Deal-Making for Zero-Down Real Estate Acquisition with Shawn Rea
In E037, Shawn Rea gave an update of what he's been up to since he appeared in episode E020. In only about 4 months time Shawn has made multiple more moves and adjusted his strategy to include even more BRRRRs, including the kind where he pulls ALL of his money back out to be in for ZERO and still keep the property. His current strategy is now including an AirBnB component in which he is acquiring duplexes and renting out one side normally and the other side as short term rentals right off of the beach. I really do think this is a 'best of both worlds' strategy with excellent contingency options in case he's not able to make as much moeny as he'd like with his first venture into airBnB.
Shawn's got great energy, a great attitude and a clearly limitless potential as a real estate investor and teacher. As was the case before, he remains a person to watch!

Rent-to-Own Real Estate Investing for 30% ROI with Alfonso Salemi
In E036, Alfonso Salemi and I had a very candid talk about the pros and cons of rent to own investing and how it can be done to minimize risk. While there's no risk-free investments, Alfonso makes a compelling argument for why Rent-to-Own real estate investing is a compelling option. It's a true win-win-win the way that Alfonso proposes it because he is always looking out for this tenant buyers, his investors and of course, his own companies profits too.
For those new to rent to own, this is where you find a person with 'bruised' credit that has good income and is looking to buy a home. These people won't qualify for a bank loan just yet but with a bit of time and an appropriate 'credit rehab program', they could get there. We get into the nuts and bolts and this episode and I'm sure you're going to enjoy it!

Cash Flow to Financial Independence Using BRRRR Real Estate Investing with Sarah Larbi
In E035, Sarah Larbi discusses how she became a BRRRR real estate investing expert and built her personal brand. Sarah works full time, co-runs a meet-up group called The REITE Club, co-hosts the REITE Club Podcast, hosts the Where Should I Invest Podcast and gets up at 4AM to help get it all done inside her typical day.
Sarah is a machine and she outlines one of the deals she's recently done in which she bought a property, renovated it and refinanced it and was able to pull out $39,000 on top of everything she'd put into the property. This is what I like to call "the Perfect BRRRR" and all I mean by that is that any time I can pull money out of a property beyond what I have into it, that property is actually helping me to buy more!

Accelerated Real Estate Investing Growth with Michal Wach
In E033, Michal Wach digs into his current duplex conversion in which he's projecting to make 48% return on investment. He also discusses his 10 year journey in real estate investment that just wasn't moving as quickly as he wanted to. Michal explained to me that when he got himself a real estate investor realtor that showed him systems and a relevant, current approach that was working, his progress started to accelerate greatly.
Michal attributes his ability to move much quicker in investing and to an extreme focus on networking and listening to podcasts. Through doing so he realized that there were creative strategies that he could implement to refinance and pull money out of each of his rental properties so that he could buy more. He's now begun to implement the BRRRR strategy of real estate investing (buy, renovate, rent, refinance, repeat) and has immediately seen the effect it can have on his progress.

Flipping 100 Houses with Ease – Jon Schoeller
In E031 Jon Schoeller gives an update on what he's been up to since E014 back in April. Jon talks shop in this episode by breaking out the numbers on one of his recent deals where he and his wife earned 18,000 on their passive investment in his investment company in only 3.5 months. On the active side, Jon runs the company with his two partners as a full time job and is constantly putting winning deals together.
Between flipping over 100 properties, running a gym (that he owns), posting in social media, doing business consulting and fostering dogs, Jon has shown just what having systems and processes in place can do to help people achieve exceptional business results. As always, I enjoyed the episode with Jon and am looking forward to seeing his business grow!

In E029, Jeff Woods discusses his rags to riches story of how he started investing at the age of 23, skinned his knee a few times, got a coach, and then learned how to grow his portfolio from 0 to 100 between 2007 and 2013.
I personally love how Jeff focuses on mindset and how that had allowed him to grow. Jeff specially talks about how his family taught him what NOT to do and that he had to learn the strategies all on his own. Jeff flips, coaches, BRRRRs (buy, reno, rent, refinance, repeat AKA buy, fix, rent, refinance), develops and is an author.
I can personally say that I know many of Jeffs students and that they have nothing but good things to say. He was a very interesting guy to interview and he reminded me of some of the different things I need to continue to focus on in order to continue my growth as a real estate investor.

High Cash-On-Cash Returns with Mixed Use Buildings and Vendor Take-Backs with Jon Kepler
In E028, Jon Kepler walks through his real estate journey which began in the small southern Ontario town of Owen Sound. With a relatively sparsely populated area to call his investment home, Jon handles the trial and tribulations along with the benefits. Jon has called himself a high cash-flow and high cap rate investor and he told a story of how he created his financial at the age of 25, nearly 10 years ago as of the recording date of this podcast.
In the example given on the podcast, Jon talks about how he was able to use creative financing, specifically a vendor take-back mortgage, to achieve at 92% Return-On-Investment in his first year and enough cash-flow to officially make him financially independent (albeit on a lean budget).
Jon still believes in Owen Sound despite moving to St. Thomas Ontario, right near Andrew's primary investment hub in London. He has particularly focused on investing a multiple units including multifamily and mixed use and expects to continue to do so. His current portfolio totals 66 doors and he generally targets at least $1000/month cash flow on all new acquisitions at this point in his real estate investing career.
