empathy. Once Alex was able to do that, he was able to figure out what was really wrong. Mentioned in This Episode: Interested in joining the Hybrid Coaching & Mastermind Group Alex & Steve launched? EP374: 45 Rental Properties in 14 Months: Secrets of the BRRRR Strategy to Aggressively Grow Your Rental Portfolio (& Achieve Financial Freedom with David Dodge)

David Dodge has 15 years experience in real estate but only found out about wholesaling five years ago! He wished he'd known about this niche sooner. It took him 10 years to acquire 10 properties and he did it the slow/traditional way. Over the last 14 months, he's aggressively bought 45 houses using the BRRRR method. David breaks down this method and explains step-by-step how he was able to achieve this rapid growth. Key Takeaways: Who is David and how did he get started in real estate? Wholesaling is a marketing business. Even if you're not interested in it, you should still learn it because it will teach you the basics of getting directly to the seller! If you focus on learning marketing and sales, you will never starve. How has David been able to add 56 rentals to his portfolio? David only keeps the best for himself. David also uses the BRRRR strategy = Buy, Rehab, Renting, Refinancing, Repeat. He breaks down how he uses this strategy in real life. Of the 56 rentals he's acquired, 45 of them were acquired in the last 12-14 months. Why does David not want to maximize his leverage? David uses private lenders to help with the purchase and rehab of the properties. Tip: Find a local bank, and develop a great relationship with your banker! Don't deal with the big guys! Make sure your loan renews, not comes due! David explains the difference. David does a quick recap of his strategy. You need to be 'all in' on about 75% of what the house is appraised for. How much on average is David cash flowing on each house? You do not get taxed on creating wealth. You get taxed on income. David explains the difference. David uses a property manager. His primary focus is to acquire, get them ready for rent, and hand them off. What advice would David give to his younger self?
