Coming out the other side of COVID-19 with Adrian Kelly

COVID-19 infection rates have drastically dropped around the country but that doesn’t mean the real estate industry can breathe a sigh of relief. In fact, some of the challenges are just beginning, REIA president Adrian Kelly believes. In this episode of the Elevate podcast, Adrian expresses concern that sales volumes are down between 20 and 40 per cent, and could drop further as the impact of job losses creates a domino effect from the low end of the market to the high end. He says the upcoming end of non-eviction periods present a drastic new set of hurdles for tenants, landlords and property managers as rent and mortgage repayments are reintroduced. Adrian also delves into the problems landlords are facing with insurers and why offering tenants rent reductions could work against them. Want more from this episode? The pros and cons of the Federal Government stimulus packages for real estate and how and why the REIA influenced the introduction of the JobKeeper turnover test. The impact of COVID-19 on the Minimum Income Threshold Amount for commission-only agents and what the REIA is doing to help rectify the hardships caused. What the new HomeBuilder grant means for real estate. The potential changes to stamp duty and why Adrian believes GST alterations would be better and fairer. What it takes in 2020 with Gavin Rubinstein

Have you ever wondered how the best agents stay on top even during the toughest of times? Where do they find listings when no one is selling, how do they grow their business in times of economic uncertainty and what do they do to stay so unflappable when the world seems to be spinning in a different direction? In this episode of Elevate we pick the brains of one of the nation’s best negotiators – Gavin Rubinstein – to see how he has been travelling during the Covid-19 crisis. Having started his own business last year, Gavin is the first to admit the crisis has thrown a major spanner in the works but his “never give up” attitude and positive mindset mean he’s still at the top of his game and selling properties at a premium. In this podcast, Gavin reveals how he is continuing to motivate himself and his team during challenging times, the methods he has used to grow The Rubinstein Group and how he has changed his approach to selling to ensure his clients are 100 per cent comfortable, confident and cared for during a sales campaign. How to expand the digital reach of your content with Joe Hyrkin

Earlier this year I was watching some highlight videos from Inman Connect NYC – just looking to see what’s new in real estate and technology. I was intrigued by a presentation by digital guru and Issuu CEO Joe Hyrkin. He was on a panel session discussing how realtors in the US are finding new audiences and amplifying their marketing across Issuu through the use of smart content creation and simple digital distribution. So I sought him out. We’ve always known Issuu to be for magazines. In fact, you’ll find a number of back issues of Elite Agent and EPM on the platform. However, with the Issuu platform getting more than 100 million unique views per month there are a growing number of savvy of realtors in the US using Issuu to amplify their personal brand and property marketing – finding audiences beyond the traditional and repurposing their content (images, brochures, newsletters, videos and more) across multiple platforms including social. And it makes sense – post-COVID-19 consumers are perhaps a bit warier of touching a brochure if they feel it’s not safe. Want more from this episode? How to lead through a crisis with Andrew Bell OAM

With more than 45 years in the real estate industry, there isn’t much Ray White Surfers Paradise Group Chief Executive Officer Andrew Bell hasn’t seen – including a crisis or 10. He witnessed the ‘70s credit squeeze, survived the 1987 stock market crash, made it through the national pilot strike and weathered the storm that was “the recession we had to have” with 18 per cent interest rates in the early ‘90s. Then followed the Asian Tech Crisis, the Y2K phenomenon, multiple stock market collapses and the 2008 Global Financial Crisis. It should come as no surprise then that Andrew doesn’t fear the current COVID-19 crisis, but views it as an opportunity to focus on your clients and hone your skills to navigate through it. In this enlightening episode of Elevate, Andrew shares what he learnt from the various crises that can help agents get through today’s tough climate, including what the 1987 stock market crash taught him about consumer confidence and how understanding the difficult steps ahead can make you the most powerful person in the market. Andrew also examines the impact of COVID-19 on the real estate market currently and predicts what the future holds, including must-have sales to repay mortgages and business loans and why buyers may smell “blood in the water.” Want more from this episode?
