The majority of single-family rentals, and they are currently about 23 million of them, are owned by small investors, mom and pops. Wall Street landlords, who still get a lot of flack, own only about 350,000 units, or 1.5% according to the National Rental Home Council. But they are looking to invest billions of dollars more. If long-term rentals aren’t giving you enough cash flow, and short-term rentals seem like too much trouble, there IS a third option. The Fed raised rates by another 75 basis points in September, bringing the overnight lending rate to a range of 3 to 3.25%. That’s the highest it's been since 2008.
