High Performance Real Estate Investing and Sales with Mike Johnson
In E047, Mike Johnson joined me to share his story as both a real estate investor and high-performance agent with Keller Williams on the Mackay Realty Network team. Mike has shown his real estate skills lately with three purchases in three months, and a BRRRR in which he pulled out all money invested PLUS $100,000. He's presently at 11 doors and has done this in addition to closing 52 deals in his first year as a realtor. Anyone who knows the business can attest to just how difficult such a feat is and Mike is showing no signs of stopping as a realtor or an investor.
I love getting high-performers on the show because they reiterate to us all that so much more is possible than we give ourselves credit for. Thank you Mike for sharing your story.

Jose started investing back in 2007 after watching far too many HGTV 'flip this house' type of specials and he was determined to get involved. Unfortunately his first deal didn't go all that smoothly and he ended up losing $7000. However, the process and the experience were extremely valuable to Jose and it helped him to become a better investor.

Vacation Rentals, Student Rentals and Leaving Your Job for Real Estate with Dave Liburdi
In E045, Dave Liburdi talks 'shop' about investing in the Niagara Region. A seasoned investor of 10+ years and 12 properties, Dave isn't afraid to try new things. He 'cut his teeth' with student rentals and has since moved into commercial, multifamily and, most recently, a vacation rental. To his credit, Dave seems to find a way to prove the concept on every type of investment he tries and I thoroughly enjoyed hearing about it.
The bulk of my discussion with Dave surrounded his activities in student rentals in Thorold ON and his vacation rental in St. Davids ON near Niagara-on-the-Lake. My big takeaways from our discussion were as follows: 1. There are 'other ways' to manage student rentals and it is possible to negotiate more than you might have thought as long as you're reasonable with your tenants. and 2. vacation rentals in the Niagara Region can be extremely profitable and cash flow very well assuming their managed correctly.

While Joint-ventures can be a handy tool, it's great to see investors that are finding creative ways to keep all of their equity. If I'm recalling correctly Dave and Melanie are the first guests I've had on the show with 100 or more doors and no joint venture partners.
Dave and Melanie are the authors of the book called Real Estate Investing Secrets: A No-B.S. Guide to Creating Wealth & Freedom, which is a very to-the-point game plan for investors to get started and take action. I really enjoyed speaking with Dave and Mel and was glad that they made the drive down from North Bay Ontario to be in attendance.

Acquiring $14 Million in Toronto Real Estate with Sahil Jaggi
In E040, Sahil Jaggi speak of his journey from immigrant to Investment Banker to sales rep to realtor who has acquired $14,000,000 in real estate. Sahil immigrated from India at the age of 18 and went to university at Wilfred Laurier university here in Ontario.
Sahil started working as an investment banker in New York City but realized that he did not want that lifestyle and came back to Canada. He proceeded to buy his first property at the age of 24 and continued to acquire more and more and occasionally sell properties to continue to grow.
I encountered Sahil because of an article from Toronto Life Magazine that was sent to me earlier this year. The article was talking about how an immigrant has come to our country and acquired 10 properties. Needless to say he has been productive since then since he is now at 14 properties and 21 doors. He primarily invests in bungalow properties that he can acquire between $600,000 and $800,000 in various neighbourhoods of Toronto, Etobicoke and Scarborough.

Passive Real Estate Investing in Private Equity with Rav Toor of Everyday Investor
In E039, Rav Toor shares his story of going from bring kicked out of three high schools, getting into acting and sharing sets with Mark Wahlberg, Daniel Craig and the like and then getting into real estate as a realtor, investor and television personality (Rav hosts Everyday Investor on CityTV which airs on Saturdays and Sundays). Rav has been investing since he co-oped at a real estate brokerage in his late teens and is just always making things happen as a perpetual 'deal-maker'
I've come to know Rav as an intelligent, accomplished and prudent investor and a guy who just likes to have 'fun' with business. He loves a deal, loves to practice his faith and preach about Christianity and enjoys connecting with genuine people.
Rav's current strategy for wealth creation and investing is 'Land Development' where he partners with developers and helps to fund the acquisition of development properties and passively holds an interest in it for 3 to 5 years. Rav gives an example on this podcast of how he invested in a project that earned 45% return per year but generally performs around 20% annually. This is INSANE compared to what most people are getting on passive investments and it was in interesting discussion to say the least!
