217: 5 Ways to Optimize Your Capital Improvements with Josh Cantwell
In today’s episode, I wanted to share some ways that you can optimize your capital improvements. As I was thinking about some of the challenges we’re facing right now when turning over units with my own business, I thought it would be a great idea to record this solocast because if they’re challenges for us, they’re probably a challenge for you as well. When you’re involved in multiple projects at the same time, having the right team in place to help manage those projects is crucial. I’m going to run through the top five ways that you can optimize your capital improvements and keep your business running as smoothly and efficiently as possible. No matter what level you’re at in the real estate and construction industry, there’s something for everyone in this solocast. I’ll run through some of the biggest headaches that we face when it comes to ordering products, managing the inventory, keeping the contractors busy and working on the site so that time isn’t being wasted. As the saying goes, “Time is money” and if you’re wasting time, you’re wasting money. If the never ending battle of managing and overseeing the day-to-day operations, staying organized and keeping things moving forward is getting difficult, you’re not alone. I’m going to share some ideas that have worked for me, and I’m sure they’ll work for you too. Enjoy! 216: The Advantages of Building Your Own Property Management Company with Feras Moussa
In the world of multifamily real estate, dealing with third party management companies can be a big headache. If you were to ask Feras Moussa, he would tell you that “In a lot of ways, management is the worst business in the world, but it’s a necessary evil.” Some might find it surprising to hear that creating his own property management company was the right move for his business, but he has no regrets on that decision. Feras is an entrepreneur at heart, with a tech background. When he left Microsoft, he found his passion for real estate and quickly built a portfolio of rentals and closed 9 deals in his first 12 months! Eventually, he shifted his focus towards multifamily properties and created Disrupt Equity with his partner Ben Suttles, a company focused on multifamily acquisition and investments for investors. They have raised millions of dollars for syndicators and have been creating strong passive income by leveraging multifamily real estate syndications ever since. Having dealt with ongoing headaches using third party property management companies, Feras and his partner decided it was time to take things into their own hands. They started their own management company, making the entire process easier to manage and improving accountability at all levels. 214: Avoiding Capital Gains Tax — An Alternative to the 1031 Exchange with Kim Dyer
What should you do if the tax rules change and you’re forced to pay capital gains on a property you sell? Many of you have probably heard that there’s a possibility that the 1031 exchange will be eliminated by the Biden administration. This is a BIG deal for real estate investors who use this strategy to avoid paying capital gains by rolling them into the next deal. In the event that the rules do indeed change, you need to have a plan in place and be ready. That’s why today’s interview with Kim Dyer is so important. Kim is a Founding Partner at Keystone Capital Management Group and an Investment Advisor Representative (IAR). In our conversation, Kim breaks down section 453 of the tax code, which allows someone to sell a property to a sales trust. The trust (managed by you) would sell the asset to the buyer, and then the funds from that sale would be placed in the trust to be paid out to you over a predetermined period of time. Using this strategy, not only can you defer capital gains for 20+ years, but you can reinvest the proceeds, get a return on your investment, and have your profit pay the taxes for you at a later date. 212: 360 Unit Case Study - Increasing Property Value from $18M to $27M!
I’m about to make an offer on an $18M property, and today, I want to walk you through my step-by-step process for evaluating the deal — and how I plan to increase the property value to a whopping $27M! This 360-unit building was built in the 1960’s and has been owned by the same person for the past 10 years. The blended rents are on average $640/month and it’s driving $2.6M per year in gross income, with a net operating income of $1.1M. After taking a peek under the hood and running through my 5-step process for underwriting a deal, I found a few opportunities to bring the expenses down. This alone will save between $150k-$175k per year. But, is that enough to make this deal worth it? Not quite! While I was able to cut at least 10% worth of expenses, I knew we’d have to figure something else out with this property if we really wanted to win! So, I reviewed the comps across 12 different buildings, and realized there was a much bigger opportunity that no other building in the area was considering. Today, I’m talking with Barry Flavin. Barry has been investing in Real Estate for over 8 years and currently owns 1000+ units. Prior to pursuing real estate, he was working 40 hrs per week as an Air Traffic Controller. It was a good job, but he got tired and frustrated with the “working to live” mentality.
