227: Building Your Real Estate Dream Team
I just got off the phone with one of my coaching members, and he posed a very good question that I thought would be great for the podcast… “I’m buying the land for a residential assisted living deal. I’ve secured the land, the loan is set up, and I’ve partnered with a couple of guys. But I’m doing everything myself, and there just doesn’t seem to be enough time. You’ve got 3,000+ units. How do you do it Josh?” Most people don’t realize how much work it actually takes to run a commercial real estate business. Not only will doing it alone limit your growth, but it’s a surefire way to completely burnout. Yes, I may have 3,000+ rental units, but I also still have a life. I coach my daughter’s volleyball team, I coach my son’s football team, I get to spend time with my wife, I get to vacation, go to the gym, and lot’s more. I can still do all of these things—but that’s because the weight of the business isn’t resting only on my shoulders. The commercial real estate business is a team sport and I’ve learned how to play the game! 225: 164 Heights Case Study: How Great Teams Overcome Great Challenges
Our net operating income was stagnant, we were running into vacancy issues due to COVID, and if that wasn’t enough, we were being sued! Here’s the deal. We purchased this 164 unit property for $9.2M in August 2019, with a projected valuation of $14.2M after increasing the rents and completing some minor interior upgrades over a two year period. The problem was, due to COVID, our net operating income stayed flat, we couldn’t get into the units to renovate them, and some of the medical students didn’t return to class at the university nearby. And on top of that, the local school board sued us when they found out that the property had been sold so that the real estate taxes would be reassessed. We were looking at a $200k increase in real estate taxes, per year! Thankfully, we were able to get a lot of these issues sorted out and even had a few things work in our favor. It definitely was a bit of a rollercoaster ride, but in today’s episode, you’ll hear how we overcame some of these major challenges. That was another huge bonus that we were able to keep someone like her. How our lender and broker were a tremendous help to getting these appraisals completed and navigating through the refinance process. Forging great relationships with private investors and being transparent with them builds trust which is a huge asset to making deals in the future. 223: 52 Lake Case Study: Increased Value from $3M to $5.2M!
Today, I’m breaking down a 52 unit deal we recently purchased on the Gold Coast of Cleveland. We purchased it for $2.7M (total cost is $3M with the wholesale fee) and after it’s renovated it’s projected to have a stabilized value of $5.2M! Here’s where things get exciting: Once the renovations are complete, we’ll refinance at 75% LVR and be able to pull out $500k of tax-free refinance proceeds. And while it’s not a huge building with hundreds of units and millions in profit, we’re still going to have about $100k per year in tax free cash flow. Funny enough, this property was offered to me 15 years ago, but I let my lack of confidence and limiting beliefs hold me back. You’ll hear me explain why I could have made it happen back then, if only I had the mindset that I have today. I will also walk you through our steps for acquiring the building, making upgrades, bumping rents, and increasing the value to $5.2M! 221: The Entrepreneurial Journey to Forever Passive Income with Josh Cantwell
As I was taking my daughter to school today for her first day in 6th grade, I couldn’t help but think about the differences between where my family was financially when I was her age compared to where we are now. There are a lot of similarities but there are some pretty stark differences as well. This is what inspired me to jump on the mic and share this story with you today. To tell the story, you have to know that I grew up in a lower-middle class family on a ranch in Ohio. My father went the traditional route, attended Ohio State University, got his masters degree and started climbing the corporate ladder at Sherwin-Williams. Things were very traditional at home in our Irish Catholic family. My parents never cursed around us, we ate our meals together and talked about how our days went—at least they tried to get us to talk about our days.Things were fine until the 80’s when my father lost his job at Sherwin-Williams. And when I later found out they had declared bankruptcy it made me realize how proud I was of my father—he never told us and we never had to worry about money. Dad’s bankruptcy forced him into entrepreneurship, shifted his mindset and ultimately allowed him to achieve tremendous personal and financial success. There are so many similarities between our lives, and how we’ve achieved the success and freedom that we always wanted, and yet, it was very different when my father was my age and when I was my daughter’s age. In this episode, I’m going to share some very personal experiences and talk about what I learned from my Dad that helped me succeed in my own entrepreneurial life. 220: Avoiding the Real Estate Debt Trap with James Kandasamy
Everyone wants to invest in real estate, but few are willing to put in the work to make it happen. When it comes to multifamily investing, starting out can certainly be a grind, but if you want to find a good deal, you have to be willing to do what others won’t. This is something that today’s podcast guest knows all too well. When James Kandasamy first started his multifamily journey, he went to all the brokers, searching for opportunities, but nobody took him seriously. Instead of giving up, he decided to take things into his own hands. He used a combination of direct mail, cold calling, and his networking skills to find off-market deals and get his foot in the door. To this day, he believes the people who win, are the ones who are willing to do things differently — and that’s exactly how he rose to the top! James is now the Principal Director of Acquisition and Investor Relations at Achieve Investment Group - a vertically-integrated real estate company, actively engaged in multifamily acquisition, asset management, property, and construction management. He has identified, underwritten and overseen the acquisition process of over $180M of quality multifamily investments and routinely leads passive investors to an average IRR of more than 20%. 219: The Offer Process: New Listings, Tours, LOI'S and Being Awarded the Deal with Josh Cantwell
Ok, you’ve made up your mind and you’re prepared to jump into multifamily real estate. You want to buy something, but where do you start? What steps need to be taken in order to actually make an offer and secure a deal? In this episode of the podcast, I’ll be walking you through what many investors call “The Process.” You’ll learn the framework I use, from gathering all the necessary info from brokers, to underwriting the deal, to creating a letter of intent, and every step in between for being awarded a deal. I’ve been through this process dozens of times, and have it dialed in.
