Welcome to the Self Storage Income Podcast! I’m your host, AJ Osborne!    That’s right… you have me, one of the biggest self storage investing cheerleaders talking about a self storage crash… Does this mean that I’m selling all my storage facilities? I’m your host AJ Osborne!    Just a heads up - if you plan on raising capital to fund deals… you NEED to listen to this episode.    We hear it a lot in real estate investing - “you don’t need your own money to get into real estate invest!”, or “get into real estate investing with low or no money!” So of course this means securing capital to do deals from another source - this means using other people’s money, or OPM.    Seems pretty straight forward… you have a deal, know the numbers, and know how much capital you need to secure to execute, and now you just need to secure that capital from others. Now enter the U.S. Government and regulation… (that escalated quickly!).    This isn’t some big scary warning meant to discourage you from using OPM or raising capital, but it is a statement - as with anything, you need to know what you’re doing to ensure you do things right.
