How Less Can Sometimes Be More Plus Finding Your NIche with Michael Green

Michael Green started in real estate investing more than 8 years ago. He spent his first full year trying to find a deal to no avail, so he did what anyone would do in his situation: Learn from the best. After finding and learning much from his mentor, Michael was able to find 13 deals within 6 months, a spike in progress from when he was just starting out. Michael eventually wanted to grow big, so he found a partner and grew his business over the next few years, finding 150 homes a year. After feeling like the company was growing too big, he decided to sell half his company shares to his partner and create a smaller version of the business. He now works only 25 hours a week, selling 50 houses a year, which he found to be earning him roughly the same amount of money without the stress and fatigue. Today, Michael shares how his business today is different from the partnership he had before and why scaling down was one of the best things he’s ever done. He also talks about the people he hired as well as the tasks they do that make the work easier and shares his favorite tools that literally helped boost his ROI.   “The common denominator of people who win tend to be people who just don't take no for an answer.'” – Michael Green   On Today’s Episode of Flip Talk:   Micahel’s Tips for Getting into Real Estate Investing:   Resources Mentioned:   Reach Out to Michael Green: Rate, Review, Learn, and Share       Join us every Wednesday for a brand-new episode of the Flip Talk podcast. Real Estate Round Table On Wisdom and Wealth with John Schaub and Michael Morrongiello

John Schaub and Michael Morrongiello are considered some of the best in this business. Their long tenure in the real estate investing industry and the properties under their belt speak for just how resilient they are even in a down market. John himself has survived five recessions, four tax law changes, and high interest rates in his almost forty years as an investor. Michael on the other hand, specializes in rentals and what we call paper investments, and conducts his business in the tough and expensive Bay Area. He also considers himself a student of John’s as he has learned plenty from John’s books and seminars. Today, John and Michael discuss how their businesses thrive in a tough market, their strategies in property acquisition, and the changes and challenges Millennials bring in the market. They also share their favorite forms of long term investments and how to not just survive, but also thrive during a recession.   “Making money in business is a wonderful thing to do if you're good at it, but at the same time, you should be acquiring something that will work without you.'” – John Schaub   On Today’s Episode of Flip Talk:   John and Michael’s Tips for Getting into Real Estate Investing:   Resources Mentioned:   Reach Out to John Schaub:   Reach Out to Michael Morrongiello: Rate, Review, Learn, and Share       Join us every Wednesday for a brand-new episode of the Flip Talk podcast. Like many of my guests, he buys and renovates properties and earns money from them, but what sets him apart is his primary customers: Homeless Veterans. Juan’s main business is what we call “Transitional Homes,” a type of real estate business that serves to fight the homeless problem in our society while also making decent pocket money. When Juan started in real estate, it was as a way to make money, but now he realizes his purpose in life is to shelter the homeless. Juan has a group called “Giving Space,” which provides comfortable homes for our homeless veterans in Long Beach, California. His properties cover the gap between shelter and permanent housing and he currently has four big properties. Today, Juan tells us all about his charitable business and how his business is similar and different to other types of real estate businesses. Ryan Scialabba and Arron Archibald are the owners of Urban Capital, a company that focuses on a fix & flip type of business with over 30 rehabs a year. Ryan started out in 2013; Arron was already in the game as early as 2006. Ryan was first into wholesaling until he took an interest in rehabilitation and eventually met Arron. It just so happened Ryan was looking for someone to form a company with and handle the front-end of the business, while Arron was eyeing out potential candidates to handle the construction and project management side. Fast forward a few years later, Ryan handles marketing, acquisition, financing and sales while Arron handles the actual construction of the site. They’ve stepped on each other’s toes early on, but they’ve since learned to stay in their lane and work together. Today, Ryan and Arron explain how their company works and what got them into real estate investing. They explain why they chose to prioritize fix & flips and the many tools they use that made it easier for them to handle their business.   “Be educated enough to make a decision and do not hesitate.” – Ryan Scialabba   On Today’s Episode of Flip Talk:   Ryan and Arron’s Tips for Getting Started in Real Estate Investing:   Resources Mentioned:        Reach Out to Ryan and Arron:       Rate, Review, Learn, and Share       Join us every Wednesday for a brand-new episode of the Flip Talk podcast. Wholesale Marketing Strategies with Jamie Wooley

Jamie Wooley has always been an entrepreneur. Prior to her real estate business, she owned a clothing company and a golf marketing company. While these two business ventures paid the bills, she didn’t feel like she was living the dream. She had the sudden urge to look for something better, higher, and since she had nowhere to go, her father asked her to work for him while she searches for that next step in her career. She ended up working with him for 8 years while learning all the backend processes of how to run a business. In 2015, Jamie resigned from her father’s business as she couldn’t take the whole 9-5 lifestyle anymore. She and her husband dreamed about what they wanted to do and thought of flipping houses. They both enjoy watching an old and rundown house look brand new and livable again. She proceeded to earn her real estate license online while educating herself on the how-to’s of the real estate industry. She earned $30,000.00 and $40,000.00 on her first renovation and wholesale deal respectively, which resulted in stirring her into her current career. Today, Jamie explains her experience prior to joining the real estate industry, the people who influenced her company’s growth, and the factors that greatly contributed to the success of her company.   “You have to be in you’re A-game in order to get deals in a competitive market.” – Jamie Wooley     On Today’s Episode of Flip Talk:     Jamie’s Tips for Getting into Real Estate Investing:     Resources Mentioned:          Reach Out to Jamie Wooley:         Rate, Review, Learn, and Share       Join us every Wednesday for a brand-new episode of the Flip Talk podcast. Strategies on Finding Wholesale Buyers with Mike Cowper

Mike Cowper is in the wholesaling business with lucrative success despite being relatively new to the industry. He was working on his career in sales for almost five years when he realized he didn’t want to be an employee forever. Looking for a way out, he looked into the different opportunities available to him. It was around September 2014 when he found out about a free real estate mentorship group. Since it was free, he figured he’d have nothing to lose and all to gain so he signed up and completed the mentorship in October of the same year. His aggressive nature would net him his first deal by November. Mike came across his partner Mike Simmons in February 2015. Mike wanted a veteran guru, Simmons needed someone to help him manage his deals. Long story short, Simmons ended up partnering with Mike. Their partnership has grown since and they both aim to become one of the best wholesalers in the country. Today, Mike Cowper talks about his experience when it came to wholesaling, how he gets his leads, and the many strategies he and Mike Simmons use in their business. He also shares great tips for those who want to get in the game one step at a time.   “The best answer is a quick yes. The next best answer is a quick no. That long maybe can just keep you away from more profitable opportunities.” – Mike Cowper     On Today’s Episode of Flip Talk:   Mike’s Tips for Getting into Real Estate Investing:   Resources Mentioned:          Reach Out to Mike Cowper:         FLIP TALK NEXT LEVEL IMMERSION       We’re currently working on our FLIP TALK NEXT LEVEL IMMERSION on August 31 to September 1, where we can work out the issues in your business when it comes to growth, systems, hiring, and more. Getting The Edge On Your Competition Without Spending A Ton Of Money Carlito King

Carlito King was always a skeptic, especially when it comes to “get rich quick” schemes. He initially thought of real estate investing as something that was too good to be true. Then again, he didn’t have much of a choice when he started. They just had a new baby, bills were piling up, money was going down the drain, and all his ventures failed to become profitable. When you look at it from Carlito’s perspective, you wouldn’t blame him for being skeptical on how real estate investing works. He did his research, looked up all the legal information around it, and saw that real estate investing was not a type of scam. It’s been two years since he joined the industry and he doesn’t plan on retiring anytime soon. Today, Carlito shares his strategies for landing deals, how he became successful in cold calling, and this unpopular tool he uses to find potential clients.   “I'm not like a fix or flipper type of guy.” – Carlito King     On Today’s Episode of Flip Talk:   Carlito’s Tips for Getting into Real Estate Investing:   Resources Mentioned:        Reach Out to Carlito King:     FLIP TALK NEXT LEVEL IMMERSION       We’re currently working on our FLIP TALK NEXT LEVEL IMMERSION on August 31 to September 1, where we can work out the issues in your business when it comes to growth, systems, hiring, and more. How to Crush It Right Out Of The Gate with Chris and Mel McGeady

Chris and Mel McGready have only been deep in the real estate business for over ten months, but their first experience happened 12 years ago. Their first “deal” was when they found a property on MLS, found a realtor, invested $500.00 and walked away from the business to focus on forging a normal work and family life. Last September, Chris and Mel decided to try again. Both Chris and Mel were tired of doing the same routine so they went back to the industry, found reputable mentors, and progressed from there. Once they learned how private lending works, everything else just boomed. They realized what they needed were people to point them in the right direction. Today, Chris and Mel share their story of how they got started with real estate, their struggles and successes, and their brilliant marketing strategies.   “If I go looking for a business and I can’t google you, I really probably am not gonna call you.” – Mel McGready   On Today’s Episode of Flip Talk:     Chris and Mel’s Tips for Getting into Real Estate Investing:   Resources Mentioned:      Reach Out to Chris and Mel:   FLIP TALK NEXT LEVEL IMMERSION       We’re currently working on our FLIP TALK NEXT LEVEL IMMERSION on August 31 to September 1, where we can work out the issues in your business when it comes to growth, systems, hiring, and more.
