First off, we are not hating on Appraisers at all. But you have to realize what their role is-- They get paid money to determine a reasonable market value of a property. They don't have a vested interest in your deal. Zero risk in what happens with your loan. So why would you take your value from this third party??!! This episode is understand your highest level role as a private lender is determining the value of your asset so you can base you loan amount off it. Do YOUR OWN due diligence on your projects and not just rely on other parties. Yes, feel free to chat with appraisers, realtors, lenders, other investors etc...
