WS1921 Capital Call Strategies | Aleksey Chernobelskiy
In today's episode we continued our enlightening conversation with Aleksey Chernobelskiy, an expert in advising both Limited Partners (LPs) and General Partners (GPs) on real estate investments. Aleksey, who has an impressive background managing a $10 billion portfolio at Store Capital and now provides invaluable advice to investors, shared his insights on the often daunting topic of capital calls.Capital calls can be a source of stress for investors, and unfortunately, they're becoming more common in the current economic climate. Aleksey broke down the concept into two types: expected and unexpected capital calls. He emphasized the importance of understanding the difference and being prepared for both scenarios. For LPs who might be facing a capital call, Aleksey provided a step-by-step approach to assess the situation. He stressed the importance of considering whether you have the liquid funds to invest and understanding the legal implications of not participating in the capital call. It's crucial to know the status of your initial investment and to evaluate whether reinvesting through a capital call is the best use of your funds compared to other investment opportunities. One of the key takeaways from our discussion was the need for LPs to approach capital calls as a new investment decision, devoid of emotions. Aleksey urged investors to perform due diligence and ask the right questions to ensure they make informed decisions. He also highlighted the importance of verifying whether the capital call you're facing will be the last one needed for the project. For those looking to dive deeper into the intricacies of capital calls and other investment considerations, Aleksey recommended checking out his articles on his Substack, LP Lessons, where he regularly shares his expertise with the investment community.Remember, whether you're an LP or a GP, being well-informed and prepared can make all the difference when navigating the complexities of real estate syndication. WS1920 LP Investing Insights | Aleksey Chernobelskiy
Welcome back to the Real Estate Syndication Show! I'm your host, Whitney Sewell, and today we had the pleasure of speaking with Aleksey Chernobelskiy, an expert advisor for LP (Limited Partner) investors in the real estate syndication space.Aleksey brings a wealth of knowledge from his experience managing Store Capital's $10 billion commercial real estate portfolio and his impressive educational background as a quadruple major from the University of Arizona. He now shares his insights with nearly 2000 investors through his Substack and assists GPs (General Partners) with various aspects of LP relations. In our conversation, Aleksey emphasized the importance of LPs taking their time to understand deals and maintaining a healthy dose of scepticism when evaluating potential investments. He also highlighted the need for LPs to be sensitive to the GPs' position, as they manage inquiries from various investors. We dove into Aleksey 's article on the top 15 syndication mistakes, discussing how LPs should approach deal splits, preferred returns (PREFs), and IRRs (Internal Rate of Return). Aleksey stressed that LPs should not focus solely on IRRs, as they can be misleading and often depend on aggressive assumptions. Instead, he advises LPs to understand the risks and the factors that could impact the deal's success. We also touched on the topic of fees, with Aleksey explaining the rationale behind acquisition fees and the importance of transparency from GPs. He pointed out that while fees are necessary for GPs to operate, LPs must understand how these fees impact their investment from day one.For those interested in learning more from Aleksey , you can find him on LinkedIn, and his Substack, where he regularly shares valuable insights into the world of real estate investing.Thank you for tuning in, and don't forget to like and subscribe for more expert advice on real estate syndication. WS1912 Should You Hire an Accountant? | Kelsey Head
In our final segment with Kelsey Head, a seasoned CPA with nearly two decades of tax experience, we continue our enlightening discussions on the Real Estate Syndication Show. As the co-founder of Head Tiler LLP, Kelsey shares invaluable insights into tax planning for real estate investors. One key aspect that Kelsey emphasizes is the value of bundling services. Her firm offers a comprehensive package that includes tax returns and year-round planning, ensuring that clients feel comfortable reaching out with any questions without worrying about excessive charges. We also explore when it's appropriate for investors to seek professional tax help. While individuals with straightforward tax situations can handle their taxes online, Kelsey advises consulting a professional when dealing with investments, K-1s, passive losses, or real estate transactions. For those investing out of state, Kelsey stresses the importance of filing taxes in the states where properties are located. This enables the utilization of losses against future gains, which may not be possible if state returns are neglected. When choosing a CPA, Kelsey's advice is simple but crucial: find someone you trust and feel comfortable with.
