Managing Your Renovation Budget When Designing, with Ben
Hello! This is Episode 353, and it’s Part 2 of my conversation with HOME Method member, Ben, about the renovation and extension of his and his partner’s 1920’s Californian Bungalow in Melbourne. Trusting a First Time Builder with your New Home Build, with Tatiana
Hello! This is Episode 351, and it’s Part 2 of my conversation with HOME Method member, Tatiana, about her new build in regional Queensland on a site with a specific Council Buffer Zone they’re having to contend with. New Home Build with Affordability and Family in Mind, with Tatiana
Hello! This is Episode 350, and in it, I’m talking with HOME Method member, Tatiana. She lives with her partner and three boys in regional Queensland, and is getting ready to design and build their new home. We meet Tatiana at the very beginning of her journey. Their project faces challenges, including a tight budget, council restrictions due to a nearby water treatment plant, and managing sun exposure for the local climate. She says it “feels like she’s learning English all over again” as she dives into the terminology-rich construction industry! Tatiana would love to also follow the PAC Process, or Paid As Consultant Process, where a builder is brought on board as a paid consultant during pre-construction to work collaboratively with the designer and client to provide input on cost and buildability. (This is a process I teach to members inside HOME Method and provide tools and templates they can use to check with builders and set up their project well). You’ll hear how she’s finding a builder to help with this, which has proven challenging given her regional location, and local builders not being too familiar with the concept. How Do You Create a Luxurious Home?
Hello! This is Episode 349, and in it, I’m going to discuss a topic that is, I believe, often the promoted ‘thing’ out there through glossy mags and social media: ‘How to create a luxurious home’. And because it seems to be promoted so heavily, by inference, it seems that it’s supposed to be one of the goals when creating your ideal home. However, I have found that the definition of ‘luxury’ can have MANY connotations. Not always positive either. And it can be so relative and subjective in how it’s interpreted, that this supposed pursuit of a luxurious home as the dream being sold to us can be really fraught. And so, I wanted to dive into this more. Over the Christmas / New Year break of 2024 / 2025, we spent a month there. It was my first time there, and so many things jumped out at me, but the first was this: In a city such as Tokyo that is amongst the most densely populated in the world, luxury can’t come from space, or stuff. So how is it being created instead, when this constraint exists. That led to A LOT of thinking, exploration and observation about this concept of luxury. How we define it, how we pursue it, and how we incorporate it into our ideal homes, wherever we’re located. So, let’s jump into talking about luxury. Designer Detailing and On-Site Decisions during Construction, with Michael
Hello! This is Episode 348, and I’m back with HOME Method member, Michael as we continue the conversation about the construction of his new home in Western Australia - a home that he and his wife intend to retire to and enjoy a relaxing lifestyle that makes the most of the beautiful location. You can find it at www.undercoverarchitect.com/347. Michael was on the podcast earlier in our HOME Method member stories, in Episodes 323 and 324, discussing the earlier parts of his project. So it’s great to have him back with this construction update. We finished the last episode with Michael sharing info on his home’s energy efficiency assessment and the changes they made to improve the home’s star rating. As a reminder: West Australia at the time of recording this episode, decided to not bring any of the NCC2022 changes into their building codes until 2025. So, the decade-old 6 star energy rating is still the requirement there. I kick off Part 2 by asking Michael how he believes this home will perform compared to where they are now. We talk about the gaps that Michael has needed to bridge between the documentation and the construction on site, with some changes based on on-site design decisions, material changes and detailing consequences. We also talk about the roles that both he and his wife have taken on in this project, especially as Michael initially had assumed he wouldn’t be too involved. And Michael also shares how the construction process has gone, how frequently he’s been on site given it’s 120km away from where they live, and how the interior is feeling now it’s at a point you can perceive volume and space. How to Get Off Gas: Electrifying Your Home with Brendan Lang, Get Off Gas
Hello! This is Episode 345, and in it, I’m talking with Brendan Lang from Get Off Gas. Brendan is an electrician and is joining me to talk about how we can get off gas in our existing homes, and when renovating or building our homes, and choose to electrify our homes instead. I believe we should be getting off gas, improving the energy efficiency of our homes and reducing their energy consumption overall. And then supplying that energy via renewable sources such as localised solar systems, or through green power from the grid. Did you know that in many locations around Australia, gas infrastructure is slowly being phased out for new developments, and gas appliances are being banned for installation in new homes. Councils are making the call to prevent developers from including gas services in subdivisions, or for gas to be connected in certain projects. In May 2023, New York State in the USA enacted legislation prohibiting natural gas stoves and furnaces in most new buildings. This measure, part of the state's budget, aims to reduce greenhouse gas emissions. The ban will be implemented in phases: starting in 2026 for buildings under seven stories, and in 2029 for taller structures. And locations all over the USA, bans and pilot programs are being rolled out to prohibit gas connections, infrastructure and appliances. The UK government plans to ban gas boilers in most new homes starting in 2027, requiring builders to install electric heat pumps or other non-gas heating systems to enhance energy efficiency and reduce carbon emissions. And in parts of Europe, gas heating is being banned in preference for electric heating systems. This isn’t only about reducing reliance on fossil fuels in residential and commercial buildings, aiming to mitigate climate change and promote sustainable energy practices. There’s also the known health hazards of having gas for cooking and heating in our homes, and what it can mean for respiratory conditions, chronic diseases, indoor air quality and potential fire risks. So, it’s no wonder that - either by compulsion or by choice - many are seeking to remove gas infrastructure and appliances from their homes as part of their projects, and electrify their homes instead. So all energy requirements are supplied via electrical means, with that electricity being supplied by renewable energy sources either locally or via ‘green power’ from the grid. Hello! This is Episode 344, and in it, I’m celebrating the 8th birthday of the Undercover Architect podcast. I can’t quite believe it’s been 8 years that I’ve been doing this. Combine that with it being December at the time of recording this, and coming up to the end of the year, it’s a great time to review, reflect, celebrate and plan. There’s three things in particular I want to chat about in this episode. The first is about HOW we live, and some conversations and research I’ve been doing lately, that I’m keen to understand if you’d like to hear more about. The second is about the industry itself, and where I believe the opportunity lies for the biggest improvement - and again, I’m keen to hear if you’d like me to share more about this. The third is a story I received from a homeowner about their project … and how $450,000 in predicted project costs became $2.4 million. It may sound a bit rambly, as this is a mental download of a lot of what I’ve been thinking about and discussing with others lately. I’ve tried to put some structure in it … but my thoughts are not necessarily happening in a structured way!
